House Flip Finally Finished! To Stage or Not To Stage

This flip took way too long but it is finally finished. We were pretty frustrated with our contractor on this one and it continued as we did the final walkthrough on a few things after he said it was 100% done.

Anyone that said to tear down the garage, doesn't know anything about value.
5:00 A deal killer for me is seeing daylight around an exterior door. It's simple repairs that require taking the little extra time to pay attention to the details - like the weatherstripping & sweep on a door - that make a huge difference. I mean our part of the country can swing between -20 and 100 - that gap is a hit to the cost of heating & AC.
Critters (mice etc)can get in
Too bad you can't cover those pipes in the basement, but in an old house you can only do so much. But on the flip side...the house looks great! The deck is wonderful. I can't wait to see it staged...hopefully the stagers will put something on the deck. The shutters look great!! Give Nikki a raise! LOL

Yes, stage. But more importantly, everything should be clean. Good thing you thought to open the refrigerator.
You pay more for quality work. Mark, like everyone else, just wants to flip houses as quick and cheap as possible to maximize profits.
We were all told growing up "If your friends were jumping off a bridge, would you do it too?"
Mark definitely would because that's what the market says he should.
8:00 needs a door for the shower and the bathroom with the bathtub also needs at least a shower rod
The ducting at the bottom of the basement steps could have easily been fixed using square ductwork.
That tree trim job looks horrible! House looks really nice and the deck was great idea! It’s good to have a garage!
Very much improved❣️ Mostly clean up problems and that junction box, kind of careless. BUT that tree! Trim it back severely. It looks half dead🤦🏻♀️
Overall the house and garage are way better. The hardwood floors are beautiful. But I don't understand why you would not put an awning or little roof to extend out over the front door. It needs something to give shelter to people trying to get in the door when it's raining. Also to protect the door.
There's no way that exposed C-Vent run coming out of the furnace and water heater meets code... a major red flag for a buyers home inspection.
Maybe try _fell_ instead of _trim_
They don't look very healthy. Same for some of the trees in the back.
I like that whoever buys it, could almost change the downstairs into a duplex type situation. Just by adding a door off the kitchen. Of course, they'd have to figure out a washer/dryer for upstairs. But that can be done with a single appliance. I don't know, just spitting ideas.
Inside is decent enough with some quirks but not awful. Nice big windows. Deck is a big plus as well as the two additional bedrooms and a bath in the basement. Curb appeal could have been helped with a more interesting color choice. As is, it's really drab and boring.
That metal piece in the closet on the ductwork is to keep it in position. It keeps the duct from dropping down. Place looks good.

Saved the garage was the best thing to do for extra storage that’s not in the house is small.
Overall the house looks really good and has a lot to offer. I love the big windows! I feel for you with those stupid frustrations you have to deal with concering your contractors. They seem like unecessary problems to me, too. It's not like it's the first job they've done for you. They should know your expectations and meet them without you having to hassle them. I don't think a buyer will care about the weird sidewalks in the backyard. I wouldn't.
Funny, I was about to say, get rid of all those sidewalks in the backyard! They really make the backyard look neglected.

Time to take a break.
Stage it Sell it… take a three-year break from flipping things that need help. Flipping isn’t working these days. Not worth it at all.
I agree with you, personally, that those living things should be fixed so the heck with it.

your camera looks funky in the bathroom because the lights are running at a wavelength that the camera doesn't like
Looks Good, Mark. Yes, stage. Consider an awning over front door and two gooseneck light fixtures on front for some curb appeal.

There are stuby door stops for that application.... Large tree in a perfect world should be removed...house overall is looking real good. Floors are nice.
Cutting big tree limbs is dangerous and requires skill, which those guys don't have.
That tree you want to trim should be removed !
