Nice video. Very professional, and featuring a neighborhood I wasn't aware of. Now, I hope you want honest opinions. You did a great job of highlighting the positive views of the mountains, but for me, the price point the sellers want is too much given the house directly behind it (the elephant not quite in the room, if you will). I don't know what it would cost (total guess, but let's say, $50K), but I'd pull out those short trees and replace them with fully grown, large trees with big, leafy branch spreads that will stay that way year round, if possible, but at least during the months that one is likely to be using the backyard. The pool might need cleaning fairly often, as well as the trees trimmed toward the back property line, but it'd be worth it for the privacy, both in the yard, and through the house's windows, imo. Then, I think they'd be able to get somewhere close to what they're asking (but, I could be wrong. Certainly there are plenty of houses in the area with another house crammed right up against their very tiny back yards, and people don't seem to care). Good luck! I'll be interested to see where it ends up.
