Looking for a villa in Hua Hin Thailand? This video will tour you through 2 different villas, and you might be surprised at the rental prices. This quiet city just 2 hours outside Bangkok, Thailand is a popular weekend getaway for many of the city residents. But many choose to call it home and by popular demand, I have found a local real estate agent to tour us through 2 different villas and 1 large condo on the beach. I came very close to setting up in Hua Hin because it is truly the ideal crossroads of everything between Thai and Western tastes. I do caution anyone on trying to buy a house though as there are some very strict rules. First up is that you cannot own land in Thailand so effectively you are only ''buying'' the house. The second point is that what is called buying is often a 30 year lease which can be renewable so depending on your age and any inheritance scheme you may have you have to tread carefully. Some of the secured villages have annual maintenance fees which are usually not bad but cover (usually) any of the property taxes you may be used to. Finally some of the gated villages control the electricity and water fees and add a hefty mark up to the government rate and some go further to only allow their trades people to do any renovations.

Good to know about the water and light being potentially being controlled. Does this mean we can’t upgrade our home power in the case we bring our crypto mining rigs with us?

If you are willing to rent a house that is not brand new you can find much better value. My friends rents a house in a nice clean soi in town for 13,500 baht per month. It has 3 bedrooms, 2 bathrooms, European kitchen and an in ground pool. It is walking distance to all of his favourite restaurants and bars.

Indeed.. And there are many similar 'villages' with security, community center with a large pool etc., offering a wide range of options to fit every budget.
I was in HH last month for a couple of days, and I noticed many new developments behind the second road (i.e. across the train line). Looked brand new and very quiet. There must be bargains to be had.

Amazing value! I live in Sydney Australia and in southern area where I live you can’t buy a decent two bedroom unit/apartment for under $800,00 = USD $620,000.

These places are huge! Very beautiful luxury living! I'd be very happy with a smaller 2 bedroom condo myself! What are the HOA fees like there? That has to be taken into consideration when budgeting. Thanks for the great variety of videos showing us what Thailand can be like for a tourist or expat.

As a foreigner, one can not own land , hence can not own a villa.
One can sign a long-term lease with the property owner to live in a villa.
The local would tell you that you can have a 90-year lease for the villa;
however, the longest period that the Thai government would certify is 30 years, so your ownership is only warranted for the first 30 years. Also, there will be extra charges when the govrnment certifies your lease.
Looks like I'll have to add Hua Hin to my settlement list, three good choices.

Think twice.. those places are like a village. Soon everybody knows everybody and the gossip starts... I prefer Bangkok... it's big enough. Smile
Don't do it, Julian!!!! The Big Mango is where it's at! Beach towns are great to visit, but not so great to live in unless you want to always be traveling to the city to get stuff done. Just my opinion tho... i am a big urbanite.
Nice vid. Top quality villa rental cost similar to Bali where amenities are closer by, easier on motor bike and sea cleaner than Hua hin. Good to see though

Before you start to pack a small info. Foreigners cannot own a land in Thailand not even a sq ft or m². You can lease it for 30 +30 years but practically you can be tricked easily . So stick to rent.

@@turboman2019 you can buy a condo but not overall, foreigners can own 49% of condos in a building, although not all condo building has foreign quota. If you have children or grandchildren they cannot inherit the ownership(of your condo)so they have to sell it.
