Our master bedroom does not have a door directly into the bathroom and there is no window between our room and the second bedroom. 2. There is an electric water heater located under the sink and it works on demand. There is no hot water tank. 3. The pool is very well maintained. 4. Management is excellent and very easy to deal with. 5. Some of the tenants are seasonal and come annually. They are mostly Europeans, Americans, Thai, Aussies, and their Filipino partners/wives. I believe there are five children, all of whom are respectful and quiet! 😊 6. Rent plus utilities runs between $650-700 a month, but that includes water, drinking water, high speed fiber optic connection, electric, gasul, and cable TV. It really depends on how often you run your A/C, which we seldom do as Valencia is much cooler than Dumaguete due to the elevation.

John Blanco UA-cam shows they renovated their first floor unit at Marpas. I’ve visited their family in San Isidro Barangay, Trinidad, Bohol island.

For the Duma area, this is pretty good. IMHO, from all the videos I've seen, Duma is pricing itself right out of coinsideration. Especially when you factor in the frequency of brownouts, which means no air, no internet, no TV, and dont open the fridge till power comes back on.

I hope that the channel catches on with more viewers so they learn about what options they have!...keep those vlogs coming on these updates of housing!...great!
These are really nice units.. I've stayed there a week before..also used the scooter rental as well.. Staff was great.. I'd def rent long term here. Call n check the nice rentals directly across the street too! They're quite nice but always booked. Valencia is a great little area..I'd live there.. Duma.. Not so much.. Too crowded and congested.. Lots to see and do in Valencia..it's worth the look see.
I really like this place--I'd just want to add a microwave. Lots of space and a good bathroom. I really like the 1 bedroom units with the large, covered balcony on the upper floor--great place to have coffee in the morning or tea in the evening. Kitchen size is good too. I'm not sure about parking with the upstairs units? I also like that they have a daily and weekly rate and fully inclusive rate for a month--makes it easier to try out for a bit when first visiting the Philippines. Also, having a motorbike rental available at the unit (for various lengths of time) is convenient.
Love it! Beautiful units! The only thing I find a bit awkward is that in the 2 bedroom unit, the window of the master bedroom gives out into the second bedroom. Apart from a lack of privacy, there is thus no direct air intake in the master bedroom. Nice kitchens and I love those bathrooms!

Hi MIKE and JANET , TY for another video. I liked both the 1 and 2 bedroom units. If I were to rent there , I don t really like going up and down stairs , so if I wanted the 1 bedroom , I would look elsewhere. The size of the units was adequate and seemed larger than others you have shown. I am not there so can t actually know about the cost of rentals BUT getting hich. Living here in the usa , very near NYC , you may pay $1000 to $1500 to rent a 1 car garage and be lucky if a larger suv would fit in it. Please keep up this type of video , it helps us to know what the costs are. GOD BLESS CIAO

I know that residential prices here in the US tend to get talked about in terms of being much higher, and that's true in New York or California, but I'm in the mid west (Des Moines) and my house payment is $783.00 per mo,. for a 3bdr 2ba single family home on a half acre. This is an apartment, a little bigger than a third of the size. Yes it has a pool, and some amenities, but it occurs to me that they are really socking it to the foreigners. I want to live in a higher elevation city to escape some of the heat, but it doesn't seem like Valencia is the best choice.
Are the terrace doors on the upstairs 1 bedroom fully screened as in a sliding screen door? Like the setup if they are screened for a cross breeze 😊😊😊 almost forgot do all the apts have thier own electric meter?

I have 2 inverter AC units which I run 16H/day each at 30 deg C which is as high as they will go and I am paying 4 K/month electricity. I think you would have to budget 40 K/month realistically. I am paying total of 20K/month with a pool but the location is right on a busy street in Duma near city mall. Cam
nice apartment in valencia. I was first going to cebu and had a budget of 22000 rent, 6000 electric, and 1000 for cable. this one bdrm is basically 4290 pesos higher. and much nicer and roomier than what you can get in cebu. makes me think I'll move to valencia first, and then take weekend trips to cebu for fun. plus, with less need for a/c, might be even better. thank you for showing this apartment. only issue I have, I'm 73, and going upstairs ( which I'm already doing now ) would be a chore later on. but a great place to start out. Janet does such a great job filming. Great job Janet 😀👍question, is it too far to walk to any stores which is why they offer bike rentals?
So: it's not cheap, I think it's also a bit isolated, you need a private vehicle to get around. but, the place in general is very beautiful, built well, with intelligence, in fact you only have to think about your trip, so 30,000 pesos a month plus bills and a good service between price and quality. I compliment the owner, because it is not easy to find a place like this in the Philippines👍

I found one of your old videos from Marpas apartments and I hope you can remember if I ask you a question or two and if you would not mind. First is there covered parking for a motorcycles ? And how’s the temperature? I can see there’s no A/C in the living rooms. I know people say it’s cooler there but I can’t imagine it’s so much cooler 😂
it's very interesting the LT lease on the one bedroom is almost as much as the LT lease on the 2 bedroom. is that typical in dumaguete/valencia? they must be doing something right to be getting those kind of rates. maybe having access to a swimming pool is a really big deal in the PH. I personally wouldn't pay much extra for a swimming pool.
Wow, it is different to the typical philippines condos,that are usually small dimensioned and ugly furnished. And the surrounding incl. swimming pool is great. The equipment is reasonable and just right size and I really like the long-term price. However, you only make 1-year contracts? Is there an option to to get a secount year for the same price or will this be subject to negotiation?

That first apartment you was in is above John and maris’s place they just built a lanai for the apartment they rent.

I will be in the Philippines starting Mid Nov. The one bed unit would be perfect. Icould start rental Mid Nov or Mid Jan.
