At the very least, it should have a 2 car garage. What is with the 1 1/2 car garage? They are going backwards instead of forwards. A lot of people have 3 car garages now. Outdated kitchen counters & appliances.
@@Jan-2020 I agree that a two car garage should be a standard. Here is the thought process for the 1.5 car garage. A very large number of people use the golf cart as a second vehicle. They take them literally everywhere; the grocery store, doctors, dentist, Walmart, department stores, and more. In addition, this particular type of house is used quite often for investors. They rent them out for a season or full-time. Typically when somebody comes down here to rent they don't usually bring two cars and have a golf cart. So it usually works pretty well to have only one car and one golf cart space. Thanks for the comment, and thank you for watching

I absolutely agree. My parents lived in The Villages for many years. No way is this a deal. You are better off in a new home built.
You are correct in that there is nothing wrong with the new homes. I personally would prefer not to pay a 30k plus bond and get some of the upgrades included in the price of the prebuilt homes. Another thing I should mention is that I have a very hard time selling new homes in The Villages due to the developer not compensation outside agents. Again, here too, the bargain is in the eye of the beholder.
plastic bathtub is no upgrade and those kitchen cabinets look low grade. the price is too high for what looks like a trailor

The fact of the matter is, if you want to live in The Villages, I in the area that this house is, this is a normally priced house in this area. In fact, I anticipate this house will not last long at this price. Last but not least, let's all remember house prices are negotiable. I appreciate your feedback.
Under and over counter lighting, cheap. Subway tile is cheap. Laminate countertops? LOL. Tile floors? No hardwood? Small rooms.Small yard. Small house. Maybe a lot of upgrades but not expensive upgrades. $429 Thousand? I don't think so.
@@williadw1955 The Villages is really about a lifestyle, and in that lifestyle the houses cost a little more. If you're talking just straight bang for the buck, maybe The Villages is not for you. If you're interested in like-minded people celebrating their retirement years doing basically anything you can think of hobby wise, then maybe it is for you. People choose to spend their money all different ways. To some people, this is a good priced house, to others, they're looking for more for their money. Realistically, I don't anticipate this house will be on the market long. I appreciate your point of view.
Not only is this place boring, bland, out of date, and overpriced, the villages HOA is notoriously litigious and evil. I feel terrible for the buyers who bought years ago for the neighborhood amenities and now the park, live music venue and grocery are torn down for more houses. A hurricane will take this place away if you aren’t uninsured for hurricanes randomly.
I have several friends that bought a year or more ago and are living their best life. In fact, I have had several referrals that want their family to live in The Villages with them. I guess it all comes down to how you want to spend your retirement years and money.

Upgraded? Not the cabinets or countertops or appliances or water heater, or light fixtures, or flooring, or garage... Even the 'low-maintenance' landscaping was drab and just minimally done. For $429,900 you expect some WOW somewhere.
Admittedly it does not have every upgrade that it could have, but these folks did pay for quite a few upgrades including the crown molding, new flooring, and Maple cabinets, just to name a few.
My gosh. You have about 3 inches of room on each side. Zero privacy.

With a 1.5 car garage they are going to have a tough time even with the upgrades of this CV competing against the new CVs that many are listed $30k lowe in price that have a 2 plus golf cart garage. What could edge them ahead of the new CVs is if they have no bond or a low bond which you did not mention.

I understand there are plenty of selections one could make for a house in The Villages, but for a courtyard Villa with three bedrooms and two bathrooms, concrete rock and stucco exterior. This house is right at the median price for this style.

For the money, the "cheap" construction and what you get for 3000K is absurd!!
It is a block and Stucco home, with granite countertops. Typically, people don't refer to those kind of building materials as "cheap", I understand that outside of the villages you can buy more with less, but when you buy in the villages you buy a lifestyle as well as the house. Nice house, BUT because of your Republican Leaders in Florida screwed things up so bad. You can afford the mouse but won't be able to get insurance or damages from seasonal 100 year hurricanes which is now the new norm. GLOBAL WARMING IS REAL. Parts of Florida will be under water in a few years.Stick you head in the sand and pretend that Florida is great place to live.
That is a very interesting opinion. If you buy with me, I have several insurance agency's that would love your business. I will be the first to admit, Florida is not perfect, but I really don't know that any one state in particular is any better than another. They all have pluses and minuses; it all depends on what a particular person needs. I personally need sunshine and oceans to make my life work. Thank you for watching

What is the “bond” that you mentioned is paid? I have never purchased property in Florida.
@@kylehallacappellaman3435 The bond is very specific to The Villages. The bond pays for the infrastructure and it is paid over the course of 30-years with the annual tax bill.

I sell these all day long. I guess value is in the eye of the beholder. I have come across people that have told me that they would never pay 5000.00 for a ring, then all of a sudden one day their wife is wearing the ring that they paid 8000.00 for. Go Figure!

Single wide. Small. 2 bedroom, 2 bath. Listing price $151, 900 is ridiculously high. I can purchase a 3 bedroom for less money.
The Villages is a different kind of beast, with different parameters. Pricing in the Villages is is not always perfectly aligned with pricing outside of the Villages.
It presents on the high side for 881 sq. feet.

Looks decent. As you probably know, it makes a huge difference whether the property is or isn't officially inside The Villages or not in terms of the right to use amenities and cost of amenities fee. Also, you didn't say whether it's in a mobile home park or the purchase includes the lot.Also huge.
This property is in The Villages and when you purchase it, you also purchase the land.

Homes in The Villages are built on postage stamp sized lots. Neighbors all around are about ten feet away.
I will agree the homes in The Villages for the most part are on smaller lots. Most people that I talk to spend a minimum amount of time in their home and an exorbitant amount of time doing all the things The Villages has to offer. When you purchase a home in The Villages, not only are you buying the house, but you're buying a lifestyle that is unlike anything else.
