    1:15... people are literally moving to calgary for those oil jobs. They most certainly are not moving to calgary for its awful city council, and its poor city management. That's a fact. Not to mention, the city is pretty gross as is, it was a lot cleaner when it was just an oil town.

      @@ChamberlainGroup We're sitting here in Calgary in an Airbnb and moving to a new one for a price equivalent to a rental, without the substantive commitment (yet ) for renting or purchasing, although we know where we'd like to be for either eventually since inventory is so tight..... we're in our 60s.I always find your videos so interesting. You and Dean Martin each have something interesting to contribute all the time!

    Infrastructure is the main worry I have about this plan. A lot of neighborhoods only have one or two exits. What is the traffic going to look like when populations go up by 20, 30, 40%? Cellphone and internet reception is also often spotty in the outer communities. Is there a plan to accommodate the increased demand for coverage? I support the efforts to improve affordability but I'm worried that the city is going to drop the ball on creating a holistic solution.

      Excellent observations Shanel! I have thought about some of these issues myself even when it comes to Airdrie and Okotoks. To what extent is infrastructure able to keep up with population growth. Tons of videos discuss the newly found paradises in Mexico and elsewhere in Latin America but rarely discuss the details of infrastructure. So it's something relevant wherever there is massive growth of population. I've even heard around that people leave Calgary for...... Saskatoon!! Even retirement aged people!

    Nobody thinks already freeways are flooded and we face traffic jams. Calgary is not a well connected city. How are they going to solve this. Stoney trail already has become so busy with this population.

    Service infrastructure and parking are 2 topics that need consideration. Also concerning is the fact that adding multiple units on one lot doesn’t mean affordable housing. The builders are interested in building homes at high values. Only when they run out of people who can afford those homes will housing prices come down or slow the rising prices. And with all these new people moving to Calgary who probably have more money (coming from Toronto, Vancouver etc) they will gobble up the new supply and keep houses unaffordable for our young Calgarians and those with lower incomes. Also with rents rising substantially it is harder for people looking to buy to qualify or manage a down payment as they have to spend more on rents right now.

    I listened to the CDC over the week to understand what the city is doing and they haven't thought through much in my opinion. People want more single family detached and people over 60K also need help finding housing that is "affordable". I think they used the term "housing affability" to sound like it's helping majority of Calgarians but there are many families who make 80K net and can't find a home. I don't think these changes are actually going to help much sadly.

    Simple fact is that people with single family homes in older established areas want to keep that area the way it is. We enjoy our privacy and non congested roadways.. If individuals want to move here, they should know in advance that supply and demand will dictate what they get into.

    Calgary is getting all the problems of vancouver and Toronto. 😢 homelessness and violence has gone up drastically. I can’t and won’t shop at superstore in the east village. My friends are leaving because rent has become as expensive as vancouver. I hope it stops. People who bought three years ago or are real estate agents might be excited about the price increases but it’s destroying the fabric of the city.

      This is true. I don’t think we are excited about the price changes, it’s more where the city is going and what it will look like. For decades, Calgary has been a dirty oil town in the view of the rest of the country and finally others are seeing how great it is. In turn, this will attract people here and yes things will become more expensive. Not saying that’s good or bad, but it’s a byproduct of becoming liked.       Calgary is far from being like Vancouver or Toronto. You have no idea how bad those two are. I’m not sure about Vancouver, but Toronto is like a shit hole now, forgive my language. Meanwhile Calgary is indeed getting more attention nowadays, but it will never become Toronto or Vancouver. So you should stop whining about some small change in your life. If you can’t afford a even tiny bit of change in any aspect of your life, man, I recommend you to move in the mountains. Because unfortunately the only that is not changing is the fact that everything is always going to be constantly changing.

      Btw, stop using homelessness as an excuse. People doing that just bug me so much. Homelessness is a more complicated issue, it has much less to do with home prices but more like a social issue with roots much deeper than you can imagine. The fact is years ago, even when the home price wasn’t this high in Calgary, there was still homeless issues in the city. And look at Edmonton, where the home prices are more affordable, homelessness is still prevalent there. So please, just don’t use homelessness as an excuse to attract people’s attention to home prices, they are technically not really related. Only ignorant people like you would like to make such associations. Because it seems convenient to just say how bad the home price is by pointing out the homeless issues. Without the recent hike in Calgary home market, I bet you never even bothered to pay attention at the homeless people.

    With this pushing for less development of detached homes I can only see it pushing up the price of these properties even faster because people with families dont want two bedrooms and no backyard.

      I’ve said for years, you can’t change the mind of the buyer and their expectations. Meaning if they have it in their mind they want a yard and detached house, they will find one. Look at all the people coming to Calgary from Toronto and Vancouver for that EXACT reason!

    What the city needs is better and more public transportation most of the density will be built in the inner city close to the center close to downtown where the older neighborhoods are, the ones who have alleyways, those are the neighborhoods that for example can have garage suites and have bigger lots to build new townhouses. There isn't too much road to be built in the centre, improvements for sure. To Summarize, what the city needs, is more public transportation! Roads, actually they have been building. On the west side. Stony trail for example is almost finished but has been under construction for a few years now, it will serve more the new neighborhoods.

      And detached homes aren’t going away. Many areas won’t be redeveloped and will stay as are because the cost and redevelopment doesn’t make sense.

    Its so unsustainable to build a city sprawled out instead of upwards. The cost of infrastructure will skyrocket taxes over time.

    You're right about traffic: I didn't see any intention from the city to try to make traffic in Calgary more fluent.
    What I see is spending money on unnecessary concrete curbs and blocks in the middle of the roads, exaggerated small speed limits and road markings what creates bottlenecks all over the place.

    Infills just completed in my neighborhood were listed at $800k. Great plans by city council for affordable housing 🤣

      Agreed. However they are looking to make it more dense then just two units on a lot so the price would be lower but lower in price per sq ft? That’s yet to be seen.

      The units I'm referring to had 5 townhomes on a lot all listed over $800k. In Erlton, pricey neighborhood yes. But it's these neighborhoods with the big lots....

    Sorry some disconnect here. You mentioned supply is less. But in last 1-2 months, so many front garage house on sale and no one is buying. My 2 close friends got beautiful detached house but struggling to sell in NW Evanston area. Offers are there but less price is offered

      What are there expectations of price? Do they have the right marketing helping them get exposure? Did they do all the right things to prep their home to get the price they are hoping to get?

    The biggest difference I have noticed in cities that have done this, is you get more skinny homes. Post war bungalows in particular often make sense to subdivide and split into two homes. That’s probably good for those neighbourhoods.

    Garage turning into living conditions?that would be no no for me. Imagine if people started doing it for rental purposes,it would create haos with overloaded cars parked on the streets and crime .

      It would be a suite above the garage or the actual garage itself. Either way, more density does equal more cars and people.

    The affordibilty starts with removing land from agricultural reserve, alot of land is sitting idle which is never going to be farmed ever. But instead they're going to offer you less for more.

    Yeah there is a solution for the mobility needs of Calgary's new residents... public transit. The city recently committed to spending a well deserved $750 million over the next 5 years to improve transit in the city. Money much better spent than on road expansions.
    Good video though, just consider that not everyone drives.

    This is so expensive to build a garage suite, it cost equally as a small condo. And does it really increase a lot on the value and worth to do it. This is a question mark.

    As some that has a relatively high median household income that is living in rural Alberta and is wanting to move to Calgary, I find it extremely expensive when considering the cost. I still have a hard time imagining how people can continue to afford to purchase homes in Calgary when the average median income hasn’t risen at the same percentages as the price of housing has in the past 18mths. I wonder just how much chaos we will see Nationwide when the majority of people who were at affordable interest rates come due and need to reassess their housing commitments?

    The city isn't doing anything to make commutes on the West-East directions any better, in fact they've made it worse in the case of John Laurie adding more lights. Often, it's quicker for someone that say lives in the NW and works off Barlow or wherever to head East to Stoney on the way home and all the way around. That doubles the km's driven and is ridiculous. The hub and spoke model is not going to be kind to a city where an increasing amount of people work in outlying business areas with a high population growth. And it's not often reasonable to just pack up and move to that area, as job security isn't the best nowadays.

    In order to keep things affordable they need to open the flood gates on zoning and development. When you release zoning bit by bit it just gets scooped up quickly and redeveloped and we are back to square one. The supply has to keep up with demand or even better surpass it in order to keep things affordable. If there are just a few lots that are available to redevelop the owners of those lots demand a premium for the lot increasing the costs for developers. But it there are plenty of lots to develop then prices for land stay low which allows to sell and rent for less. Also rental properties are key to home affordability, when rents get too high more people look to purchase a home, creating more demand. If rents are affordable, then why purchase a property unless it is also affordable. So we need to push for as many rentals as we can.

      Great points… I agree that with more options to buy and redevelop it should keep land value lower. However, if inventory of land is low meaning not a lot of people want to sell, then we’re in the same place with only a few places to be developed. But this really and hopefully is a short term issue as interest rates lower and mortgage renewals come up, there should be more inventory and willing sellers. 🤞

      ‘Another’ bubble? Do you think Calgary is in a bubble now? As for difficulty selling, no I don’t think so. Depending on the area of the home there are more options for who the buyer is and it’s partnering with the right agent to market the home for its potential use if it is in an area that makes sense for redevelopment.

    I noticed in the NE everyone has a bsmt suites up for Rent. It's scary if these suites are illegal, years back that bsmt fire and those students all died as they couldn't get out. The City came down on all illegal suites. A dump in the NE 1bdrm bsmt suite $1400.and 40% of utilities, but you have no control of the heat, winter is coming and the windows are small.
    Hopefully the City is looking into this we don't want another tragedy because of Greed

      The city change the rules
      They allow basement suites as long as they meet Safety Codes !
      I have three 3 houses that had basement suites grandfathered in from years ago. However, I got them all legalized meeting the safety code requirements

      What's interesting is there are no suites that are acutally grandfathered. We learned that years ago and either it's legal or not... I too thought there was a grandfathered rule in place but there isnt'. 🤔

    Sounds like a slum city in the making. Ill stick to my over-sized single family detached house in a close-by town and continue to commute 30 min to work. Well worth it. Big back yard, peaceful, spacious and less crime.

      Who doesn't want that?
      Who can't have that still want to go to the centre to be close where most of the work is and entertainment and all the good stuff.
      Calgary has a micro downtown. if you see how cities are built or how they evolve, the neighbourhood's close to the center, start losing track at some point to build more density, it will happen.
      If someone offers you 1 million or 2 million for a lot that probably would cost $600,000, for some people that kind of money is something they cannot throw away and they will sell it.

      ​@mhofer96 this is an extremely common response for older generations. The reality is that most people now have to sacrifice a LOT more to afford a house, such as delaying moving out for 10+ years, not having children until 40 (or not at all), and not leaving the house in general. The cost of housing is destroying the fabric if our society, families, and future, whilst only really benefiting the financial sector and those with multiple houses.

    It will tax you out of your home, you will have to move into a ghetto apartment . Now they will remove all the character homes like in the Sunnyside area, I don't like it.

    no mention of where all these new suites are going to park, you can only fit 2-3 vehicles in front of a house, where are the other 5 unit going to park? no rear parking because the entire lots is filled with suites. As a home owner in one of these areas I completely disagree with the points you made of this working or helping, it will not. this will not bring affordability or new houses to market fast as needed, you even contradict your self none of this will happen quickly, 5 years out? Also when one is redeveloped they will sell for just as much as the area sells currently current market price that is high, if there was no high profit no one would do it, this isn't affordability at all. You also don't touch on city services that are failing all over, how will adding 7 more suites to a place that had one home affect sewage, power, water usage? our current infrastructure is falling apart with single family homes, this will just make it worse. All of this says DO NOT DO BLANKET REZONING!!! they can do this lot by lot area by area where it makes sense, blanket rezoning will allow this where it will cause issues just like I mentioned, and developers do not care they are in it for money. I am not against density but it needs to be considered per location, no blanket rezoning. I purchased in zoning for single family homes, if this changes it changes why I purchased my home where I did and I should be compensated for this change since I did not agree to this when I purchased it. This change will do nothing but add problems

    1 in 5 homes can not afford their homes? Sorry but this makes no sense. I think you need to work on your English. Maybe try saying 1 in 5 households.

    "You'll own nothing and be happy" -- dont be fooled -- this is NOT good.
    They are NOT concerned about traffic flow -- "15 minute cities" -- they dont want you going out of your zone.

      How is this apart of owning nothing? It’s literally about more affordability when buying and owning something? Sure there could be more rentals built but not everything is apart of conspiracy. 🙄

    In fact, 184,000 immigrants had moved to Alberta between 7/2022 and 7/2023 ( Source from the CBC news’ youtube report on 9/28/2023) and 56,000 people are moving to Alberta from other provinces in record numbers( Source from the CBC news’ youtube report on 9/30/2023). I assume over 250,000 people had moved to Calgary since 1/1/2022. THEY ARE LIVING THIS CITY and more are coming. What is the point for us to worry the capacity of infrastructure or higher living density or overloading for the City services while this 250,000 new Calgarians have already living with us? In other words, they are already using the infrastructure daily, had increased the communities living density and sharing the City services. Can’t the Calgarian refuse they come in? We can’t. Because of they are Canadians or the legal immigrants. They have the right to live in a place in this country where they like. Indeed, they are precious asset for this City as they are a group of people in youth age, hard working, intelligent, peace and looking for a place to live with reasonable cost. If the Calgarian understand that they can call out to the elites from the City, including the new Calgarians coming together and formulate an real efficient urban development plan.
