To all those who are buying in FOMO … just look around this place there are lot of land … and similarly huge land bank is there on YXP … the current rush of price is over now .. may be increase of 3-4K is expected and that price of 10-12k is going to stay for long … just like 5-6k price was there for long….. don’t take huge loans for this price … there are lot of property which would come in future and all in all point is don’t buy in FOMO .. unless you have extra money 💰
Kitchen n room issue can be sorted easily with Vastu corrections. Many developers do this. Some also provide in front of the kitchen . I feel, It's a good project considering how prices are jumping nortwards
I think, some authority should be there to restrict these prices. Of you see the case of Arihant abode in last 3 months the prices are increased by 3000 per sqft. I do not know why and how, is this pricing justified?

Too crowded this place has become, last weekend i couldn't enter gaur city mall for an hour in service lane. Finally took a u turn and returned back home. I live in Gaur Saundaryam by the way. In a similar situation, prices don't seem justified. And with these new launches, all other projects are raising their prices too. And you didn't cover public transport, do we get an auto to this place from gaur chowk, i think no.
I noticed it some time back that extension is overtaking many areas of noida, it has crowd but lots of facilities, eatries, sundry shops, schools etc which are not there in many areas of noida
It is just my view so don't get offended. I think these costly flats are more of parking your black money. Mostly I have seen government officials, political people and businessmen investing. And only a few middleclass whose land or other property is being sold are re-investing.
We are very much confused between elite and eldeco , in my opinion the only benefit elite has in 3 side open plot rather thn tht eldeco has a bigger name, a good construction quality and a good maintainence. What will you suggest?
The floor plans for both Eldeco and Elite aren't very impressive, but Eldeco does a better job of utilizing space inside the apartments. Elite has more space in the balcony, making the loading factor a bit higher. Eldeco also offers better internal specifications than Elite-X. A three-side open plot doesn't make much difference for individual units, but make sure your chosen unit has good natural light and ventilation. Overall, Eldeco is a better option, except for a Vastu issue with the kitchen and washroom sharing a wall. Otherwise, everything else seems fine. I did not get your final verdict? Are you justifying the prices by considering the point that it will be ready in next 4-5 years? So if we compare for any ready to move in price in 2029, is it justified?

i disagree with you i invested here in at 4000 and i invested again in this sector at 6500 i was hard to buy second property at 6500 but this will go up . regarding shobha my uncle works under a very senior minister in UP gov so i know about it shobha will come at 14000 as per my expectation

I didn’t liked the floor plans for both 3bhk and 4bhk. These are really bad floor plans to get even after paying such a huge price. Even any C class builders are giving better floor plans. Loading is also very hight considering very less carpet area provided. They could have copied the floor plan from any existing project in the area. I liked the floor plans of ATS Homekraft Happy Trails as best floor plan in sector 10, 12, even though both projects are from different segment but floor planing with mindfulness wise just mentioning Happy Trails here.
We advise caution when considering Mahagun group projects. Their financials appear weak, with ongoing projects showing little to no progress. While they may receive RERA approval for new projects, this may not necessarily translate to appreciation on your investment. With the company in significant debt and continuously introducing new projects, the situation with Mahagun Group is indeed concerning.
What i heard from the mahagun people, they say promoters rera has been received and they will soon get the rera approval for this project. NOC was received last month but I have been to there site and looking at there work progress it sounds contradictory
