You should include the total price in the description. It makes it easier for people that buy these types of land for development or harvesting. But this property is nice. Bet it sells within hours. Definitely by the end of the day I am guessing someone will snatch it up.

@@InstantAcres it sure is a nice property. I'm currently paying off a property in southern Oregon but always wondered about other states. I've been thinking if rent gets to high I might need to buy a second peace of property without building codes. Lol 😂 but I do like my property. I'm paying a little more then the rest of the land around is worth but the location is good. Has a road to it and already have a driveway with even a big enough turn around for semi trucks to turn around to drop off equipment. Some of these properties are really out in the middle of no where. Just takes looking around I suppose. This property looks like a good deal. Has a house next to it which I'm sure they have power going to theirs. So don't need to worry about going totally off grid. This property will make someone happy I'm sure. The property does not border Bryant Creek. It is about 50 feet from the creek which is a few seconds down the county road.

@@denasewell and land like that is cheap all over the ozarks, a little cheaper on the Arkansas side more than the Missouri side. Cheap land in New Mexico and Arizona also, if you can deal with collecting water or digging wells. 100 acres for as little as 80k listed on some sites.
Yup, you can definitely find cheaper land if you look in New Mexico, Arizona, West Texas, Etc. (even less desirable parts of the Ozarks) - but cheaper is almost always the worst investment. The 31 acres you are commenting on is currently available and is within a few miles of several towns AND less than an hour from the largest, fastest growing city in southern Missouri (Springfield). Good luck in your land search!

I guess since we deal with surveyors quite a bit we know that saying "north" implies a very precise direction but saying "northerly" more accurately describes what we intend. A boring reply, but it is accurate.
@instantacres The only problem I would have with buying from you is racism. The year is 2022 and still it exists. And can be very detrimental to my survival should I purchase this property or any other property. Being off in the woods as a black man I'd have to do something drastic just to keep people off my property. Why? Because my rights of property ownership would be totally ignored as no doubt my life would be investigated to see how I can afford such a beautiful piece of land. What am I doing out there. They thought I was trespassing because black men just aren't into this type of stuff. I'm not welcome in the area though I own the property outright. That sort of stuff. Therefore should I buy the land then hopefully I won't have to crack a skull or two just to keep people off my property. I'm trying to be respectful of your community guidelines. But these are just some of the problems I would have to deal with as a black man buying these properties.

I found it disheartening when people was all in the news stating they wanted to revert back to calling African Americans people racial slurs. They even took things back by calling us without remorse people of color. That's what all the riots and everything was about in ending Jim Crow laws abd the racial slurs. Back then it was colored people. Today it's people of color. It's stupidity. It's ignorant. Yet people gave tagged us African Americans once again racial slurs. That is why I was glad to hear Instant Acres tell me things are different in The Ozarks. However me purchasing and showing up there will tell me everything.
