I think with this housing environment that's what we're going to be looking at. I have not noticed it as much in The Villages as I have outside The Villages. With interest rates floating at that 7% marker when 3 years ago you could be at 2.75 %, that's a big change. All in itself! It was bound to have some type of effect on the housing market.
Oliver please mention the outstanding bonds when showing these homes on UA-cam. Its misleading not to as many people are unfamiliar with all of TV extra fees
The Villages typically doesn't have an HOA. If there is an HOA, it's because it's a specialty area. There is a $195 amenities fee that gets you access to all of the basketball courts, pickleball courts, executive, golf courses, recreation centers and pools. As far has property tax and insurance property taxes are consisted of many different facets. One is the bond, one is the maintenance fee and the other is the ad valarm taxes and also there is a fire assessment. The taxes and insurance vary so much. It would be easier for me to talk with you in person about a particular house. I would say on average insurances around $2,000 a year and for a house under $300,000 you're probably looking at somewhere in the neighborhood of $3,800 for taxes. Like I said there are a lot of variables and that is not true for every house. To get you exact I would need the house and I can tell you the perfect number.
In The Villages, when you purchase a home, the price reflects the lifestyle of The Villages. The price does not just reflect the house. It's kind of like an all-inclusive pay-to-play resort for retirees. There are so many things to do and games to play that are included in this lifestyle. It is a lifestyle over 150,000 people have already bought into. That being said, The Villages is not for everyone and if you're just looking for the best price per square foot, there are much better suited places. I am a senior real estate specialist (SRES). I specialize in Central Florida. If you are interested in looking at any other retirement communities, I'm happy to help.

No, HOA there. There is a 195.00/month amenity fee that gets you access to all of the pickleball shuffleboard executive golf courses, recreation centers, basketball courts, and swimming pools.
I will agree the homes in The Villages for the most part are on smaller lots. Most people that I talk to spend a minimum amount of time in their home and an exorbitant amount of time doing all the things The Villages has to offer. When you purchase a home in The Villages, not only are you buying the house, but you're buying a lifestyle that is unlike anything else.
Nice value
Comment......Inventory is massive and the prices are dropping like a rock with no end in site.

Annual Bond Payment: $1,128.52, Bond Balance: $19,656.85.
Finally a price that is being realistic. Tired of seeing these patio villas priced over 300,000. Good luck to you ,
Patrick you're forgetting the $$$ bond and cdd that comes along not included in the price of this house
@@danacaro-herman3530 I am aware. Thank you

Nice house for that price
What area is this? Looks Nice.
De Luna. South of 44 just east of Hwy. 301
Where's the food pantry??
The pantry is the tall, thin cabinet on the right hand side of the refrigerator.
Question.....Do you have access to foreclosures?
Only once they hit the MLS.
@@oliversteam23 let me know when you find one.
I don't believe that's worth anywhere near what they're charging. Sorry. Maybe half or less. The "living room" looks like it can't fit a basic couch.

I'd rather live on the street than live in The Villages!
Yikes!
No sunroom, no patio?
Yes, and under 1000sf. This is just a "just the necessities" kind of house, but super cute!
Nah. You couldn't pay me to live there.
I am just a vessel to show what is available here.
Nice house but no lanai
Yes, but priced according to that fact.
The Villages? 😆😆😆😆
Yes, in the Villages.
Homes in The Villages are built on postage stamp sized lots. Neighbors all around are about ten feet away.
