May I mention that homeowners can be scammed out of their rights to the property by signing documents misleading them into believing it is a re-fi (or something similar)?
I wanted to add on to what you said about who to pay. I ran into this scenario alot working mortgage collections for a big bank that may rhyme with Bells Wargo ;) lol. You may have your regular lender still but someone else is servicing it. I use to call people all the time who Bells was servicing but did not own the loan. Chase was paying us to handle their payments, collections all that good stuff. So dont freak out if the lender and the servicer dont match up.

I write down all of those companies that auto send anyone in their area mail for some service so I know not to bother with them when I move into a house I own instead of an apartment.

The servicing issue you speak of.....try 3 months!!!! My 1st home mortgage years ago was with B.O.A. and 2 years in the servicer of the loan switched. All correspondence was sent....to the wrong address. It took me about a year to get my 3 payments back from B.O.A!!! As a single father of a 4 yr old at the time, the threats of losing my home over someone else's mistake were super stressful. The last 3 homes I purchased after that one were all with Quicken as they service their own loans. I'm now a person who will pay more to go with that option if I have to!

Hi, in my case I have to rent it back to the seller for 6 months after the closing date. How should go about drafting the lease agreement. The thing is that the builders wont be done with the sellers house for us our current rental lease ends 6 months from now so it works perfect for both parties but how should I draft the lease agreement so that the seller pays me the mortgage amount which is what we agreed to since the beginning. Closing day is June 30th and where I'm currently renting, I had to put down 4 months and the lease ends December 30th. Like I mentioned, the seller needs to stay till December as well. The in-person "spammers" are really bad when you move into a newly built neighborhood. These people go door to door trying to sell the neighborhood everything under the sun. In the first week of living in our new home we had people coming to our door everyday trying to sell us alarms, solar panels, landscaping, window coverings and soft water systems. It was crazy. Also, the constant loan selling issue is so true. We have lived in our new home a little over 3 years now, and our home loan has been sold 4 times already. It gets really annoying after a while. You never know when you are going to get a letter stating that your loan has been sold, or your servicer has changed again.
I have 3 questions. (New Built Home) 1. can I buy appliances for home after closing escrow and having the key to my new home by using existing credit cards? 2. Can I apply for a new credit card after closing escrow and have the key to my home? 3. Can I get an escrow account after closing the escrow? Any opinion should I get one or not or?
The answer to questions 1 & 2 is yes. Just make sure you use your credit cards AFTER closing, as the lender will check your credit score and bank statements again a few days before closing. If they see any large charges on your credit cards they will decline the loan. As for question 3. The lender will create an annual escrow account that will collect your taxes, home owner's insurance and loan insurance or PMI (if you have it). These fees will all be added to the principal and interest of your monthly payment. I hope this info. helps.
After purchasing my home, I found out they had removed the asbestos on the heater’s pipes, which was great, but it looks like it was someone unprofessional and didn’t clean up the dust. So I’m doing some cleaning on my basement and noticed the dust. So one of my friends told me to ovoid it like it was the plague and contact a professional to clean that out because it could cause cancer if u breath those particles in. No I’m stuck with this and really pissed and not know what to do. Most likely I already breathed in those particles already.
Since you mentioned the home warranty, may I ask a question? The seller bought us a home warranty, and we have a condo so the lender doesn’t require us to have home owners insurance. In this case, should we still have a home owners insurance? Or is it pretty much the same as the warranty?
How is it legal for them to switch your loan provider without telling you and then just take your money and not give it back? That sounds like it should be very illegal.
Got a letter from a fire insurance company. Called them and asked “Do I have to have this Ins BEFORE a fire or can I get a policy now?” 🤣🤣 never heard from them again.

Escrow is the process after an offer is accepted and before it is closed where the buyer secures financing, performs inspection, and title verifies you have clear title.

Home warranty is garbage typically. They do not cover liability or major issues not covered by insurance (fire, theft, etc).
I have a restraining order on someone. Is there a way I can keep my new address fairly private? I'd rather them not know where I'm living :/ ?
