I own a lake front Airbnb. We stay booked almost year-round. Drops off in Jan-Feb a bit but we definitely have a longer season than a beach house.
same, have 5bd/5ba in Smokey mountains, 5bd/5ba on large lake - both stay rented all year long. Maintenance costs much less on the lake place. Beach property we used to have was far more seasonal and had WAY more maintenance
Do you guys get a lot of snowfall where you are?

Seriously man, your journey is giving me the confidence I need to push for my dream. I currently work residential construction in humbuck Nebraska, but my wife and I decided that we are moving to the southwest ASAP! I didn't know what I wanted to do, but I want to build and I want land, and I stumbled on your channel and all the fun projects you do. I now plan on building my new home as well as a small container-home in the high desert with views of the Sandia Mountains north of Albuquerque!!! I then hope to follow in your footsteps and do short-term rentals on Airbnb for the container home. I am jumping in head first, no rental experience, but as a builder I have total control over my property and I hope I can make things work and have fun doing it!!!! Would love to pick your brain sometime. Thanks for what you do man, Cheers!

@@helenebottger5699 I'm honestly terrified, but excited. Moving out of state, starting a business, it's a lot, my wife is an angel and is going to work for her company from home to try and stabilize us a bit. It is so nerv-racking, especially cuz I'm very risk averse.

I advise that you do your due diligence when it comes to crime in those areas before executing your plan. New Mexico is very different from Nebraska.

Rob - That was very fun and I believe on target. Regarding Beach Homes - The wind and salt air combined are very corrosive which adds to maintenance costs year-round. Ha!

Hi Rob - Thanks for sharing this idea and connecting us to Pace. I am a real estate investor with 1 long-term and 1 short-term rental and this is a great way to expand much faster, so I appreciate you both sharing this method.
Pace - I have 2 questions:
1. Does this only work when the price of the house has stayed the same or dipped? I would imagine the seller would get offers well above what they bought (in most markets) if the property has been owned for 4+ years and therefore, they wouldn't be inclined to go this route. Is that a fair assessment?
2. Do you do an inspection to ensure nothing major is wrong with the property?

we moved into an A frame cabin this summer with a pond a beautiful view and 2 acres, also 30 minutes from 3 ski resorts and a very popular state park. we're hoping to next year air bnb the a frame portion and live in the basement when we rent it out

I am a huge fan and considering taking your full boat course even though I will never do an airbnb. Just to get really up to speed. Please do a segment on what it takes to succeed doing one of those super high end jewelboxes with one bedroom, like the one in Wisconsin, the Nordlys "Metallark." The ones that get 400 and 500 a night. Whenever I look at one of these on airbnb the map shows them surrounded by others at 1/4 and 1/2 the price per night. Is the formula a drop dead beautiful site with a drop dead beautiful view and a jewel box house outfitted all Ralph Lauren inside, even if you pass a trailer park a mile and a half back down the road?

What do you think about doing a project where i have 3mx3m pyramid full glass houses with only a bed? The bathroom, sauna would be shared with 4 other such houses. Hey Rob. Great video. I’m looking at putting up some domes and am not seeing the prices anywhere near the 6 figures mark (minus land). Could you break down the rough costs of a dome and how you got to those figures? I’m concerned I am missing something.
Land + plumbing + Electric + foundation PLUS avg labor cost based on location.
In the realm of a 10k populace with about 5 competing bids you pay say 1-2k in labor per. And then deducting any DIY, you can get up and running at a bare min.
On the high end of the scale, in a top dollar tourist location or super remote location, you pay whatever it takes to get completed which is why he says up to 100k++++
Basic services are quoted rates anywhere from 50$/hr to $1000/hr. based on this. It's insanity greed for many. Thank goodness for learning on your own via UA-cam etc. :-)

@@TimFrentz Thanks Helping Hands Network, but wouldn't all of those things be true for Yurts which he quoted as quite cheap? Putting up the Yurt or Dome should be able to be handled as a DIY. Decking might not for either one. I'm just trying to understand why Domes would be substantially more than Yurts. Thanks.

Where does a regular house fit in?
Not a category! Gotta say, even the category thing seems trendy and apt to go away . Regular houses could still be the way to go. In a down travel market you can rent them out long term, and the appreciation aspect is excellent in many markets.

Rob, now this is the second video I have watch 'competitor' UA-camr Sean Rakidzich (formerly of Airbnb Automated) call you out by name of two of his separate videos. Lets say he is flexing his STR muscle comparing it to yours. And actually he keeps calling you ROW - Built. I think its time for your counter punch. I've never seen a feud between Airbnb UA-camrs before. Kind of getting into Dynasty of Game of Thrones territory.
