Hello nothing bad with end use, it only means you will need more time on holding to to the property to make a remarkable returns. If shorter you MIGHT not make returns above a million. Thats the reason you will need to use it first a little bit while waiting for the market to pick up!
Yay, I got some SYNC tower units with the intent to flip. Glad we're on the same page! Scary lang coz andami units per floor and I'm not sure how that could affect selling (madami supply). First ever big investment ko pa naman, but oh well, guess I'll get back to it in 5-6 years. 😋
5-6 years is a long time to make money and generate income. As long as mahaba timeframe mo safe ka less aggressive approach. Congrats on your investment!

People are not convinced that the area will develop (flood prone). Area is not that walkable to makati cbd. I believed these are the same issues people had with North of makati( NOMA) 10 yrs ago. Fast forward today, NOMA seem to be connected to Ayala Ave and makati CBD.

Now na iba na galaw ng market we need to slow down a little sa mga launching and focus on making sure developers are not just selling but rather really providing the purpose of the property

Wala palang talaga kasi masyadong change coz it’s just starting. But in 5-10 years the infra would catch up like the Makati subway which is 1 stop from Mint, the PNR NSCR project which has a station nearby. Di ko masyado gets. Is it because it’s expensive na? Or they want instant ROI?

All the your reasons about chino roces are correct. If international agents of SMDC can explain this well to our OFW friends before the commitment then we will have less back out. Buyers should also not assume when we say Makati asa Ayala siya. Less competition na sa area because wala na si fortis by DMCI a project that did not push thru in chino roces

Good and very informative. I want to liquidate my property in One Pacific Place Makati to reinvest the fund. I've talked to a lot of brokers but seems they are having a hard time selling the unit. It's only a studio type one and but good location within the CBD area. The asking price is much lower compared to projects on 3 to 4 yrs turn over. Any inputs on disposing units nowadays? Appreciate feedback.

Good rental sa lumiere ha really good. Though some people lately having a hard time selling their lumiere properties hopefully it will pick up. I think lumiere one of the nicest development ni DMCI (in terms of the amenities, structure etc)

Great content as always po. Just want to get your opinion in choosing between sync residences and allegra. Sync residences is way cheaper due to smaller cuts. However, upon checking the value per sqm of allegra is cheaper and amenities of the latter is better. May I know if which is better for flipping? And for long term? God bless.
@@oceanicfreak_alvin2509 it’s hard to flip dmci project. It’s for end use or rental. Sync is for both rental and flipping. Rental yield nowadays is only 4-5%. Allegra’s rate is P30k maximum, if you are lucky. If you are looking to flip, buy one of the prime units, not all units are great for flipping.

Good rental sa lumiere ha really good. Though some people lately having a hard time selling their lumiere properties hopefully it will pick up. I think lumiere one of the nicest development ni DMCI (in terms of the amenities, structure etc)

True for Empire East. I was paying downpayment na for the boni condo, nag sale siya nun. I didnt do my research and dami reklamo ng r3sidents. Too bad for me, di ko na recover nabayad ko. They should not be allowed to sell these unitts if may problem.

I really like how you share your thoughts about these condos as it likes comforting and a warning but I can say mas careful na yung comments niyo po.hehe I also like ortigas properties and I felt like sapphire block T4 not good for flipping and renting given na 6-7yrs p siya ma-handover + price became doubled like my T1 price.ehe Hope you can also give insights for Grand Midori, Spectrum, Galleon and Westin soon. Great content as always po. Just want to get your opinion in choosing between sync residences and allegra. Sync residences is way cheaper due to smaller cuts. However, upon checking the value per sqm of allegra is cheaper and amenities of the latter is better. May I know if which is better for flipping? And for long term? God bless.
I love DMCI, but always consider the location if your intention is to flip.

@@oceanicfreak_alvin2509 it’s hard to flip dmci project. It’s for end use or rental. Sync is for both rental and flipping. Rental yield nowadays is only 4-5%. Allegra’s rate is P30k maximum, if you are lucky. If you are looking to flip, buy one of the prime units, not all units are great for flipping.
