Appreciate the efforts in making this video.
    Some additional insights for newbies:
1.There is no guarantee that SIP will provide 14% return YoY. It can also be increased or decreased.
2.10% tax applicable for SIP & lumpsum returns which should be deducted in final calculation.
Finally, House you bought for own living should be 1st considered as depreciation material and not asset as that depreciation is the value you sacrifice to live in your own house as you like. People's who keep changing rented house for different reasons know the pain of not living in a own house. So take a calculated risk and keep a balance between financial planning and personal/emotional values

You missed to tell that house rent will be increasing YoY. It could increase 5-10% based on the owner. It may not increase for first few years but it might increase overall. Also you need to switch house after few years based on family needs, occupation, due to increased rent in the same house. BTW, assuming 14% CAGR looks to be optimistic. It can be lesser also when situation such as corona arrived. But breaking the fund and investing on house seems to be a good idea. Own house is a house where no one can ask us to vacate after few year of staying. Rental house comes with its own cons such as attitude of owner, rental expense keep on increase.

Very useful video. Thank you very much for your awareness. I just want to point out one small miscalculation in this video, you didn't consider the monthly rental amount that increases every year. Because you assumed 12k rent + 20k monthly investment. I’m not in favour of staying in rental house but break method is a good option. I bought home as soon as I started my job. All these are possible only if your salary is 1 - 2L pm. Otherwise your emotions come into play. You buy house, car, because of social pressure for sure. If your salary is less than 1L you focus more on buying a own house; whereas if you earn more than 1L, you feel the relief of financial freedom and don't urge yourself to spend on house. That's the fact.

The problem with all this calculation is you’ve only considered the best case scenario for sip returns. Just like job loss during a black swan even like covid the markets will also come crashing down. So if you are thinking about breaking the sip during covid your 10L lumpsum will not be 30L +, rather only 15L. And when your rent goes above your EMI it doesn’t make sense to still stay in rent. Plus per the calculation you can’t contribute the same sip amount since your rent will increase Year on Year(YOY). Plus when your rent is 35k you won’t contribute the same 20k. And lastly the return of 14% might be fine for 25years but definitely difficult in 10yrs especially on account of a black swan. Please have realistic numbers but renting is better than buying even with realistic returns of 10-12%. And when the rent goes more than the emi it’s time to either downgrade or buy a house

    1. 14 percent in SIP is misleading, and the average could be 7 percent
    2. We never know if inflation could hit India like srilanka. The value of 1k will not be the same during crisis, but the plot/gold will adjust its value
    3. Tax benefits / burden is not explained, which is better in case of composite loan
    4. The salaries will also be hiked each year for major population and part payment always saves intrst. Majority sectors provide incentives and bonuses, which constitutes the majority of part payment.
    5. It's better to go for plots/ apartments in case if we have backup to pay at least 2 years emi's. 2 years is too long time to get a decent pay job again

I invest 10k per month in SIP, it's 1.20 lakhs per month, profit is 16800(if it's 14%). Tax on return is 20%. 3360. So after 25 years, it would be 67 lakhs if 14% . Rent would have paid around 75 lakhs.

Thanks for sharing; considering the case when monthly EMI-interest ~ Rent! Instead of paying rent, pay almost same amount as interest, at the end of 15-20yrs you get to own the house?!
    Isn't it a safe mid-ground of own-vs-rental house dilemma ?!

100% agree the math. But these decisions are depends on individuals mindset, financial power etc. Moreover our mindset has to change that asset is not only house, it can be a digital asset like stocks, mf's. Digital assets have higher appreciation cost. Whereas physical asset like house has lower appreciation value with high emotional value.

Indeed an excellent video. But investing in market is subject to market risk and the returns you said is not applicable at all times. Let take an example a person who invested 20 yrs back if they want to take their returns during covid all the market is down

    • @TRADEACHIEVERS
      @TRADEACHIEVERS  Рік тому +1

But if you invested before 20 years, then market was even lower right, then you`ll still be in profits even during covid crash. 20 years back nifty was around 1500, during covid crash it was around 8500. So Time gives us the advantage over market crashes too.

14% per year, is a very average return. we have assumed 14% as an average, 14% per annum is almost 1% per month, So SIP can give higher returns too, but we have averaged the returns from max to min, so that it will be mostly applicable in most of the scenarios
