I was turned down by every apartment complex I applied to in Vegas. They required a 720 credit rating and 5 years of tax returns. Plus, they all charged between $100 and $300 application fees which you lose once they turn you down. That is the biggest scam of all.
That "fee" should be outright illegal. It's worse when you don't even know who you applied to: Oh, you didn't apply to the Real Estate company showing the house, you applied to "BOB", our arms' length rep. He has your deposit........along with a hundred others (that's 40 GRAND), and he actually DOESN'T have any place to rent or lease. He'd just taking applications. I see that online suspicious all the time.

They said this would bring good things for the locals, 4, years later all the stadium brought was higher cost of living. A second stadium and these people will go homeless. And they want a basketball team ~ ask these people where’s the benefit from bringing the Raiders ( high rents and high crime) that doesn’t make sense.
In 1970, my father worked, my mom stayed home and raised us. He bought one acre of land, built a 3 bedroom, 2 full bath home for $24,000. That is what America was like back then.

I believe something beyond even tragic would have to happen for rents to become affordable again such as the reinstatement of the military draft that would deplete the population. My parents just went through this hell in Los Angeles since they are also retired. Something is going to beak if nothing is done. Seniors can't afford anything, students can't afford anything and these people asking for these exorbitant amounts just to qualify is highway robbery. I'm a landlord. I'm old enough for social security and I absolutely sympathize with these seniors. Unfortunately on the business side, insurance has gone up for me by 25% PER YEAR the last 4 years. Materials and hardware 100% over the past 4 years. And an increase of 3% SS increase for seniors is a slap in the face. Personally I know EXACTLY who to point the finger at.

All that "food, shelter and health care" that you're talking about come from city, county, or state coffers, not Federal. If Federal money was used it was because the city, county, or state transferred the money from city, county, or state projects that had been Federally funded. (i.e. Feds sends money to state for use by county for upgrading bridges - state instead redirects that money to build homeless shelters). Yes, technically, it's Federal money, but it wasn't sent to the state specifically for migrants, nor was it meant to be used by the state, for migrants.

Several attorney generals in other states are suing the apartment management companies for price fixing and colluding using collaborative software that sets a price and they all agree not to undercut it. It's a cartel. I would like to see our attorney general start suing some people and imposing multimillion dollar fines.

Not anymore. Social security would pay enough if you still have your spouse, but like me, many have passed away.

Rooms in CA are renting for $800-$1000 a month and you risk having to live with psychopaths, noise, crime and police choppers flying over your house every night. I work in the industry and it's the same in Canada... Alberta has no rent caps so people are literally getting $900/month $10,800/ year rent increases yet the wages are not increasing at the same rate. This is a recipe for disaster.

Sorry lv peeps but I rode a 50% decline in Phoenix soon after purchase. My neighbor bought a short sale for under 200k for a 5 bdroom and sold it 4 years later for 500k, now it's price just under 900k. There were many 50% reduced properties 12 years ago at low interest rates

This is false. SS was originally created to keep the elderly from falling into homelessness and destitution. It was literally created for that reason after the Great Depression (by FDR). Its taking two weeks or more paychecks to pay our rent. Not every hotel dept is a Union dept, and the hotels aren't paying their employees the same. So only the housekeepers and cleaners will be able to pay rent and mortgages. Nobody needs a union but pay union scale so depts dont have to go join unions!! Stations Casino/Hotels and Venetian are the only hotels that pay a living wage without being union. Bravo 👏 👏 to those two properties!!!

I was taught a long time ago that you're not entitled to live in a major city. So if you live in one, accept the risks that come along with it. There is no easy solution to housing; living in a major city is all about convenience, and you have to pay for that convenience. if the government enacts rent controls, there's no incentive to build or maintain a property; if the government owns the housing, it becomes the taxpayer's job to finance a handful of tenants who might not even have jobs, which drains the city of money. Most growing cities are the result of prior cities, becoming too expensive

My parents just went through this hell in Los Angeles since they are also retired. Something is going to beak if nothing is done. Seniors can't afford anything, students can't afford anything and these people asking for these exorbitant amounts just to qualify is highway robbery. Im glad a new law passed not allowing for this type of thing here but the country is on a downward spiral. Shit will hit the fan if this keeps up.

I'm a landlord. I'm old enough for social security and I absolutely sympathize with these seniors. Unfortunately on the business side, insurance has gone up for me by 25% PER YEAR the last 4 years. Materials and hardware 100% over the past 4 years. And an increase of 3% SS increase for seniors is a slap in the face. Personally I know EXACTLY who to point the finger at.

All that "food, shelter and health care" that you're talking about come from city, county, or state coffers, not Federal. If Federal money was used it was because the city, county, or state transferred the money from city, county, or state projects that had been Federally funded.
(i.e. Feds sends money to state for use by county for upgrading bridges - state instead redirects that money to build homeless shelters). Yes, technically, it's Federal money, but it wasn't sent to the state specifically for migrants, nor was it meant to be used by the state, for migrants.

Several attorney generals in other states are suing the apartment management companies for price fixing and colluding using collaborative software that sets a price and they all agree not to undercut it. It's a cartel. I would like to see our attorney general start suing some people and imposing multimillion dollar fines.

Not anymore. Social security would pay enough if you still have your spouse, but like me, many have passed away.

Rooms in CA are renting for $800-$1000 a month and you risk having to live with psychopaths, noise, crime and police choppers flying over your house every night. They get to stop at $168,000 while the vast majority of people have to pay on their FULL income. The wealthy must pay their taxes like everyone else.
I moved out town temporarily to assist a family member, and now I can’t move back to Vegas because of the rent increases. I work but I barely qualify the yearly salary requirements.

When I actually rented an apartment (back in 1996), my rent THEN was $1,400.00 for my HALF of a 2 bedroom/ 2 bath apartment…….in 1996! Today the same place is 5K a month. 🤷🏼♂️🤷🏼♂️🤷🏼♂️. Nevada is CHEAP by comparison.

I worked up in Seattle for 42.00 dollars an hour with overtime and double time ~ that was early 2000’s so no it can’t be compared to this crappy place that these apartments are way overcharging now. It’s a desert ~ Nevada is still paying 7,99 minimum wages when it way up in other states ~ let’s be honest here the cost of living is way up and car insurance is the highest in the nation. The elderly can’t get a job that’s what retirement benefits are for. So yes the paycheck in Seattle was 3,500 weakly with all that ot and double time~ nobody cared what rent or mortgage was. But these people are not get paid more Joe Biden sending aid to Gaza.

Sorry lv peeps but I rode a 50% decline in Phoenix soon after purchase. My neighbor bought a short sale for under 200k for a 5 bdroom and sold it 4 years later for 500k, now it's price just under 900k. There were many 50% reduced properties 12 years ago at low interest rates

Also, not everyone has an interest in savings, bonds, stocks, etc - does that mean those people deserve homelessness because they gave their physical labor and that wasn't enough? Sounds like a pretty shitty system to defend. Even a the lowest employee on the ladder deserves to be able to retire with some amount of comfort.

Its taking two weeks or more paychecks to pay our rent. Not every hotel dept is a Union dept, and the hotels aren't paying their employees the same. So only the housekeepers and cleaners will be able to pay rent and mortgages. Nobody needs a union but pay union scale so depts dont have to go join unions!! Stations Casino/Hotels and Venetian are the only hotels that pay a living wage without being union. Bravo 👏 👏 to those two properties!!!
According to MIT. Living wage in Las Vegas is now $22.50 an hour for a single person. It was just $16.75 in 2023.

Exactly-NYC and downtown Chicago as well! I lived my entire teens and 20’s in NYC and everyone has 2-4 roommates there. Vegas is a cakewalk compared to the east coast. The world has now become survival of the fittest. Elderly, children, the handicapped, the unskilled--don’t stand a chance….smh

I was taught a long time ago that you're not entitled to live in a major city. So if you live in one, accept the risks that come along with it. There is no easy solution to housing; living in a major city is all about convenience, and you have to pay for that convenience. if the government enacts rent controls, there's no incentive to build or maintain a property; if the government owns the housing, it becomes the taxpayer's job to finance a handful of tenants who might not even have jobs, which drains the city of money. Most growing cities are the result of prior cities, becoming too expensive
