Subdividing Land into Parcels to Sell for Profit! The Minor Land Subdivision Process in Arizona

    This video is especially helpful for landowners that live in Cochise County, Arizona. All of the examples I use are based on zoning and regulations for Cochise County, but the methods can be applied to any county.
    Make sure you check with your local county zoning and planning department for information on how to do a minor land subdivision.
    In my county, you can split your lot up to five times, with a maximum 10 acres per parcel. If you need to do more and larger lot splits, you will have to follow a different procedure.

    This is exactly what I needed!! I’m currently looking at buying out there, and now after visiting, I realize just how big Cochise County is, and how many different types of properties there are!!     I was down in Coshise a few weeks ago and I didnt want to leave! I hope to get a small lot somday and retire down there to make a mini homestead

      I really do love it down here. The climate is mild, and the views and mountains are amazing. But there isn't a whole lot of water down here, and the prices on parcels are rising fast. Glad I got mine in 2020!

    I forgot to ask but when you created the additional lots after the subdivide, did you create roads or driveways for the lots or is that the responsibility of the new owner? Also, was it difficult to sell the new lots or easy? Did you use a real estate agent to sell them? thanks!

      So when the surveyor comes out to create the new parcel descriptions, there must be road accessibility. It can be just a small two track road, but something has to be there. I actually have a buyer that already wanted the land before I did the lot split, still waiting on him to pay me however 😆 but when I did list the property I got lots of bites. I have decided to only sell one parcel at this moment, and took the listings down.
