    Thanks for watching! Addressing your concerns…Yes, we will add blinds (that’s a perfect use for the extra cash in the budget). I probably won’t do all the backslash but we may add something behind the stove to protect the drywall. We do not have a mortgage on the property as we paid cash. I also understand that things CAN go wrong with renting, but the possible upside and cash flow we would make from renting is worth the risk. All potential tenants will go through a rigorous background, credit and reference check to ensure they are a good match for our home. I’m well aware of the horror stories of nightmare tenants, but I’m also aware they are plenty of great humans out there that just need a comfortable and affordable place to live. South Carolina (where we live and where the house is located) is also very landlord friendly, so if it ever came down to it, eviction is extremely quick and easy. Selling the house would only net us about $40k but renting would net us about $16k per year after property management fees and taxes (conservatively). Even if we rented it for one year and the first tenant did $16k in damages (extremely unlikely) we would still have another year of appreciation on the home if we chose to sell at that time. I’ve done the math, talked to the professionals and renting just makes sense. Yes, there’s risk…but good things require a decent amount of risk. Imagine if we rented it for 10 years to a great tenant and had zero issues? That would be $160,000 in rental income (assuming we never increased the rent) and the house would likely double in value by then (if not more).
    Anyway, thanks for all the comments and concerns! We are glad to be done with it 😂

      Might consider adding a shower door instead of a shower curtain. The concern I always have is if the renter is aware of not getting the curtain closed all the way and potentially causing water damage.

    As a property manager, I would highly recommend you install window blinds if you're going to rent the house. It will prevent new tenants from hanging blankets or sheets in the windows (ugly eyesores!) and adding unwanted holes. It also helps to not have the tenants do it and really mess it up if they don't know how to hang them. Nice job on the whole place.

      Agreed. I was going to suggest some bamboo blinds, to add warmth to the look, but I'm wondering if that's a mistake for a rental, due to the fact they would harbor odors. They also can be rather see-through at night unless you get lined ones. For a rental, I guess the vinyl blinds might be best, but they could always get some wood-tone vinyl ones to add warmth to the space - both esthetically and literally.

    Pro tip...with your $600 surplus, you could purchase and install 2" window blinds for your future tenants. You could also install some floating shelves in the kitchen above the cabinets adjacent to the refrigerator. And, I recommend putting screen material in the ventilation for under the house off the carport before critters move in. Great job on the upgrades/repairs! Now get that house rented and a performing asset for you both.

    I learned a landlord trick from my real estate professor in college who owns over 50 rentals. He said whenever you’re showing the rental to a potential renter, discreetly look at the inside of their car. If they keep their car clean and tidy, they’re probably also going to keep the house clean, tidy, and in good shape as well! Just thought I’d give you that tip. And to all the opinions about renting the house out. Renting a house is much different in your situation (owning it in cash) both financially and mentally, compared to the property being leveraged. Y’all keep doing you cause whatever you’re doing is working!

    I purchased a similar house after a divorce 20 years ago. Single mom with no help. I had to figure it all out with a couple of books and limited internet. Congrats!

    Please make sure to vet renters very carefully! I had a rental home where they stopped paying and I could not get them out! I lost over $20K and they trashed the house when they were evicted. I wasn’t allowed to turn off water or electricity either. They had children so they knew a landlord would not be able to do anything. This was also a flip house that my husband worked so hard on. We got a court judgement and never collected a penny. There are people out there that know just how to work the system.

      We have very intensive set of guidelines for a tenant. I don’t mind sitting on it for a few more months until we find a good fit

Your hard work, dedication, and vision have truly paid off. You've transformed a space that was once just a project into a beautiful, livable home. It takes immense patience and skill to see a project like this through to the end, and you've done it with such grace and determination.     Great job. My only comment would be that if I was a buyer the backyard and dogs next door would be an issue. A better (solid) fence and some $$ thrown at spiffing up the patio would make an amazing difference (at least to me, but I'm not a potential buyer lol).

      Absolutely need to block the dogs' view with some fence fabric or a wooden fence on that side. Any prospective tenants who hope to enjoy their backyard will run the other way.

    Take that remaining 658$ and give it to a landscaping guy to come clean the outside, driveway, etc... would make a big difference.

      The old bushes look pretty good. Maybe add some nice ground cover in the low light areas & some flowers. Cleaning that 🚗 drive is a must! Don't trust a management company. Do a walk through every 4 to six months. Hope you let them have a dog.😊 very proud of you both.

      Tenants will not take care of any landscaping. They should leave it as is. I's hard to even get them to cut the grass with any regularity. Some landlords here in the Dallas area have lawn care companies cut the grass and the tenants have to pay it in addition to the rent.

    I would sell it while it looks so wonderful. First tenant with kids will scratch your new floors and ruin paint jobs. Heavy adults will gauge the floors with unprotected bed posts. Tenants dump grease in sink. Should sell it.

      Unfortunately Josh is a tad naive and believes he will have the worlds best tenants, he even says in the comments that it’s every one else’s fault they have bad tenants, which is such naive thinking as most tenants come across as the worlds best to begin with.

    What is a jack legs? lol The only thing missing is back splash in the kitchen. The cooking and water exposure can damage the paint and drywall. Not cheap tho. but, a blue & green back splash that matches the green cabinets would make that kitchen pop! I am so incredibly impressed at what you have done! Are there no gutters? Amazing reno cost!

    Hayley shaking her head, NO, not another house. lol Glad to see you got it finished and it looks amazing. Those hardwood floors are amazing. Love the color you chose for them. Oh, in case you ever do another house and have to cut into the wall for the plumbing, it's a good idea to put an access panel for that plumbing in case of any future issues. Just makes things easier. The DIY projects you did yourself saved you so much money and everything turned out great. Love the color of the cabinets. Thanks for showing us the finished project. I hope you have great luck in finding good tenants. Having someone else manage it for you is an excellent idea.

      We have renters already in another property and it’s been great. We provide safe and affordable home for them and they pay us and don’t destroy it. Been renting that one for over 2 years with zero issues.

    It looks awesome!! I agree with your comment about how there’s always going to be projects to be done. However I think the kitchen door should be replaced for safety. The window is so low it would be easy to break glass & unlock the deadbolt. Putting in something that’s a bit sturdier would be pretty important.

As Josh said, there are always projects to do and at some point you have to say "finished" I wouldn't hang a shower curtain in the master bath, just install a shower curtain bar. Now, with all your free time you can binge watch The Chosen!

    This is not a rental rehab it is a resale rehab. One bad tenant and you’re going to need to start over. As it sits great job.

      You are exactly right.
      These people have no idea how much damage a "good" renter does and getting a "bad" one can put you in the thousands for repairs.
      Yes you can take them to court for damage done above the security deposit...good luck collecting that, and in the meantime you need to shell out the money to get it rentable again.
      Love the story but if that is your financial situation, you are going to have a tough time as landlords.

      That’s always a risk with renting. If you do your due diligence and make sure you get a good tenant in there, the risk is reduced. I’ve rented like 6 different places in my life and I’ve never damaged anything. Good credit, good income, referral from previous landlord, full background check and you’re on your way to a great tenant.

      We have a rental property. The same people have lived tgere for 14 years. We've been lucky with good tenants. Yes, there will be repairs necessary if/when they move out. But after this many years, we expect it!

      @@HairyTornadoYou did an a amazing job, the place is lovely, and having a lovely place, with the price of rent that goes along with that, will weed out some of the people who would be prone to damage the place. I think you’re smart and you know how to do credit checks and ask for a deposit etc.
      I was a renter for most of my adult life until recently, and I always left every place I rented better than when I moved in. I don’t think every renter is automatically trashy.

    Awesome job!! You should DEFINITELY STILL ADD TO THE HOUSE BUDGET THOUGH! Don’t stop because there’s going to be maintenance before you know it when you get people in there and at way you have some ready that is strictly for the house and can still be a part of the original fund so you don’t have to dip into other funds as much. As well as it going towards taxes for it. Wicked awesome to show people that we CAN do something starting with very little! 👏 ❤

    House looks great!! I know a backsplash is work but could keep you from costly damage. When I moved into my new house, my new faucet ended up leaking and our new stove ended up being faulty too after some use, so we were thankful for a backsplash!
    I think just white subway tile would look great and it’s very affordable.

    Maybe use the 650 left for blinds or landscaping to add value?
    I would also highly suggest putting a washer/dryer in- it will prevent tenants from hanging wet laundry everywhere and it will add to the rental value- a house with laundry facilities will rent for more.

    Look once more at the selling- renting options. I have had family and friends go the rental option and several have had tenants have absolutely trashed the houses. They thought they had good tenants. You might want to consider putting a condition if you rent. No teenage/ twenty something’s kids living there. They seem to be the ones to put their fits in walls and kick holes in doors. I assume you are putting money in a savings account for repairs. Good luck whatever you decide. Love what you did with the house.

      Landlords have to be very careful with stipulations and/or restrictions on who can live in a home to avoid discrimination claims. You can say no pets but if someone has a service animal you have to allow it and it's the same with kids, no matter what age they are. The leasing agent can avoid certain people but you don't always physically see everyone who will be living in the home if you only deal with the folks renting the property.

    I’m a renter but PREVIOUSLY OWNED MU OWN HOUSE. I LITERALLY PAINTED THE ENTIRE HOUSE WHEN I MOVED IN!!! I did the landscape around it myself to make it look NICE! THEY ARE SOME GOOD PEOPLE OUT THERE. NICE JOB❤. GOOD LUCK.

    I think renting was the smart choice for now cuz you can have consistent income coming in especially with the housing market issues right now. Hopefully you guys find some really great long term tenants.

    I love the cabinets and the color . The floor choice was the right one . As far as the cabinet next to the stove . You can put stationary shelves in it and make it so it doesn’t open . You can get to it with next door . But still have the shelves . I have mine that way and it works out much better .

    Beautiful house!! I know that there are a lot of comments here about renters destroying property but as a lifelong renter, I have always taken good care of the homes I have rented and have always gotten my full security deposit back.... but I personally wouldn't rent the flip house because I could never enjoy the backyard with those two little dogs non-stop barking..

    Amazing job. So clean and nice. There are companies that will spray a finish on the concrete, and it is sooo worth it (car ports, garages, patios). So worth it! And will look even better!

    I'd look into some type of privacy blind, fence, wall, etc to block the neighbor dogs. Your renters can't even sit outside without being bombarded by barking. 😂😂😂

    When we bought our house 5 years ago, they had that ugly ass green carpet on the front porch and downstairs on our backporch. It was awful! My husband and I pulled it all up but then we had to rent a power washer to get all of the glue off. Took him 2 full days to get it done. It was so much work but so worth it! The house looks great! Ya'll did such a good job on it! It's been such a fun series too!

    As a home flipper and a landlord...SELL! Sell and take ona new project! Then sell again! We just ended a 2 yr battle with a squatter who was finally evicted owing us 65,000. We will never see that $. And then we found a tenent had....unalived himself in his apartment. Traumatizing and sad and costly. No next of kin and the police have siezed the apartment for now since no next of kin. I LOVE flipping and HATE being a landlord. You have to vet so carefully, people destroy your property and take advantage of any kindness we try to show. Just my 2 cents. Hi Mose!!

      As a Realtor for the last 20 years and a landlord previously. SELL. Being a landlord is not for the faint of heart and I know I have said this b4 to you but they will not love that house like you do or take care of it. It will break your heart. 😢

      Yep i inherited my grandfathers house at 15 yrs old too young to be given it until I was 18, property was rented by a landlord and the tenant trashed the house and refused to pay rent, lucky he decided to leave a few years later no rent paid but lesson learnt and I was able to get the house handed over to me but I had to spend money to get it repaired. It’s naive thinking to think your property will be in safe hands even with a property agent.

      I haven’t rented in many, many years, but when I did I took care of the house. After all, I lived there! I don’t understand people who tear up things or don’t keep things clean. I know homeowners often don’t either.

    When you buy your cabinets buy some filler pieces they are 3 inches wide and they can be cut them down to the size you need and the attach at the sides of the cabinets. Also there is a cabinet that goes over the fridge. You finished your wall cabinets a little short they should end about 10 - 12 inches from the end of the peninsula or you can take them all the way out to the end. You need to match size top to bottom like 24in wall over a dishwasher and same base to wall cabinet measurement. If you measure walls in inches end to end and designate where your window is with moldings all of the home remodels stores have cabinet designers that will figure out the footprint cabinet plan for you even with stock cabinets. Then you will have a plan to work off of. It's easier for them to do it in their program so that you aren't getting cabinets that you will need to return. That's what they get paid to do. I might recommend that you get wall cabinets as high as possible. They now make up to 42" in stock cabinets but I always recommend at least 36 high. Makes the kitchen look bigger and there is more storage. Crown molding always finishes off the wall cabinets and isn't really that costly.

    Congratulations!! I loved when you said "at some point you just need to say we're done". We renovated a one hundred year old house over sixteen years!!! Kids really slow things down.😆 We turned a fantastic profit on that house. Now were just enjoying our forever home! I can't wait to watch your next adventure.

    Good luck with renters. I was a landlord for awhile. The tenants were checked out but they still destroyed the places. I gave up. Good luck the home is beautiful. I hope they take care of it.

    Love the house guys...so glad you are keeping it and gonna rent it. I would just put a shower rod in the bathroom, people have their own shower curtains, however, I do think you need to take the money you have left over and buy blinds for the windows. Love you guys and keep the videos coming.

      It’s good and bad. Renting to people you know is good because you can typical trust them, but if it gets to a point where they stop paying, you’ve got to be able to evict them. In my opinion, it’s easier to evict a stranger than a friend.

    Hey, I'm pretty sure I have that same fridge in my house! Bought it new from the factory for like $750 or less if I recall 2 years ago. It was hard to not turn down that kind of price with a 10-year warranty since the fridge is always the most expensive appliance to buy then comes the stove, dishwasher, and microwave being the cheapest.
    $5k or $6k in kitchen appliances really only applies if you buy the high end, premium brands. You could've easily got all new appliances from Maytag or Whirlpool for like $2500 give or take by just buying the cheap base models with no bells and whistles.
    And if this is a rental you do not want fancy. Ice makers and water dispenser are prone to breaking in fridges. The heating elements in electric stoves will fail. Gas stoves tend to last the longest. Top door freezer fridges seem to have the least number of problems, especially if you don't add the ice maker.

    I do hope you get really good quality a long-term renters in your little house. This day in the age people will come in and pay the first month or two then be late for a couple of months then go on strike cannot pay for anything and you have to go through the cost of evicting them. Let's hope you don't get people like that. That living room floor in fact all the floors she was shown are absolutely beautiful. Best wishes to you. I think that's a very clever way of covering your cost. Don't forget the taxes that you'll have to pay on all this income, so put some away for that. Best wishes for Greeley good tenants!!
