My wife who was a realtor is thinking of getting into this business she is confused as to whether the payment from the Airbnb or VRBO can flow directly to the co-host as opposed to the owner. Does it depend on who plays the listing?

I enjoy cleaning but I am getting burnt out and don't feel the time for money is worth it for me anymore. I am looking into cohosting and cleaning part time. The small family owned airbnb operation I work for only pays 2 cleaners to maintain these properties full time. This video helped me to understand the different ways I may be able to meet more of their needs with less leg work.
I have prepared well to co-host/property manage. I have my credentials, my insurance. I watch youtube videos about 3 to 4 hours a day. I read everything I can get my hands on. I just can't find an owner who needs management. How do I find them? Also, I have a lot of addresses of owners that may need it. Is there a letter template that I could use to send to these owners?

Mountain towns in Colorado dont need more vacation rentals! Mountain towns in general! They need long term rental availability for the people to live and work there. As you can imagine it is a very expensive market, and at some point retail shops, restaurants, nightlife, activity guides etc won't be able to keep their doors open and let tourism continue, because they won't have anyone to work due to the lack of availability and affordable long term housing.

It's a 4 level 2/2 , a garden separates the house, from a 5 level tall tower with 3 full apartments 1/1, with the top terrace views overlooking the riverwalk in front, the best beach 8 blocks away and surrounded by mountains. I have no idea how to host and I have a dog. So I'm in a unique position. I'd appreciate your advice. Gracias :)
So I have to disagree there is a huge difference between property management and co-hosting. In most states if you are a property manager you can legally collect rent and issue leases. Co-host cannot collect rent, this makes it difficult to manage when using systems like VRBO or transitioning to medium term rentals.
How are managers typically paid? Is it a percentage of the revenue? profit? Is it a certain amount of time, like one months rent? Does it fluctuate based on performance or is it static?

Yes-very different in WA state I know, you have to do right or you can get in trouble. Owners have to collect money and pay you fee

A percentage of the nightly rate, yes. Typically invoicing is done monthly for simplicity though.

Typically as a percentage of total bookings (generally 20-30%)!
