We are currently under contract with Grand Homes. You speak truth to the experiences we are having/have had. However, I do recall having almost two weeks between the time we signed our contract and having to visit the design studio. One thing I would recommend with any home is to visit the site often! We currently live over in Arlington, but our home is being built in Rowlett. We go over almost every weekend to check on the progress. I can tell you; this has paid dividends for getting our custom design just the way we want it. I caught them in a few major and minor mistakes that could have added lots of extra costs for them and time for us. I won't get into any of the details here, but I do recommend making sure you understand what you are getting and how to read your blueprints. Being that I'm a fairly handy guy, I was able to spot and bring to the attention of the build coordinator issues that would bother me down the road. I recently visited Normandy's Hazelwood and village communities in Frisco, TX. It looks like they are no longer using the zip system for sheathing. They are using Dryline sheathing now.
Sheath with 7/16 in. plywood if you want a well built home. This paper crap is just that.

I can understand being upset if something didn’t go as expected, but I’ve had multiple excellent experiences with William Ryan Homes and feel it’s worth sharing another perspective. In my experience, they’ve been incredibly thorough, treated every step of the process with integrity, and genuinely cared about their clients. They go above and beyond to ensure satisfaction and deliver quality homes. I’m curious why you’re putting so much effort into blasting the company after just one experience. Every builder can have occasional challenges, but I’ve found William Ryan to be committed to resolving issues and standing by their work. It’s important to give credit where it’s due, especially when they consistently do right by so many homeowners

Wow. This is such a negative way to share a single bad experience. I mean you’re talking one person out of hundreds of thousands of others who have had nothing but the best experiences. This is very misleading and I can’t see what possible positive outcomes are expected here? More leads or more referrals because you share negative feedback? Things like this cannot only hurt the builder, but the 1000s of people with families they feed and all based on one persons perspective on how an experience went. I would caution all viewers there’s always 2 sides to a story and not only have I had the most AMAZING experiences with William Ryan Homes, so have all my clients and my agents’ clients. I have been in this business 25 years, and have my own real estate team. William Ryan is incredible guys. This is wildly gross.
Hi Meleese, thank you for sharing. I think it’s important to be honest. Throughout the video I gave objective, data-driven information as I do with all of my builder video reviews. However if I have had a personal experience I would be remiss not to share that. Within the video we discussed contracts, warranties, craftsmanship, communication, Google ratings and design. The only section in this video that was negative was the craftsmanship and communication segments. Several times in the video I emphasized that this was one experience in one community, particularly during our discussion regarding Google ratings. Viewers crave personal, firsthand experiences. My objective is always to inform. I disagree with you that honest reviews should be withheld in the interest of employees of a builder. It is honest reviews that spur a company to improve their services which will then grow a company resulting in more jobs. Always strive for excellence and welcome the firsthand experiences that allow a company to grow and improve.

Historically rates have been 5%-6% but we were spoiled over the past several years. New construction high prices keeping the market trends higher but builders can offer incentives to lower payments. Market may be stuck for awhile, especially if more tariffs go into effect increasing the cost of materials. Love your content ❤️

My property tax on my house in Texas was $655. Per month. My tax on my house in Idaho is $98. per month. I left Texas where nobody would even paint their houses because the property taxes would be reassessed. Texas is a joke!
Property taxes are 100% a force to be reckoned with around here! Does Idaho have a state income tax? That's one thing we don't have in Texas.

I know a lot of people feel this way as well! Of your most affordable homes they do play a role, but there are better affordable homes you can opt for for sure.
Dead on. As a Pulte customer, I advise you not to buy from them. Your mileage may vary, but from my experience, they only want to fix the cheapest things they can and try to get out of as much as they can at the 1-year warranty review. Code-wise as well. I found out with my wiring, and they act like they are proud of it that they went the cheap route as well, per their rep and follow-up rep. (putting as many outlets on one circuit that blows a fuse on a NEW HOME once or twice a week)

Thank you for the review about William Ryan Homes. I haven't found much information about the builder before construction. Pretty much the same after I moved in. Their design center and its website - honestly, I didn't like it. There were many options in website but wasn't really easy to compare each option. There were options present in website which were no longer available to choose so we had to make changes at the meeting. We were considering for another appointment, but we were told we will have to pay extra for that. I guess I should be happy as my house wasn't as bad as your client's one. But honestly details on mine weren't best either.

Would you recommend them at Aster Park, prosper?
I wouldn’t yet. They’ve shown an inconsistency at the microlocal level, where some communities have 5-star ratings and some are terrible (like our experience was). The problem at Aster Park is how new it is. Plus it is their most expensive product. If I’m going to spend 700k on a home I want it to be with a proven builder. I would need to see a track record of local reviews and even if you tried going door to door at Aster Park it’s still too new there to get feedback in a substantive way.

what are your thoughts on William Ryan Homes offering literally the best energy efficiency features? if you go to their website, WHY WILLIAM RYAN HOMES, and select DFW, you can see top features like spray foam, 2x6, so many. not even the highend luxury builders use these. their HERS is rated 49 from website, no one else in DFW is in 40s

Great Video. Yes, I agree with your views. People are moving from all over the country to Prosper and Celina and it does not look anything like what it looked a year or two ago. Every month it looks different some new community or retail shows up and the greenery is all gone. I have seen them cut all the trees and build the NTTA/ DNT foundation. a year and half ago when we moved there, I would see and hear the owls and eagles fly and make those screaming noises in the afternoons and nights. I would hear the birds chirping in the morning. Now all that is gone, I do not see or hear them anymore, all I hear is traffic, traffic, traffic, it is sad, I moved to these suburbs thinking I would enjoy the nature and suburbs, hmmmmm but it is not like that anymore just in a year and half. Thinking of moving out of Celina, but do not know where else to go in and around Dallas..............
I imagine that will happen quite a bit with long term Celina residents. The suburb is transforming very quickly!

If you are financing a home the appraisal will determine what the purchase price will be an appraiser won’t say a home is worth 80k over based off the list price. Appraisers only put value on homes by what recently sold in that area. Also the mortgage company won’t finance anything over the appraised value. If you pay over the appraised value in cash out of pocket knowing the house isn’t worth it , then that will be a decision you and your family have to make if you decide to over pay for a home you love. Also what people don’t understand is the sellers and buyers create the value in a neighborhood. Example: if a house sell for 500k this month and then the next month 2 or 3 similar homes sell for 400k. Well that could very well decreased the value of the 500k home or if they sold 600k it can then possibly increase the value of the 500k home.

Something to consider, if the price of the home is overpriced, the appraisal will come in to play and will dislodge the overpriced listing.
Yes, though I’m not sure what you mean by dislodge. It will certainly be problematic but new construction contracts don’t alllow for appraisal contingencies (other than fha/va). Technically buyers are responsible for appraisal shortages.
Search how much homes in the area sold at auction. That is one of the few determinants of how much a house is worth. You'll notice how most houses are actually only worth less than a tenth of what they're pricing the houses at.
