Love the content! Any chance you’ve been an agent on a piece of property that isn’t yet a recorded plat? Also, how much less should we offer on sloped land? They are asking 150k and it’s been sitting for 2.5 months
I would definitely get some local, solid market sales data to guide you in a value analysis. In reference to platting, it's all in those deed restrictions. I would definitely involve a professional in the transaction.
@@WendyPannell there are no deed restrictions and it’s outside city limits. Looked into local wells and it’s on the Paluxi aquifer about 400 feet of drilling needed and should put out 14 or 15 gpm. Waiting on neighbors soil report(they just built) to get a better idea of retaining wall, drainage, and foundation challenges we’d be facing. Also, theres another 5 or 6 acres that’s landlocked and it shares the back property line. Would be cool to write up a package deal and include additional acreage if county says I could do an easement through property and if it’s buildable. I guess I can call county back and see exactly whats needed for recording a plat. Building dept did say it can set construction back a few months and can cost a few K. Can I text/call you to tell you more about property so you can help with offer/paperwork?
My cousin bought a house June of 2023, closed on it in venus,tx. Her agent was a good friend of mine but my cousins wife wanted to find the place, so she did. Once they moved in had to get all new appliances, a/c system, & gutters, & flooring. Is that something realtor could have helped noticed. I'm thinking about using her as well & my main things I'm looking for is clean quality, a/c, lines, electrical, copper welds, well put together, because other stuff can be fixed alot cheaper. My cousin ended up spending another 35k
Sounds like she needed an inspector that she found herself. Not one offered by the seller or agent. That’s due diligence of the buyer. Agent or not. Edit: inspector.

Honestly you hired the agent. I found I needed to learn to “trust” the agent. She was very good and patient. Also she was willing to be completely honest with me she was able to explain to me how my request might spear to the other party. Sometimes I was clueless as a first time buyer. Above all I needed to let my buyer agent earn their pay and commission. If I didn’t trust them or their advice then I should have asked more questions and interviewed more agents. This was a very thoughtful video and thorough. Excellent video.
I think there is plenty of low quality new construction out there but I wouldn’t go so far as to say all of it is bad. There are some well built homes!
@@WendyPannell as of this moment, the three I am somewhat considering are perry, highland, or chesmar... Are these largely safe bets considering taking all of the smart precautions?

please avoid new construction. yes they are cheaper. they are crap
