    It’s a win win lose situation. The deadbeat tenant wins, the million dollar companies win and the taxpayers that have to pay for it lose.

      and rents went to the moon. legit renters are the ultimate bagholders here. Even small landlords who didn't qualify for these ERA programs have seen huge appreciation in their properties. Thus their whining about losses is a bit flat in the overall scheme of things.
      Again the message to the young is..."Playing the Game HONESTLY leads to the poorhouse". Best to find the loopholes and see how far you can push till you risk a jail sentence.

      whooz gonna live in their car in Las Vegas when its 100°F out on normal day?? That's what's happening, ask people in Colorado , Seattle , etc., where the temps are more moderate & its do-able. Las Vegas will lose the cheap labor, & dry up , just like Lake Meade.

    I am so appreciative of my tenants. They take their rent increases on the chin and keep on paying. I still keep the rents a little below market values.

      @@OGecalien you can’t afford to??? I am a single mother with no help and had to file bankruptcy due to a abusive ex husband that took all my money. I still saved money I’m not rich and I was able to buy a house not the greatest but it’s mine. You need to have a new mindset if you want to get what you want. Every month you pay rent that money never comes back it’s gone. The mortgage I pay at least I’m making a profit cause my house appreciates every year. Make it happen instead of saying I can’t.

    The worst people Ive met are big corporate housing staff and owners... so its hard to have pity on them now. They are so greedy and exploit tenants nowadays. Fees fees and more fees....fines for petty things. PET FEES THAT ARE INSANE! Telling people that they cant have overnight guests, etc. Going into apartments, tenant privacy not respected. The list goes on and on. Bad, greedy people finally get what they deserve?

    Guess they are going to have to live out of their cars. The ones who truly struggled, my heart goes out to. The ones that had a good time partying...it surely will prove to be a humbling experience that to get back into housing will take a tough several years. Nothing instant in being homeless surviving.

      And the deluge of illegal immigrants who live 5 families in a single family residence. It's just like Los Angeles. The landlords know this and its why the prices are where they are right now. 15 or more adults living in a 2 bedroom. They can pay the jacked up prices. Thanks to the Mexican Consulate downtown, they can just get another Matricula Consular ID and rent another property...

    As a landlord tenants are complaining about increasing rents . It's only going to get worse now with tenants skipping out after months of not paying. Landlords will have no choice but to increase the rent for the next tenant in order to make up for there losses. Also I hardly doubt landlords will ever see a penny of the money from the rent assistance program. On top of it all do to home values increasing our property taxes have gone up massively in the last few years adding to that homeowners insurance constantly increasing due to weather phenomenons. Then renters angry from being evicted trash the property before leaving. I have seen more and more landlords sell their rental property's because it just isn't worth the hassle. This will lead a shortage of rental properties on the market which is starting to happen now.

      @marks90004 I didnt say anything about rent getting cheaper. I said families will just start living in small apartments together an the landlords hate that so aka will be screwed. What makes rent cheaper is when homes go down in price an it's more appealing to own verses rent coupled with low interest rates but the fed is raising interest rates... That or another 2008 will do it...

      no kidding!! I live in subsidized housing. They run credit checks and backgrounds checks and court debt judgement checks, exactly when I rented private paid apts here and in Florida. Cost me $35 in 2019. Nonrefundable and no tax writeoff.

      Don’t feel guilty for having good values and morals. Your parents raised you well. People who are taking advantage of a situation out of greed, will eventually suffer the consequences. There were definitely people that had no other choice, but to stop paying rent. In those cases, I feel bad for both the Renter’s and the landlords. They should both be compensated.

    I'm a landlord & tenant, so I see both sides. We need to communicate to see where everyone stands, work on the issues together to come to a conclusion. Both sides are going to lose out somewhere along the line, but remember your not alone.😒

      Too many people are refusing to go back to work because they are waiting for that dream job to come around. What happened to working at an okay job while still looking for a better job? People got lazy and too comfortable living off of that extra unemployment $. That $ should have gone directly to the landlords or like a SNAP card so it could only be used for food, diapers and children's clothing if they had children- not TV'S and gaming systems

    Most people were making more money on unemployment than they ever did while they were working. Where did the money go? Now the government is going to bail them out on rent debt also? The whole purpose for getting increased unemployment was to allow people to pay their bills and support their families. I know there are some who did not get the unemployment so they should get a pass but to those that did let them pay their own debt!

      Plus the fact they are getting $300 per child( up to 17 years old ) a month from child credit. Combine unemployment and child credit, those people are flushed with money, especially if they have multiple people inside their household getting unemployment and let's say with 3 or 4 kids. That's why you have people not only who wants to work but also don't want to work as hard as they used to. Just part of human nature.

    The sad thing is done landlords or property managers know that Vegas has been booming despite Covid. I was renting a 2 bedroom condo close to St. Rose and when the Raiders practice facility finished and it was time to renew my lease I was told that there would be an increase of 25%. Now 25% didn't seem so bad but when I actually looked at the new monthly payments I was in a huge shock. I did the math and the increase was over 300%. $1,100 was my month payment and they wanted to increase it to $1,595! I called to ask why such a huge increase and I was told that it's the going rate for renting housing in this area and if I didn't want to pay the monthly increase then I should be out by the end of April. I told these sorry ass people from SSRIP that I've been in this condo for 5 plus years without ever missing a single payment, why was I being treated like some deadbeat? I was forced to look for another place but even with a 644 credit score I got a brand new house. I was giving them the 🐦 as I was leaving

      Did you know that even real estate in Las Vegas is 42% over market value? It's #9 in the nation for being sold over value. That can be blamed on people from CA overpaying for houses because they sell their houses there and overpaying and outbid for homes here because they don't want to pay capital gains on the sold house. That's when when the bubble bursts, housing will drop by 50% like last time. The county assessor valuation came in with an adjustment in August with a 25% drop from January already. Houses in our area were selling within a day or two. One down the street has been for sale for 2 weeks now - I think its way overpriced because I know what they paid for it in 1990.

      I live and work near St. Rose and Maryland Pkwy and the housing cost in this area are ridiculous, a 4 bedroom/ 3 bath home 2 years ago was about $1,450 a month now the same house is $2,200, a one bed/ one bath apartments are going for $1,400 for 700 sq feet. I love this area and I'm one of the lucky few who's rent hasn't been raised but everyone has not been so fortunate.

Down the street, (Rampart/Alta) Elysian opened a new apartment development a couple of months ago and the smallest one bedroom is also $1425. On Charleston/Cimarron you used to be able to get a 2 bed with a den, 2 car garage fenced-in back patio - patio home style apartment for $875. Now, the one bedroom is going for $925 and that's only for a 6 month lease. That's another issue. They won't let you sign long term leases anymore so they can increase your rent every renewal. It used to be they would only up it $25, now it's $100+

Should have just paid the landlords instead of the tenets and things would be quite different.     Bummer. You bought a bunch of houses and expect the capitalistic dream to go your way. I live with the people not paying you and I'm not surprised. That's the gamble.     A lot of these people just didn’t pay their rent even with all the governments help I’m not saying it was much but they could’ve paid something. And I’m glad to see the governments trying to help all the landlords. Now what about businesses

      @risinglotuswind they were helped too. But a lot of people just pocketed the $ and didn't apply the $ to their housing. I would see people at Walmart spending frivolously and bragging about it. Even people with food stamps buying junk food - they used to not be able to buy junk food with food stamps but can now.

    Sooooo, let me get this straight, you can do this for unpaid rent, but can't do this for medical bills? Yeah, that makes alot of sense. Good job department of Treasury. 😒Rent is expected every month, so you already know to be prepared, but if someone has a medical emergency, to hell with them right? This is extremely backwards.

    My collections APT Lease went to lawsuit i could not get out of, a few other things i paid nothing . This was 25 yrs ago. My credit is awesome now but it was rough during my 20's and 30's. Now i wonder who is paying for this

      I know someone had 80,000 in credit card debt just ignore all collection calls for years. Now he is debt free. Probably did not pay a dime. School loans on the other hand there is no way out so I hope these deadbeats used the backrent they stole to pay off their student loans.

    Wow. Didn't see this happening. What could possibly go wrong when people get to live rent free for over a year and then all the money they were "supposed" to be saving went to new cars and tv's, playstations, phones, etc is suddenly unable to be paid back? Shocked I tell you! Shocked!

    She says it's a win win, because the landlord gets the money and the renter doesn't have an outstanding debt. But the renter ends up homeless, so it's only a win for the landlord.
    It's tragic that the eviction moratorium is being lifted, as some people will become homeless forever. It's time to bail out tenants before landlords, because bailing out tenants also bails out landlords, when tenants pay the rent. On that note, it's also time to bail out homeless people, as they need it the most and they were shut out of pandemic bailouts.
    Let bailout money trickle up from people that need it to businesses that work for it. Businesses that laze around waiting for a government handout in the form of forgivable loans, should fail miserably.

    As a landlord, I'm ok with this option. We'll be fine. In fact, we as property owners are taken care of better than the tenants. The system is rigged in our favor anyways.

    Homeowners had the ability to refinance their mortgages when interest was practically ZERO. The monies made by those property owners would more than cover for this loss. I don’t feel bad for either oarty involved

    If you are an out of towner that's moving back home, just say to the hell with it, if do to struggling do to an economic downturn.. You can always move back in another 7 more years after you get your shyt together. Save you money for the moving expenses & a new rental... Those collections that you will receive in the mail will eventually go down by 85% if you still plan on paying them.. otherwise to hell with it..

    Well, those goons from Washington thought 20k of back rents would be paid to the landlords after eviction MORATORIUM was lifted. We all know they would just live.
    I would still go to court and file eviction to make sure it's on their records.

      You legally have to send a 5 day notice then get scheduled for eviction hearing. They can move out anytime before then. You're not up on game lol.

    I don't understand why the government hadn't the 2008 housing crisis, and here we go again, just 10 years ago, but now its the landlords turn. This is sad! Many people haven't ,even recovered from 2008 plus a "Bankruptcy",how could anybody recover this debt. Commercial property is next.

    I used to own rental properties, what a pain in the rear. As one of my renters told me, " If I had decent credit I would buy my own home and not rent from you". Those wise words from that deadbeat of a man made me sell my homes and buy farmland. Much easier to deal with farmers than struggling people.

      Printing money is the problem. Salaries aren't keeping up with cost of living. Used to be you make 50k a year could afford to live pretty well 20 years ago, now you need to make 100k+ for your money to buy same things. Your average salaries certainly haven't increased that much however. Remember how can of soda used to be 25c from a vending machine? 2$ now. Remember pack of cigarettes for 1.5$? 10$+ now. Used to be able to get takeout from a pizza place for like 10-15$, it's closer to 40-50$ now. Rent used to be $450 a month where I live for a 2 bedroom, now it's more like 1200$. Could do grocery shopping for 50$ for a week, now it's like 150-200$. Used to be able to buy a brand new (but cheap) car for 11-13k, good luck with that now, cheapest car is 20k. 20 years ago my parents bought a house for 100k, while my dad was making about 50k a year. So house cost 2 year salary. Now same house is worth 300k. Every dollar you put away yesterday is worth 50c tomorrow. With inflation like that good luck trying to save up for a house. I haven't been able to for sure, and I've probably not worked for only 1.5 years while in college (the other 2.5 years in college had jobs) since I was 16.

    Add another plan to pay back landlords. If the first didn't work I don't see how this one will. Why is some relief money going to landlords and other to tenants? Some money going to tenants is not going towards rent. Instead they get to live in a place for free and get paid to do it. Win Win for tenants. I can't believe the money is not going all straight to landlords. (That is what money they can ever get at all.) Whoever made that plan must have been hit in the head too many times.

    Why would they leave without saying goodbye? Some have accumulated a years worth of rent into cash, cars and luxury goods. They can easily afford to ditch their old phone numbers so collections cannot find them. Now the government is going to bail them out and they never had to lie on an application. They have a right to remain silent and get free rent forgiveness. Hopefully they use the cash to pay off their student loans hahaha. Brilliant!
