I once looked at an apartment in CDO someone recommended to me. It was a one bedroom place that was behind some businesses in a back alley. The rent price was good, but being in the alley wasn't. Anyway, my daughter and I went in, and it was a typical filipino one bedroom apartment. Living area, bathroom and "kitchen" on the first floor, bedroom on the second. The place was a pig sty, no joke. It was filthy. The CR looked and smelled like 52 blind people couldn't quite find the toilet. The property manager (a woman I had an instant dislike for) came in, and I mentioned the filth. She didn't like me, either, and said the place would be cleaned before a new tenant moved in. She also told me she could rent the place out to a "deserving" Filipino family any time she liked.
Oh WOW you were in my Subdivision Rod! I’m renting exactly the same 4 bedroom house in Collinwood fully furnished with 5 ductless split units in each rooms (Samsung very quite units) My house they wanted 23k in beginning but I told them I will sign one year lease only if they lower their price to 17k per month on which I got declined right away but the owner actually called me the next day and agree to my terms 17k per month or one year. Now we also pay 1500 or Security and water use all in one monthly bill. We run Aircon all day and my electricity bill on average 5-6k and PLDT Fiber 100Mbps is 1800 per month. I know another house here or rent with 2 bedrooms fully furnished asking only 18k but I’m sure they will take 15k if anyone is looking or house here.
@@steveyi2690 absolutely not, now maybe because I’m in Phase 1 on St. Pedro street and it’s much further away from airport but still it’s same subdivision and it’s pretty quite here near my house.

As far as I can see in this video, the houses in that subdivision have been built by Primary Homes, with steel reinforced poured concrete walls instead of the weak hollow blocks. You can find the same type of houses in the subdivisions called "Royal Palms" in Panglao, in Argao, and in some locations in Cebu City.
I think this is a Primary Homes project lamberko. I also appreciate the sturdier build with reinforcing. I always appreciate your insight and experience on these subjects.
@@AmazingPhilippines1 Same like you, I always like to see houses and condos built in a proper way. Not only the chosen material, but also the way they've installed the electricity (grounding/earthing) and plumping. 99% of the real estate in the Philippines are built in a quality I could never accept and therefore I would never buy. But there is that small 1% what catches my attention. Even if that 1% is still not on the same level of quality like in the USA or Europe. But at least there is some serious progress going on. I wish they would ban the weak hollow blocks. But the Philippines' build-code in general is a topic worth a discussion. That's why I watch and appreciate your videos so much, when you walk through the condos and you check the quality of the windows, doors, amount of power outlets, water pressure, noise and heat insulation, and so on. For many people maybe just some more or less important details, but for you and me these details will tell you exactly the level of quality. You don't get distracted by new plaster and fresh paint, because you know that's just cosmetic and tells you nothing. I really appreciate your videos. 👍👍👍

Hey Rod, i rented there for 1 year back in 2014 and found it quiet enough, had to get internet in and Sky cable, but did us fine back then. I expect the houses are a bit older types and in need of renovating now. My 2c.😁

Our house is there in Collinwood. I'm retiring next year in June 2022 and will be back permanently to live. Those are condominiums outside of Collinwood.
I agree Jane. I really do not like living behind walls, gates, and barbed wire that most of the houses on the street have so a subdivision offers some security without the feeling of being "locked in". I do like the view from higher floors in the condos but it comes at a cost.

Thanks Tom. There are many subdivisions on Mactan and quite a few in Cebu metro also with thousands of them sitting empty for a years so prices will probably be depressed for at least another year Tom. Some are still trying to get the pre-pandemic price.
I'm not Rod, but I would like to give my 2 cents, too.😄 Based on my experiences near to all of the gated (!) subdivisions have a strict policy. Roosters and pigs and other farm animals are not allowed. Pets (like for e.g. cats and dogs) are temporary allowed. That temporary permission expands automatically, if your pets do not annoy your neighbars. And if your permanently barking dog annoys your neighbars, then you should expect the permission will not get expanded.

The strange thing is that I seldom see a mosquito in the 5 areas of town I have lived in. I open my door and windows of my condo often for some breeze and seldom see a fly or other flying insect. Maybe they spray.
Most of the low cost units are not listed online Mark and You find them by asking Filipinos and walking neighborhoods looking for "For Rent" signs on poles or gates. I will do a video if I stumble upon the units. Thanks.

For me you can only express what the asking price is whether high or low just negotiate, the thing i like about these videos is you get an independent view and can see if it may suit ones needs....
It's got good bones but like you I don't want to have to buy furniture, it's wasted money. I was in property rentals in my 20's. Why people show properties dirty escapes me, it no way to rent a property quickly.

Wouldnt you like around Talisay? There are lots of houses for rentals there as well. They are just close to SM in SRP.
I prefer the city but I think there are many who are interested in Talisay Marites.
Try houses in Anami Homes Mactan,,also in Basak nearby also in Grandmall.very clean and not crowded subdivision...just give you an option..
