    Uber sounds like a good idea. An extra $20k can help with a down payment. Congrads on buying your first condo. Calgary is very beautiful. I live in edmonton a bit cheaper.

    Congrats Igor! I'm happy for you! Hopefully we can get our house in Canada quickly as well! We have our houses here but, our dream is to live in Canada. It's so nice and beautiful there. Texas is nice and we like it here, but, Canada is just so nice and the prairie is right next to the mountains. We envy you there Igor. Good job on your house man.

    Congratulations on buying your new condo. Smart move on not jumping on the $500 pre-approved house as a first buy with only 5% down. Also true about what u said with regards saving. Don't buy unnecessary crap. Especially, when visiting Walmart. I don't why, but every time I go to Walmart, I end up buying crap that I don't need just because it's on sale. Lol. Bottom line, live within your means and stay way from debts like car financing and credit car debts.

      Hi, Does it justify paying condo fee which can be eliminated in case if we go for a house (According to my understanding). Let's assume we pay $400 as condo fees monthly, we can simply divert that $400 to buy a house with a higher value, right?. Please explain why you are saying it it is better to buy a cheaper condo and pay condo fees monthly rather than going for a house where you can add that condo fees to a monthly mortgage payment of a house.

    The CMHC seems weird because surely the bank should reposes the property in any event because it was evaluated to be worth the mortgage/bond/loan.
    I know generally u get building insurance, and content insurance.

    Congratulations Igor, you are awesome! One thing I want to know if it possible to get an answer: around 5:55 in this video you are mentioning some tax returns. Can you please elaborate? What tax and how is been given back by the government, when, etc? Because I just saw a video about taxes in Canada, and they scared me a lot :)! Cheers!

    Oh. One more thing. That insurance is worth it man. Just in case. You never know what could happen. We have insurance on EVERYTHING. Literally. I had a car when I was 16 and the insurance bought the whole car loan when it got wrecked. We have literally one house we can not insure because of "location". It's on a fault line. But, if something happens, our Insurance policy is to move in one of our other houses. Trust me. That insurance is great. You don't want the debt on top of rent.

    Hi Igor,
    Congratulations on your first house .....
    Do you have to pay for House Board or House Association ?
    Also,
    Are you getting tax return on Principal and Interests + Mortgage Insurance ?
    If yes, then you can use that money directly against principle. If we pay 13 Instalments per year, we can finish 30 year loan in 25 years.. Just my rough calculation....

    Igor.. Do mortgage providers ask for your credit report from your previous country when buying a house in canada.

    One more question...
    If the price of the property going up, then can you refinance your loan with higher equity ?
    Eventually, you can get rid of Mortgage Insurance.

    Is a condo the same as a 'trailer'?
    I think I am going to e-mail you soon, hope you can help.
    I'm still living in the Netherlands, but I want to emigrate to Alberta (Leduc). We found out that I am Canadian for Canadian law. Because my mom is Canadian and lives in Canada. The only thing, I can not live in her house. So now I am looking for other ways, like buying. But allll those rules, pfff... 😬😳

      It is big but it is not empty. Not much jobs there, everyone wants to live there

      If you don't mind, I would love to ask for your advice. I have been accepted to an MBA program at TWU in Langley, BC. However I was thinking on choosing instead the GBM post graduate program at Humber due to specialization and I thought there would be more job opportunities there than in Langley, besides I read BC is more expensive than Toronto... Based on your experience what would be your advice? Thanks a lot for taking your time and keep up with the good job!

      I've heard that BC is more expensive than Calgary. Personally I've not been there so cannot comment. I believe Langley do have a fair share of good companies, so I do not think you will face problems getting a job.

      Hello grifter jason! Yes I did GBM, same college and program. Graduated at 2013 December. Calgary is slow on Jobs right now, but I got my immigration done faster than my friends in Toronto. But, everyone I know got their PR in Toronto.

    Igor, You are absolutely wrong,,,mortgage goes to the bank all your life,,,in the interess...You are wrong in many ways,,,is true you loose money on rent,,,but if the house priceing goes down you go in debts....

      Andreea Power, this is correct, they obviously haven't taken a look at a mortgage amortization breakdown of how you pay way more interest than principal especially in the case where he has no significant down payment
