My neighborhood does have an HOA, but no one bothers us. As long as you take care of your home you have no issues. We have a pool and clubhouse, and the neighborhood is highly walkable. Great location, one mile down the street from the premium outlets, less than a mile from 199. The Villages at Westminster.
I really tend to agree with you on this. We could probably dissolve half the HOAs in Hampton Roads and the neighborhoods wouldn't change a bit. At a certain point, pride of ownership takes over!
I think it'll be a nice neighborhood, and will look similar to Arbordale, which you can see on the 55+ Alternative Neighborhoods video I did. I like that these homes already come fairly upgraded, so I don't think you'll have to go too much above the list price for Ryan to build the home you want. Of course, always research the builder to make sure they're a good fit for you.
