In 2019 I paid 119k for my 1700 square foot house on 6 acres.. man how times have changed.
Pre pandemic
I have a suggestion. Your customer base is going to get old in these homes. How about including a Sit-In Shower standard in each model ❤

I rather have a little spa seat. I can remove it to scrub down the shower quickly and easily.
you can buy a chair to place in the shower, that is made just for people wanting to sit down.

No, I like the shower as it is. It appeals to a broader customer base as it is, and those plastic shower chairs are very easy to pop in and out of the shower, in case it's two people living there and one didn't need or want the seat. I LOVE that it's 36 inches wide!
looks great!! I think I'd want a pocket door for the bedroom insted of a swinging door.
This is cute, but for just a couple of thousand more you can get the similar style 15' x 70' Brownwood 2 bedroom 2 bath from RRC with 840 sq. ft. of interior space and an open front porch and a screened rear porch. This seems to be pricey, I get that it is a quality build - but I don't think it has a higher build than RRC.
You are 💯 correct. RCC and Mr. Tiny also offer other outstanding deals on any given day.
I remember 1972 my parents bought a 3 bedroom 1 bath on a acre lot. Finn Hill, Kirkland/Bothell, Washington for $19,900.
I like this model a lot. If you can find something similar for less that’s great but I doubt you can and get the same craftsmanship. Some builds cannot be taken out state. Folks have to know nothing is cheap these days.
Mobile home vs tiny home? Theres no comparison. Mobile himes dont last…these do.

@marlene4465 - Go for it, if you want a full size home. I don't want a home larger than 370 Sq ft. Most people looking for a tiny home actually want a tiny home (400 Sq ft or less). ITH builds them up to 420 Sq ft for the tiny home market.
Great, tight video! Good, thorough walk - thru of the home's features, perfect ending with Randy kicking back on the sofa, "AHhhh...THIS does not feel like a Tiny Home!" CUT...Perfect! *I, personally, especially liked that that my brand new, larger stacked washer/dryer would actually fit in this model, as it was a big purchase for me and I'd hate to have to get rid of it!* 😊

Is the bathroom wall a full wall or a partial wall? If it’s a partial wall, what about the steam from the shower 🚿 and the odor from the toilet? Can’t tell from the video. It’s adorable though!
I was thinking of adding a stained glass partition there. It would look beautiful and ensure total privacy if sharing the space. There is also the included standard bath exhaust fan on every model to help with those issues.
As he's said in other videos, you can customize it if you want to, adding glass or plexiglass panels to the top of that wall.

I have a suggestion too. While this is a nice home you really are being greedy to slap that kind of price tag on it. Affordable living? Who are you trying to convince? Not everyone is sold on your sales pitch. Beautiful home overpriced simply put.

My table, when I buy this model, will go on the bathroom wall in the living room, opposite the front door. I considered making the bedroom a dining room & craftroom, too, using a Murphy bed that has a fold down dining table on the front by day. But ultimately I decided on a queen bed with 6 storage drawers in the base.

This is beautiful. The only thing I would change is to have a pedastal sink in the bathroom rather than the dinky little sinks you put in your units. Great job Randy !!

Randy - For the high end model, you should "Finish " the END PANEL of the base kitchen cabinet next to the front door. The factory end panel takes away from all the other millwork detailing you have done throughout the house. :) This has always been a distraction to me whenever you show the Birmingham. :) Just my opinion on an already great home.

The pantry was mentioned as being on the living room or kitchen side of the bathroom storage space but I didn't see it??
The newer builds of this model have it. It opens to face the kitchen. Great little addition!
Did you listen to him? He explained that the back half of the bathroom closet will be a pantry open to the kitchen. This house is a prototype; since it was built they've made improvements suggested by viewers. You can go to their website and click on 'Birmingham - all wood' to see it on the floor plan. (The link on the regular 'Birmingham' page is broken.)

I LOVE this model! But I would go with the all-wood for a reduced cost, get rid of the farm sink (too bulky) in lieu of an undercounter 2 basin sink, change the over sink to one 36" window to allow for upper cabinets, and I'd need an oven with cook top (I bake a LOT)! LOL I would also tap into the understairs from the bedroom side to create a small closet/cubby for additional storage. If there was a way to put the FREEDOM kitchen and bath in this by rotating those areas 90 degrees, (create a side hallway vs center hall) I'd be a happy camper! But my biggest fears are the hidden costs, like a large deposit that doesn't go towards the purchase, property taxes, HOH/HOA fees, delivery & set up fees, maintenance fees etc. There isn't enough information on the website to list out all fees and monthly costs related to building and land lease. With a restricted budget, these fess may price me and others out of our preferred home.

Wow. Unbelievably gorgeous home. When you went upstairs, I was floored. So much space. I would probably make the upstairs my bedroom. Downstairs bedroom would be the family room (movie room). I want a huge fridge. I cook too much lol🌺❤️👍🏽☺️
Yes this is the house for me and looking forward to come at the end of August and it in person, but I really want to move in the forests because of the two hundred a month and thirty five dollars for water, I can do that and pay my car insurance, cancer ins and so on. And meet good friends
People making under 30 per hour can affird that much though…more catering to the money people. Ruins it for poor people.
So only the poor should live in tiny homes. And this company should only cater to the poor. How long in reality do you think the company would last. They have a home for the poor. Starts at nineteen nine. Hopefully.

ITH offers several model homes that are 8'x20'. They used to offer 8'x16', too, but once the 20' were offered, few people wanted a smaller home.

Pantry, washer dryer hookup, closet in the bathroom and room for an armoire in the bedroom, plenty of room in the living room and the bathroom.

Way to narrow your home us that are handicap don’t have enough room for our mobility equipment. The only ones that I would ever consider is your largest 12 x 40 but I still would like it to be a 14 x 40 just because of my wheelchair and I probably would not want to sync right in the middle of the kitchen and I would want better upgraded countertops and no bedroom door going outside and I agree I would need a walk in tub with a shower and no hallway closet so the bedroom closet would be bigger and those dormer windows I would like them blackened with either window tent or something and the kitchen window, the large one I would not want it at all and the bay window to me a box window. I would want it to look like a bay window not like that with three individual windows to make it look more like a bay window, and I would want carpet throughout except in the bathroom and in the kitchen and dishwasher as well. I would be willing to pay more for these upgrades and I would like it to look like a log cabin with the very dark stain inside and out and part of the deal I would need to add a handicap ramp to get up to the front door, other than that your homes look like they are OK. A little bit cheaply built. It looks like on some of them, but the Amanda is the best one going.

It's lovely, but I would make changes. In the bathroom, take the closet out and make the shower bigger, so it allows for a shower chair. Use the back half like you said a pantry. In the bedroom, take the loft out, raise the ceiling, and where the stairs are, open that wall, and put the closet there with access from the bedroom. Also, I think I'd use pocket doors. They are less intrusive in smaller areas. Being a disabled senior, a loft and shower with no accessible sit doesn't work. Now I just wish I had the money for the house. I'm sure others are out there.
I agree if you want people to live in your homes you really need to bring into ADA codes putting bathrooms and kitchen across each other really will be difficult in wheelchairs.
That sofa is nice but a bit big for the room, maybe use a loveseat and easy chair
It would be nice to see some of your houses that aren't decorated to see so "cute" for lack of a better term. Some us are looking for a more modern look. Can't quite see if with all the fake plants and curtains.
