    We converted a shed into a 2 bedroom 2 bath home on 5 acres here in Oklahoma. We are mortgage free. Did everything on our own just about. All together we spent maybe around $50,000 for everything.

      If you do not have the land you still need to buy the land then use shed convert it in home but still has land to pay

      @tula1433 land here in Oklahoma is pretty cheap if you search around. The shed places do rent to own or you can pay with cash. We had money saved up for our well, land and preparing our shed to live in.

    I used to build those Tuff Sheds for Home Depot. You can get a 2 storey barn style building with a loft for 15k. They also sell a 2-storey cabin for 20k. Those prices are just for the buildings themselves. You will still need to to the interior finishing, electrical, insulation, drywall, etc. but it's worth the money.

    I love what he said at the end. A lot of people just stayed here. With my kids being older now, we specifically take a vacation in the fall to the smoky mountains where we just truly vegetate and relax. The place we go to has a private indoor pool, hot tub, sauna, arcade room, movie theater room, incredible kitchen; where we cook way better dishes than most restaurants.

    100,000 for a shed on ten acres in west Texas is insane.
    Before California moved to Texas this was 5,000.

    Love the space! Beautiful design! Also, if they have 10 acres, they can get an ag exemption. We have 10 acres in the hill country and pay $16 a year for property taxes due to ag exemption

      I'm not sure how it is where you live but in order to get the Ag exemption the land you are claiming it on needs to be untouched. Where I live they wouldn't let this be Agriculture.

      got 35 acres rent out 10 to the guy next to us for putting cows on it, on that property our taxes are $110.00 a year, it is our taxes on the house that we live in near the city that hurts me $1800 a year

    Is the title just a bait and switch? I was expecting to see a tour of "an entire home." What I got, instead, was a discussion on the investment benefits of building multiple short-term vacation rentals on a 10 acre plot of land. There wasn't even much of a tour. 🤦🏼‍♀️

      @carsonc4134 Carson, your comments scream insecurity. Please share your experience with RE and what you have done to build section 8 and low income housing. Perhaps even allow homeless families stay in your home…? But seriously, why are you hating on people who live for free on their own property, make more than your income from their property and meet the demands from customers who are voluntarily paying to visit their space?
      Based on you trolling, I’m guessing the words entrepreneurship, investing, development and early retirement are terms you are not very familiar with. Instead of posting garbage, share your experience and knowledge and try to educate us based on your successes. If there are any….;)

    Good presentation. Inspiring. I’m in California and most every city is imposing anti-short term rental restrictions blaming the lack of long term rental housing. You have to do your research if you invest.

    Holy crap! I had thought of this a few years back. I was going to buy property in Wyoming. LITERALLY the same damn thing. I was going to organize 8-10 large sheds in a circular area with a large circular communal area with BBQ-lounging-fire pit area. They’d still have there own little areas, but all joined in like a spoke-like wheel configuration. Little shed somewhere in the circle with 2 stacked washer/driers. I was going to cater to outdoorsmen…hunters, fisherman. There was going to be an area for cleaning and dressing your game. Possibly having an on site butcher, and refrigeration unit for storage (down the road, timewise a bit) I was looking at between 60-100 acres. I was going to keep a 1/2 acre for myself, with maybe 10 for cattle, 1-1 1/2 for the “compound”, and managing the rest for pheasant and or quail. Basically a kinda self serve, Air B&B type thing. I would have a few people that would do the normal clean up type stuff. I would probably still work EMS until it was really producing, then maybe drop down to part time until I retire, just to keep up my skills and certification. I was going to try to go, at least 80% off grid. My are would be be 100% off grid. At the time, I was going through a divorce at the time and it all just fell through the cracks.

      I'm 50 and parents didn't even have kids in carseats back in the day. My husbands parents had a playpen set up in the back of their station wagon lol Parents treat kids with kid gloves nowaways. Let kids be kids lol All three of mine survived childhood and are successful twenty somethings...one almost 30. Why you have insurance on your property. ;-)

    This place would do will with solar on it to help cut cost once it has all the units built out. An 800 amp service in not cheap to run and each unit could have a couple panels and a small inverter in them to off set their power needs. Hell they will actually make more power than they need when they are not booked and in a stand by mode, saving even more on the power bill.

    You do a terrific job on giving us well rounded details on zoning and cost. However, we never discussed plans, inspections, and code enforcement. Particularly on that shed structure that’s likely not Title 24 compliant and possibly dangerous (gulp, that “loft”). Would love to understand how this thing stays bulletproof when jealous neighbors/competitors report him. Or maybe in TX they just done care and it’s worth the risk? Or maybe it’s got a CUP for camping and that’s all this is? It’s a campsite, then?

      Code enforcement??? This is a rural property.
      Natives in Central Texas (called the "hillcountry") tent camp frequently in Wimberley so this is actually a luxury accommodation for people who can't rough it. I hardly call it a campsite. Tubing is the primary all-day activity if you leave your overnight spot. There would be no complaining by neighbors because Wimberley is home to probably more lodges like this than any other city in Texas. These lodges are more common than residential homes.
      Read up on the Wimberly flood (Feb 2018) and you'll see that most of the 8 people who died were riverside tourists, not residents. Eder's remote location avoids this potential catastrophe.

    One of my issues is land is very expensive in my vicinity but once you start driving 3-4 hours out it gets significantly cheaper for a lot more space to build on. What is the suggested distance for someone who wants to manage short term rentals remotely when starting out?

    Its very unlikely to find property anywhere in the US where zoning allows a shed to be used for living and is not way out in the middle of nowhere, what to speak of being near a town with so many attractions. Maybe in this case its an exception but its almost unbelievable that such property exists. And unless off grid, bringing water & electric to remote locations can be nearly impossible or astronomically expensive.

    I have a tiny home that I'm working on. I had the unit delivered and it looks fantastic out of the box externally. However, the inside is a blank canvas. I'm yet to decide what I want to do with it. I'm thinking hunting lodge, man cave, backyard bar. It's on my property that already has a full cabin with utilities, so I'm not wanting to spend money on a septic tank or well.

    Texas property taxes are awful. A property owner essentially rents their property from the state of TX forever.
    Not having an income tax isn’t all it’s cracked up to be when the state forces people out of their homes because of property taxes.

    I live in Texas and the property taxes are a killer. You will pay on avg 2% of what your home / land is appraised at. If your home / property is valued at $500k, you will pay $10k annually to the state of Texas in property taxes. Its not right.

    I think you said this is in Texas in the beginning of the video. Go RED states! We live in the liberal state of Colorado and you can not do things like this here. We live in a million dollar home with neighbors right on top of us here in Castle Rock. We are seriously considering downsizing from our over 6000 sqft to a motorhome to travel. My parents live in Fredericksburg, TX and would LOVE us to do that lol This however...brings in revenue where as a motor home will not! Great video with great ideas. His space is beautiful. Love it~

    Kai - that was the most important cost factor that you didn't cover... 🤔 ❓️❓️❓️
    Actually, summer is the only time people want to visit Central Texas because to jump into a 72F degree blue hole, you have to have 100F plus temps. Spring water is frigid even in the summer.
    You should visit sometime @Kai Andrew so you have first hand experience with this part of TX. 😀 This area has the most expensive land in the state as you stated. I'm guessing Eder's 10 acres cost in excess of $300,000. Please correct me if I am not right...
    I'm figuring it would take him 5 years just to break even and pay off the Improvement. We're not counting the house he built for himself. Was he living in one of the two vacation rentals?

    Just so you know, we typically recommend a liquid budget of at least 40k from our new members, as we have found that to be a good starting point to get involved in land hacking, depending on the area, whether or not you already own land, & whether you plan to do a lot of the work yourself or hire it out. Our top priority is to ensure the success of our students in their land hacking ventures & we believe that starts with a sufficient budget.

    we are going to move back to our 35 acres as soon as our house sells, thinking about doing this with 1 acre let people buy it with $500 down and people having access to 10 more acres for other things, If I can do 3 acres and get $250 for 4 years each let people own the land t can build something like this or a RV that will cover most of my monthly bills which is $1,100 a month

    Check Zoning and building codes. Some places are not easy government agencies getting more and more in your business. Be careful you must do your dudilligents.

      Depending on your state and location. I live in Oklahoma and live in an agricultural zone. I don’t need permits or anything to meet codes. I’m not sure if I were to rent a building if I’d need to meet codes. Probably for insurance purposes.

    I’m not familiar with taxes. You’re saying he was paying an extra 1500 a month? Is that a fraction of a yearly total broken down by monthly cost? Is he paying 1500 a month or is he paying it all combined at the end of the year?

    Advertising $300
    Fencing $9,000
    Suer tank $3,500
    Well $4,500

    This place looks nicely decorated, but I hate the stuff around the bed. All of that foliage stuff would give me the heebie-jeebies. What could be living in there spiders, scorpions? I would not be able to sleep.

    New name for a "resort"
    Crazy how changing an idea, in reality is the same as a resort.
    Interesting how tiny house is very prevalent in resorts and then many resorts sold to corporations or private parties.
    30 years ago sales of resorts increased considerably, and now they have risen again just labeled different.

    I’m just going to say you could build that shed for $5k tops. Why buy a pre-made shed?

      Hey! True. The shell may cost $5k if someone were to completely DIY. But for someone who has very limited construction experience, having a crew deliver, build and ready to go in 1 day is worth the premium pricing.

      Time cost and quality cost opportunity. Makes sense to outsource what you don't know if it'll cost you more later to fix, plus the down time.

    Property taxes in Texas are a pain in the neck. Guarantee you they're more than that "$400" figure that came out of thin air
