    Hello Saurav, you had recently covered ATS Le Grandiose project in one of your earlier videos and recommended it, however the project is now under NCLT appointed IRP.
    It is almost 8 yrs since phase 1 of Le Grandiose commenced but the work is incomplete and builder has defaulted with Creditors, Noida Authority and Buyers and yet shamelessly launching new projects and continue to cheat buyers.
    You should try and bring out the reality through your videos, then only buyers will be forewarned wrt such rogue builders.
    By saying that ATS builders state is presently ‘tight’ will not give a correct and real picture to the prospective buyer.

    I have been regularly visiting Sector 105 and 108 from past 10 years. Their commercial plots are still not allotted by authority, which really damages the image of the sector. What is the reason that no one is buying those commercials which face the main Service Road of Noida Greater Noida Expressway.

    Thanks a lot for updating. We really wait for your video. Please do answer my question.
    What future do you see of YEIDA Plots, although rates have drastically increased in this year. But it has now become stable as there are no potential buyers. So should one considering selling their plots and investing somewhere else or there is more growth projected till Noida Airport starts.

    Sourav Ji, As a regular viewer of your content I appreciate the work you are doing. But there are couple of things I want you to discuss:
    1. Builder State: I heard Project like LG is going into nclt and similarly PR might face the same situation.
    2. Price of projects: Like today price is 14k of parkway by builder and 12-13 in resale market(you correctly said)
    3. Like you have information of every details of new events, you should get those details of Gurgaon also. From your videos it is evident that you need some more homework on that. Like Homegram is a good channel which shares good new information for gurgaon. Gaurav Sobti is like Sourav Sharma of Noida 😊
    4. If you talk about Gurgaon then dlf emaar m3m Godrej Bestech Experion Signature Global(great in mid/low size segment), Krusumi, Oberoi in plan, Adani realty, Ganga realty Smart world Sobha, Tata in luxury, Elan Ambience Tulip AIPL Paras Microtek and many more builders but in Noida I see majorly local players except Godrej - Tata- M3m(announced Cullinan) but again very less presence and no other international level builders. Dont you think Authority should do something about it.

    can u pls give any idea for possession in godrej nest sec 150 ...as we booked in 2020 and as per them possession was sechudled for 2022 march -jun but still they are not in a position to handover the possession till today .

    The entire Sector 150 does not have registry allowed by the NA, then why are you recommending investment here. Case in point about ATS who are cheating with their defunct projects like le grandiose and also continue to make a fool of thousands of buyers.
