1. Though this sector is sold as low density sector but when you move around this sector you find the roads are very narrow. Specially around Tata, Eldeco and Prateek. 2. The registry issue is common and the government departments are to be completely blamed, liable and to be held accountable for not monitoring the projects closely under development phase. 3. 0.50% commercial space is too less.

Currently i stay in central noida sector 75, the time it takes from here to gurgaon and time it takes from sector 150 noida to gurgaon office is same but there is a difference of 12kms but time is money

Cricket stadium is already developed by Eldego, Golf Course is already developed by ats Legrandiose on its backside... similarly all the sports facilities would be developed which would be open to public for membership
How these sports complexes in the society will be maintained - with membership only or with maintenence charges of that society? Who is allowed to use these sports - outside residents, Sector residents or only respective society residents? Will it be free to use for respective society? Is it compulsory to pay for membership?

This was one of the reasons I stayed away from eldeco live by the greens , the cricket field takes up almost 4-5 acres and it will be open for all and is not only for the residents anyone can pay a fees and play in it, from an owner point of view that entire space is a waste as it could have been a beautiful park or some other amenity area .

I visited sector 150 projects but ATS pristine is an exclusive project as far as FAR and it’s layout (which is very fine) is concerned. It’s location is also very fine . What do you expect price after five yrs.

From Delhi to Greater Noida there are following Residential plot sectors Sec 44 (VVIP sec) Sec 105, Sec 108 general plots (current pricing 200k per sq Mtr) Sec 100 (very well located and small residential plot sector Sector 144 ( 5% abadi within 50-100 Mtrs to corporate towers, DLF tech park, HCL, NTT data, etc -- current pricing for 100-150 sq Mtr plots 150k + Sector 145 (5% abadi plots) don’t waste your time and money as the plots development got stuck due to non payment of farmer dues Greater nOida to Delhi: Sec 151 (5% abadi) 200k per sq Mtr all plots are of same size 162 sq Mtr Sec 133/131 - Jaypee resident plots I hope this may help
@@Ot3164 there is some steam left and the prices will go north.. keep a horizon of 5 years you may get solid returns.. Overall Noidia Authority has also multi fold increased the land price for the builders and the builders are now launching projects in the upwards of 2 cr.. Also, a lot of MNCs are opening their offices and a lot of development is still required on Expressway Keeping the above points in consideration I guess there is a lot of scope for price to go up from the current levels..

Sector 150 Noida is low area and in this rainy season this sector societies was narrowly escapade from Yamuna and Hindon river water. I envisage residents in this sector will live in fear during rainy seasons. With climate change one can expect rainy seasons like this year or may be worse than this one.
