The living room is a cat house might be the funniest thing ever on your channel. He talks about a lot of things that are just ugly, but how wonderful they are. I also thought that looked like a guard tower in a prison. I did like the volume of the foyer, but as you said upside down house. I've stayed in a ski in/ski out place. You definitely want to be able to see if the slopes are crowded and what the snow conditions are.

I grew up in a house with that horseshoe layout, but I know my parents did it for a reason. My sister and I had the west side, my parents had the east side, with the kitchen and family room on the west, the kid's side. The formal living, foyer, and formal dining in the middle facing the pool in the middle of the U. We weren't allowed in the formal areas EVER. That also kept us from our parent's side and their areas, my dad's study and my mom's dressing and closets. They knew what they were doing. I didn't sit in the living room until I was 24 years old, after graduating college. I felt like a grown man and a peer when I was finally allowed in our living room. My mom kept us outside when we were kids and we could only enter through the garage side door. She called us yard apes. Lol.
Arvin, this is SO interesting. I was following Enes for years and never thought there would be more to tell about these houses since I have no idea about architecture etc. After finding your channel and also getting to know the "other" perspective, this is so interesting I can't get my eyes and ears off your videos. I now also think quite different about Enes, never thought about that, but yeah he is obviously hired to present houses that don't sell in the best way whilst liking every bit of it. With you I now get a more objective perspective that completes the whole stories .. well done + new sub. :-) Keep the good work going!
I agree with you 100%. I was never a fan of this house, but somehow, in many enes videos both of them (RIP mikey) keep referring to this house, I really think that this is one of their favorites, and I never quite got it.

I think this one was too short compared to other videos. But I agree. I use to check these tours as a millionaire who is buying the house to my family and sometimes I see bedrooms that are suppose to be for family members without a walking closet. Imagine you spend millions in a house and your son can't have a walking closet. Or no privacy at all, with all the neighbors's windows facing your pool. Sometimes they even try to hide, but we are able to see.

Hi. One of your Enes videos arrived in my feed yesterday and I'm hooked! I've watched so many now. You have excellent taste. You certainly show an inspired expertise about real estate. I like the way you're generous enough to give credit where credit is due. And beyond all that, so much of your narration is lol funny!! Here are a few of my own observations. Regarding those NYC "penthouses", OK, although minimimalism is not my go-to style, I do understand it and even appreciate it for what it is. But so many of those places look like giant walk-in refrigerators. And regarding the L.A. mega mansions, they all start to blur together as been-there-done-that rehashes of the same thing over and over again. Even if I had that kind of money, I really would not want to walk into a "living room" that comes across as an airline terminal.
I'll come clean. I would have that cat-house furniture in my house, but in the basement maybe, as a fun place for the kids to hang out. But my house is only a couple hundred thousand dollars.
The most "Random" expensive house ever.. The interiors (lights, colours, furnitures, marbles etc.) Do not make sense at all!!! Glad Arvin is exposing this 👍
The footprint of ghe house is gigantic and then pick a design where everything feels cramped. AND then add gigantic couches. I laughed out loud when i saw the dining table because whoever sits at the narrow point has to get up when someone needs to go to the toilet.
U shapes houses are cool in warm climates, as you can occupy the center with and outdoor sitting. Like Spanish Haciendas all over the Americas. Not in place where it snows 6 months. In that climate the U shapes losses a lot of energy.

I am a quarter Persian so a lot of my family members are in real estate or real estate agents. I couldn't do that job bc I know most of the houses I would show I would have to ignore the negatives of the house because all that matters is selling it right? That's why enes never says any downsides because all he is trying to do is sell? I want to do a job where I can actually be honest about what I think about it.
Wow, it has a guard tower. I'm surprised you didn't mention the use of exterior fake stone (textured concrete blocks) on the interior. For me the use of external textures on the inside of a home is a real turn off.
I want to see what mansions you actually think are great. This was one of my favorites from Enes channels. But you've made me realize there are probably much better properties in the area.
It's so funny that Yenes talks about how great this house is (even though it's terrible in so many aspects) and then they can't sell it for over a year :D
I like Enes, I like the houses he tours and i don't blame him for leaving out the flaws of the homes. if he did mention them the property managers wouldn't let him tour the homes. i don't watch him as a person who can even remotely afford these homes but to appreciate the unique architecture and amenities these homes have. and to laugh at some of the obvious flaws.

The chandelier looks like an artists vision of a DNA molecule. Was the owner in the pharmaceutical industry? The decorative elements most like reflect the owner.
This is by far my least favorite mansion/mega expensive house I’ve seen on UA-cam. That blue brown/bronze color combo is hideous & that cat furniture in the main room is comically bad. It’s hideous even by 1980’s standards…all it’s missing is yellow purple &/or teal triangles with black & white checkered accents.
Arvin I think you were an architect before you became a real estate agent, you understand house design so well. Nice to learn in the video that a U shape design makes the inside of the house smaller, upside down design is not good and many always make you lose square footage in the house
Love your take on this home. I will disagree with one thing though...if you're a skier and want ski in/out directly into the slopes, often you *can't* have a view of the slopes. If you have a good view of the mountain like that, it's pretty hard to be ski in/out. It's a trade off.

That first shot, of the bowling alley, made me think of the end scene in the Daniel Day Lewis movie, There will be blood. He was an oil baron, who had completely lost his mind, and was in his personal bowling alley. Excellent movie, but the bowling alley scene was deeply disturbing.
Is it common practice in America that these houses come fully furnished? Personally I would get rid of most of the furniture, replace the marble with wood, move the master bedroom to the tower, ditch the bowling alley and turn several bedrooms into space for all my skis and snowboard gear.
I actually like the hallways. Even Versailles has long corridors (hallways). Also, there's a difference between flaws and preferences. I think you missed the boat on this one; the house is not so bad (though it is overpriced).

Once again your eye for the real detail. 👍 leave alone all the other flows. Bedrooms facing Bawling Alley, and guard tower? That would scare any buyer unless they plan to make a YMCA out of the property. For that purpose, I would buy it for far less. The young man has to really start taking a good look at what he is presenting.
Where do you put your coat, boots at entry? Skis and boards? Kids toys? You still have to "live" in the house? Too much walking to get around. Like a cruise ship. Would need an intercom system. I couldn't live in these mega houses. The design feels cold and isolated.
I've just discovered your channel and you are spot on about this property. I like Enes, and some of his tours are fabulous, but this home is severely lacking and confusing is so many ways.

Is it common practice in America that these houses come fully furnished? Personally I would get rid of most of the furniture, replace the marble with wood, move the master bedroom to the tower, ditch the bowling alley and turn several bedrooms into space for all my skis and snowboard gear.

I actually like the hallways. Even Versailles has long corridors (hallways). Also, there's a difference between flaws and preferences. I think you missed the boat on this one; the house is not so bad (though it is overpriced).
I remember watching this and I quite liked it…….. but watching it again your right, it looks like someone google imaged ‘’modern house ideas’ then styled the entire property on the first 50 search results.

Once again your eye for the real detail. 👍 leave alone all the other flows. Bedrooms facing Bawling Alley, and guard tower? That would scare any buyer unless they plan to make a YMCA out of the property. For that purpose, I would buy it for far less. The young man has to really start taking a good look at what he is presenting.
Where do you put your coat, boots at entry? Skis and boards? Kids toys? You still have to "live" in the house? Too much walking to get around. Like a cruise ship. Would need an intercom system. I couldn't live in these mega houses. The design feels cold and isolated.
I've just discovered your channel and you are spot on about this property. I like Enes, and some of his tours are fabulous, but this home is severely lacking and confusing is so many ways.
