Some months you might make $15k and some months you could make $0. Never ever EVER spend your commissions before you get them!!! That money doesn’t exist until that check is in your hand!!! Set money aside for taxes… set aside more than you think you need to.

I can tell that money is emotional for you (it's emotional for most people), and you should be proud of yourself for recognizing you've made mistakes at 20 because you have PLENTY of time to change. I'm 37 and starting my own small business right now, and it's very scary. Every "adult" has made money mistakes at some point in their life (inc. Caleb!). Keep going because you've got this! ❤ I think you may be overwhelmed by your lifestyle and that you're disassociating when you "should" be working. (It's totally ok to take breaks, btw.) When you talk about how you play Minecraft and just stare at the screen, that sounds like disassociation. Take a breathe. Start a budget spreadsheet in google sheets. Put all your fixed expenses (rent, internet bill, car, bills, etc.) in one column and all your purchases in another column. Check your bank account weekly or a couple times a week and log your purchases from the previous week. Check it on a schedule, not just randomly! It's helped me a lot to check my expenses and log them in the spreadsheet on Monday mornings before 10am. That way you KNOW how much money you can spend the next week. I struggle a lot with executive functioning, so making this a regular habit on a schedule really help me stay accountable with my budget. Good luck! ❤

Make sure you're earning interest on the full balance. Some banks are tricks and only pay full interest on the 1st 2k-2500 and then it reduces on the remaining balance

Real Estate is a tough career move at 20 years old. I don’t know anyone who would trust someone so young to be responsible for selling and or buying such an important asset. (Can you imagine the conversation: “Hey, like, low key I wanna sell your house, okay. I don’t know the current mortgage rates, 4 percent, 6 percent, whatever.”). I know folks who worked as an hourly paid assistant to an RE office (to sit at Open Houses, put up signs, update website, etc) while they learn the trade. Just passing the test and paying the license fee doesn’t make you valuable to prospective clients.
This. It sounds like right now he would benefit from a few years in structured work environments. After that maybe test the solo waters with those practical skills as a foundation.

Given that everyone has to live somewhere, not everyone can live at their parents' home and even if you can there come age when it becomes weird and causes problems. Usually buying home, even with a mortgage, is cheaper than renting in long term and there are cases where it's cheaper to buy even on a monthly basis. On top of that there are benefits other than financial ones: stability, possible value growth of properties in the area, you can modify your home according to your needs and wants. There's more than that of course. There are also some downsides, obviously, but in general: you have to live somewhere. For most people it's beneficial to buy rather than rent.

You know, I live in a developing country and this doesn't happen in our tax system. If you're employed, your employer withholds with each paycheck. If you're independent, every time someone pays you, they withhold 13% for tax and social security (sometimes you do it yourself). Then, in April of the following year, our IRS combines all your income, deducts expenses at a flat rate (30%, which is not much but you can add your mortgage to that) and they propose your combined income tax form. You can actually just press send and be done. And, unless the withheld amounts end up being below your tax bracket, you have to pay; otherwise you don't have to worry about setting money aside. Works pretty well.

That's nothing: my parents charged me 3.25 Percent Interrest for a car they bought me in 2010. The Car Dealership Interest back then was 0.9 Percent.

I can tell that money is emotional for you (it's emotional for most people), and you should be proud of yourself for recognizing you've made mistakes at 20 because you have PLENTY of time to change. I'm 37 and starting my own small business right now, and it's very scary. Every "adult" has made money mistakes at some point in their life (inc. Caleb!). Keep going because you've got this! ❤
I think you may be overwhelmed by your lifestyle and that you're disassociating when you "should" be working. (It's totally ok to take breaks, btw.) When you talk about how you play Minecraft and just stare at the screen, that sounds like disassociation.
Take a breathe. Start a budget spreadsheet in google sheets. Put all your fixed expenses (rent, internet bill, car, bills, etc.) in one column and all your purchases in another column. Check your bank account weekly or a couple times a week and log your purchases from the previous week. Check it on a schedule, not just randomly! It's helped me a lot to check my expenses and log them in the spreadsheet on Monday mornings before 10am. That way you KNOW how much money you can spend the next week. I struggle a lot with executive functioning, so making this a regular habit on a schedule really help me stay accountable with my budget. Good luck! ❤

Real Estate is a tough career move at 20 years old. I don’t know anyone who would trust someone so young to be responsible for selling and or buying such an important asset. (Can you imagine the conversation: “Hey, like, low key I wanna sell your house, okay. I don’t know the current mortgage rates, 4 percent, 6 percent, whatever.”). I know folks who worked as an hourly paid assistant to an RE office (to sit at Open Houses, put up signs, update website, etc) while they learn the trade. Just passing the test and paying the license fee doesn’t make you valuable to prospective clients.
This. It sounds like right now he would benefit from a few years in structured work environments. After that maybe test the solo waters with those practical skills as a foundation.

Given that everyone has to live somewhere, not everyone can live at their parents' home and even if you can there come age when it becomes weird and causes problems. Usually buying home, even with a mortgage, is cheaper than renting in long term and there are cases where it's cheaper to buy even on a monthly basis.
On top of that there are benefits other than financial ones: stability, possible value growth of properties in the area, you can modify your home according to your needs and wants. There's more than that of course.
There are also some downsides, obviously, but in general: you have to live somewhere. For most people it's beneficial to buy rather than rent.

You know, I live in a developing country and this doesn't happen in our tax system. If you're employed, your employer withholds with each paycheck. If you're independent, every time someone pays you, they withhold 13% for tax and social security (sometimes you do it yourself). Then, in April of the following year, our IRS combines all your income, deducts expenses at a flat rate (30%, which is not much but you can add your mortgage to that) and they propose your combined income tax form. You can actually just press send and be done. And, unless the withheld amounts end up being below your tax bracket, you have to pay; otherwise you don't have to worry about setting money aside. Works pretty well.

If you could generate 50/30/20 budget based on what they're spending, so they could see what income level they're living their life at, I think that would be and in your face way to show someone just how insane their spending is. Like, "you spent $1k in bad spending this month. For that to fit in your 30% of wants, you need to be making $3,333/mo AFTER taxes, or $4,761.43. In other words, you're living the lifestyle of someone making $57k annually while you ACTUALLY make $xx." I'm sure you could say it better, but that would actually give people A concrete number to look at.

Ok, I guarantee this kid grew up the way I did. Parents buy you stuff and decide “you need this” and just pay for it. They make it feel like gifts but when they are mad, they say you owe them.
Even when you pay them back and tell them you don’t want any more money from them… their worth is wrapped up in taking care of you and also having control by having you owe them. It’s super hard to get out of because it’s how they keep you under their thumb and feel good about themselves. It’s hard to explain but it’s not good.
