My neighborhood does have an HOA, but no one bothers us. As long as you take care of your home you have no issues. We have a pool and clubhouse, and the neighborhood is highly walkable. Great location, one mile down the street from the premium outlets, less than a mile from 199. The Villages at Westminster.

Can you have your own pool? No kids. Retiring in two years. Want ranch, 2300 sq ft or so.

A ranch with a pool is definitely doable here! Call any time if you'd like to talk more 757.912.4440

No HOA yet the people still take care of their homes. Why do they need HOAS? Scam!

I really tend to agree with you on this. We could probably dissolve half the HOAs in Hampton Roads and the neighborhoods wouldn't change a bit. At a certain point, pride of ownership takes over!

What is your take on tranquility 55 plus?

I think it'll be a nice neighborhood, and will look similar to Arbordale, which you can see on the 55+ Alternative Neighborhoods video I did. I like that these homes already come fairly upgraded, so I don't think you'll have to go too much above the list price for Ryan to build the home you want. Of course, always research the builder to make sure they're a good fit for you.
