I quit (or went into referral status) because I discovered some really unethical practices in real estate that the National Association of Realtors (NAR) should immediately investigate. Many mortgage lenders are forming alliances with realtors. After borrowers get pre-approved, lenders are assigning borrowers to their favorite veteran agents. Borrowers then feel obligated to choose the realtor associated with the lender, or else they might not get the loan they need to purchase a home. It's insidious and sleezy. I experienced this when a realtor threatened to tell my lender if I didn't choose her as my realtor, because the lender and the realtor were working together. Partnerships like this are unethical because it doesn't give borrowers an opportunity to look for realtors on their own. In so many words, lenders are telling people that they had better choose the realtor they want us to have or we can't have the loan. Consequently, new realtors never get a chance to gain traction in real estate because veteran agents, with well-established relationships with mortgage lenders, are regularly getting fed leads by lenders. So, how are new agents suppose to get any business? This is the reason why so many new agents aren't getting as far as they should in real estate. Mortgage lenders are acting as realtors, operating as accomplices in this scheme. Who is doing something about this? NO ONE. It's totally unregulated. What can people not in real estate do to help? You can let your mortgage lender know that you only want to be pre-approved. A borrower does NOT have to choose a lender's referral agent. You are well within your right to find and hire YOUR OWN REALTOR. If lenders make you feel obligated to choose their referral agents, then REPORT THEM to the commission. Also, report the realtor. Every realtor has a broker. Report and forward all email communication to the realtor's broker. Licenses need to be revoked for a lot what I'm seeing happening in real estate today. It's outrageous what lenders and realtors are getting away with.

This may seem like common sense but I don't know. Sense we don't receive a regular pay check in this profession. Give or take besides regular bills, would you suggest one to budget. I have recently started to watch you videos and they are very helpful.
Yes! Budgeting is a must (inside and outside of real estate.) I would recommend tracking all expenses you make, especially because your business expenses are tax deductible since you are an independent contractor. I hope this helps!
