The first house; What exact remodel/repairs did you figure for rehab costs? Is the videos comparable similarly dated or no? Are you comfortable giving him this number without 3-4 more comps and a couple of listings? Gutting/remodeling the kitchen and baths? Replacing any flooring or all of it? What about age of roof and systems, any of these need replacing? Just curious about the numbers. Thanks!

Only issue I have with this Jamil is what if there isn't a comp in the same subdivision? or enough comps in the same subdivision? ive definitely wholesaled deals that had some comps under a mile a way but not in the subdivision? 🤔 i have two in escrow right now that are closing end of this month just like this.

Hey, Jamil I highly appreciate your energy and throughput. I have a question, How is it possible to get both SOLD and FOR SALE tag option to work showing those types of homes at the same time on Zillow?
First off, awesome video bud. Thanks for providing great value. Second, you were subtracting what appeared to be around $10k for 100 sq.ft. differential. Is this what you use in your formula? Ie. 300 sq.ft. difference would be +-$30k? As you know, working in non-disclosure states can create a real challenge with Zillow. What do you recommend in states like Texas? Are you still using Zillow or is this the exception to using this tool? Personally, we us it as a general gauge, but don’t check comps like you did in the video. We just go straight to MLS comps or use services like Propstream. Thoughts?
How can you use the property you used for a comp as a comp. The whole video of You mention that because the subject property is single story you're getting a bunch of 2 stories which are immediate disqualifiers but then you proceeded to pick a 2 story house and use it as your comp saying that this is the one....oversight?

Hey @Jamil thank you for this video. Assuming I'm a camping a single house family home, under 200,000, one property has 10 stairs and the other has no stairs. How would you compensate for that?
These are great suggestions and not all are actually used in appraisals for lending. But in wholesaling it isn't that important that the true value is found. Most all lenders will only pick homes within 1 mile if they exist. You don't get to pick homes outside that area if they exist closer. And thank you for doing this as so many wholesalers just pick houses to get the price they want as ARV. I've been presented with comps that were on water here in FL when the subject home is 2 miles away not on water, and they defended their choices, stupidly, but they felt were right on.

I did the comp on an address on accident and now I’m trying to figure out how to do it again. It doesn’t do the drag down comps like the video, idk what to do. I’ve be looking to find out how to do comps again that somehow I did on accident when I was in the zone😅

What about if I do not have any other choice with the year and the house has more or less than 5 years??? There is any specific discount I have to make???
This method would be perfect in an ideal world but how do we comp when some of these are impossible to follow? How do we adjust it to get as close as possible? Like is it better to find a comp further away in distance or further away in time if we have to choose one over the other?
Appraisers will some times use properties with different sq ft, #rooms, yrs built, etc. when they can not find a similar comp and then do adjustments to make the comps more similar to the subject property. This is especially true when living in rural areas.
Hands down, the best video about comping on UA-cam.

What about rehab costs. The Buy price at .75 didn’t have rehab costs subtracted out of it.
