Everything is already set up to function and have access to enjoy real Dominican culture. To live in a gate community is the same as being in jail. Investors i have a few tips to piggyback on what he is covering all excellent points. I am an investor. I loved the opportunity to flip pre construction. The first step you should take is get a really good lawyer. Do it even before you start looking. The reason being they will give you a more honest opinion based on experience with builders. This is critical. Second, i look for new contruction where the phase is almost sold out. The reason being it should be desireable and you will be able to profit because the next phase will be more and a potential buyer that wants the condo ASAP. What i will warn you and your lawyer should know is if the builder has any rules about selling your rights. When i put the deposit down i made sure there werent any rules. However when i was in the process of selling the developer tried to hit me with a 5% fee for selling. I DONT THINK SO! My lawyer and I made it clear that wasnt going to happen. The bottom line is buyer beware. You are dealinv with a third world country. I wouldnt let that deter you. I think that its a great market. If you have questions let me know. Cash and Carry is unique in Cap Cana and Punta Cana. If you want quality and choice of cheeses, meats, fish this is the place to go. There is also a cafe and recently they’ve added a small restaurant. Excellent.
Just to clarify, Ciudad Las Cana is part of the Cap Cana master plan and just another community in Cap Canas jurisdicción. What do I mean? It is still administered by Cap Cana, so the security/gated area is still Cap Cana security, as well as the water and electricity. You get a carnet card, essentially your key to get into the residential area of Ciudad Las Cana or any of the public amenities Capa Cana has to offer so your access is no different then if you lived in Green Village(another community in Cap Cana master plan). Also for the folks that want a church near by, Ciudad Las Cana also has the Sagrada Familia church with mass on Sunday, making it very appealing. Agree that if you bring a national brand super market it will make a big difference, I think Ciudad Las Cana is perfect spot for it vs like Juannilo Beach or Marina as an example but I think it’s more realistic once all the projects complete and people start living in Cap Cana vs just short term rentals.

Canadian here that owns property in the DR ! Its ok If you are able to ignore all the poverty polution and chaos outside your nice gated communities also DR is Not cheap you will pay double on a lot of items.I learned the hard way🤷Trying to sell your property can take years if you are lucky! Another excellent residential complex to live in Punta Cana is the Residencial Ciudad Caracolí❤. It is managed by Grupo Puntacana, it has a school "Centro Educativo Ciudad Caracolí ", a Centro a la Diversidad Infantil with excellent psychologists, the Óscar De La Renta pediatric center , is just 9 minutes from the Punta Cana international airport (Puj), shops, supermarket and everything you may need. What I like most is that it has the same services as the Puntacana Resort & Club or Punta Cana Village at a lower cost, it has security, water, electricity, garbage collection and fumigation from the Puntacana group. The power never goes out unlike other residential areas that have government power. Excellent for small families and singles

That’s what we did but for 2 months. We did an Airbnb in cap cana which gave us the time to search and find where our daily patterns made the most sense for us to live.
Thanks for providing us with the lay of the land over there. This is actually very actionable information for locals considering the area as well. Due to income inequality, the area is just too out of reach for most locals, so there's not a lot of locally produced high-quality content about it. It took a gringo living there that also decided to make good content for us to get this breakdown, ha!
My girlfriend lives in Santo Domingo and I'm hoping soon to bring her and her son over to America. I'm 53, still working for the Veterans Affair Medical Center (VAMC) as a respiratory therapist. I thought about transferring/relocating to Puerto Rico because they have a VAMC there, but the high cost of living, hurricane season, and bugs is not for me. I'm now just thinking about finishing out my career in America, then we would move back to DR in the Punta Cana area. I was told that the US Federal Goverment had recently built a VAMC clinic in Punta Cana Village, but they are not using respiratory therapist there. Congrats!!! If you’re 45 from punta cana, id get a car. It’s very safe in the punta cana área, check out Los ojos indigenous in punta cana resort for natural pools and trails. Beaches for free are Bibijagua and Macao (best ones). If you’re willing to pay go to playa Blanca while you’re inside punta cana resort. Your payment at the gate is credit at the restaurant. Shopping at downtown mall or blue mall. Where are you thet you’re 45 from punta cana? That feels like la Romana, miches or higuey?
My family is coming in July for the first time and we’re staying in a villa in Punta Cana Village. The only thing I’m mostly concerned about is the safety of the water. I heard you shouldn’t even brush your teeth with tap water. Do most restaurants utilize filtered water to wash their produce. Depending on who you listen to, eating salad is not even. recommended.
Don’t know what restaurants do but I doubt they’re using filtered for that. Honestly been here 2 years and no issues with water. We drink filtered water. We wash and brush teeth with tap water. We eat out too much haha. All good!

Cocotal is actually onpar with puntacana village and puntacana resorts but with better landscapes. Its an incredible community and really good for investment
New real estate communities are being built just 4 miles west of Verón which are very affordable for lower middle class people off Route 106. This area that leads to Higüey and only 25 minutes away from the Punta Cana downtown area is a good investment with beautiful Villas, penthouses and apartments with 24/7 secured areas.

Big project. Beautiful plan. They are starting development right about now. Good people running it. I think any project is riskiest before development starts and becomes less risky the more development that takes place. So not specific to larimar , I would say determine your risk tolerance and when to invest. If you have a high tolerance invest early. If lower tolerance perhaps wait to see progres. You’ll pay more but have piece of mind. Specific to larimar, the gentlemen putting the project together are very nice and experienced from my interactions with them.
@@thejamiegruber-I grew up in JP went to Mary E. Curley Jr. HS and graduated from Boston English. Studied a couple of years at UM Boston but ended up graduating from Trinity U. Dearfield, Ill. I've been living in Miami for a couple of decades but plan to head over to the DR soon but still trying to figure out which part is best for me. This video really helped a lot. Although, I like the Punta Cana area because it has everything you want and more soon after fell in love with Samana. However, most of my family ties are in the Cibao region specifically Santiago another part of the DR where my heart is close. At this point I'm in the paralysis, analysis stage. I will just like just jump into the water, hope for the best and figure it all out along the way.

It’s hit or miss around the island. North short is more active in Cabarete and las Terranas. But punta rucia is calm. Playa blanca and Juanillo in punta cana are calm, but Macao is active. Its really Beach by beach

I know all those communities, I have lived in some and they are all good options, the only thing is that to live in Pueblo Bavaro I prefer the Cuidad del Sol, more security and order, Pueblo Bavaro and the neighborhoods of Veron do not have much difference.

Nice information, but I feel that you miss some other residentials for tight budget, for example ciudad caracoli, it has a nice school inside, it's cheap and close to puntacana village.
Im sure there are some I missed. Ciudad caracoli is apartments only I believe correct? Right by the police station at the entrance of Verón? I see that like a Pueblo Bavaro without houses. Unless they have houses there that I haven’t seen?

We’ve been all over. But live in punta cana so I have the most knowledge here. Las Terranas os amazing and growing. Small airport there so it’s harder to get to. I think there’s one hospital now. It gets more flooding than many other areas. Very vibrant. Very lively. Beautiful place. My favorite place to go to visit. 26 beaches in samana. It’s amazing. If we were to live somewhere else it would be Cabarete. It’s close to Puerto plata and a larger airport, multiple schools, multiple hospitals, multiple grocery stores etc. Las Terranas does have an amazing school there.

I really like the DR, however, I like comfort, specially having access to all the services that I have here in the States (ie grocery stores, pharmacies, good internet, hospitals, etc). How developed is Punta Cana to make it as close as possible to leaving in, let’s say, Florida?

My research on the Dominican Republic keeps bringing me back to the Punta Cana area for an initial trip. It seems more appealing than the North coast. I just would want to avoid the congestion, noise, crowds and resorts. How does one do that?
Few things 1. Think of punta cana like Orlando. There’s the Disney touristy part and then there’s a city where people live every day. PC is built for both but most don’t acknowledge the living part .. they always dismiss it as tourist only 2. Live in a spot where it’s quieter .. cap cana, punta cana village, ciudad la palma 3. Go to the places tourists don’t haha Pretty simple 😉. I think your concerns are more perceived than real. There’s some traffic. It’s a growing area. But other than seeing tourist buses and sometimes seeing them at certain beaches .. there are 3 hospitals, 7+ schools, a bunch of residential neighborhoods, 6 gyms and all that for a reason
@@thejamiegruber I watched the video on Punta Cana Village, and the location has a little turn off to it. It kinds of seems like living in Disneyland or in a permanent resort or cruise ship.
Jamie i listenned to this video and thanks for sharing so much info, but i couldn't figure out two areas where i would probably buy. One is moon garden in the coral golf community which i didn't hear you mentionned. The other place is Bavaro island where the condos are somewhat cheaper but all the condos are new. The difference Monn Garden is 360K US 3 bedroom but only ready in 2027. The one in Bavaro island is only 135K US also 3bedrooms But so i just wanted to know which in one is actually the safest. North coast is the other spot we looked at and sometimes talk about moving to to try it out. I love Cabarete in particular.

Beaches for free are Bibijagua and Macao (best ones). If you’re willing to pay go to playa Blanca while you’re inside punta cana resort. Your payment at the gate is credit at the restaurant. Shopping at downtown mall or blue mall. Where are you thet you’re 45 from punta cana? That feels like la Romana, miches or higuey?

My family is coming in July for the first time and we’re staying in a villa in Punta Cana Village. The only thing I’m mostly concerned about is the safety of the water. I heard you shouldn’t even brush your teeth with tap water. Do most restaurants utilize filtered water to wash their produce. Depending on who you listen to, eating salad is not even. recommended.
Don’t know what restaurants do but I doubt they’re using filtered for that. Honestly been here 2 years and no issues with water. We drink filtered water. We wash and brush teeth with tap water. We eat out too much haha. All good!

thanks for giving some good info, with a realistic budget. Too many videos selling how cheap it is to live here. That is not doing anyone a good service. Would like to see a video of projects to stay away from. Never finished or poor quality of the builds

Cocotal is actually onpar with puntacana village and puntacana resorts but with better landscapes. Its an incredible community and really good for investment

I think you missed San Juan Lakes in Downtown PC. In my opinion, it is a better community than both Vista Cana and Costa Cana.

I like the north coast of DR = Cabarete area - very nice but not as expensive
We love Cabarete
New real estate communities are being built just 4 miles west of Verón which are very affordable for lower middle class people off Route 106. This area that leads to Higüey and only 25 minutes away from the Punta Cana downtown area is a good investment with beautiful Villas, penthouses and apartments with 24/7 secured areas.

Big project. Beautiful plan. They are starting development right about now. Good people running it. I think any project is riskiest before development starts and becomes less risky the more development that takes place. So not specific to larimar , I would say determine your risk tolerance and when to invest. If you have a high tolerance invest early. If lower tolerance perhaps wait to see progres. You’ll pay more but have piece of mind. Specific to larimar, the gentlemen putting the project together are very nice and experienced from my interactions with them.

I've been living in Miami for a couple of decades but plan to head over to the DR soon but still trying to figure out which part is best for me.
This video really helped a lot. Although, I like the Punta Cana area because it has everything you want and more soon after fell in love with Samana. However, most of my family ties are in the Cibao region specifically Santiago another part of the DR where my heart is close.
At this point I'm in the paralysis, analysis stage. I will just like just jump into the water, hope for the best and figure it all out along the way.

It’s hit or miss around the island. North short is more active in Cabarete and las Terranas. But punta rucia is calm. Playa blanca and Juanillo in punta cana are calm, but Macao is active. Its really Beach by beach

I know all those communities, I have lived in some and they are all good options, the only thing is that to live in Pueblo Bavaro I prefer the Cuidad del Sol, more security and order, Pueblo Bavaro and the neighborhoods of Veron do not have much difference.

Nice information, but I feel that you miss some other residentials for tight budget, for example ciudad caracoli, it has a nice school inside, it's cheap and close to puntacana village.
Im sure there are some I missed. Ciudad caracoli is apartments only I believe correct? Right by the police station at the entrance of Verón? I see that like a Pueblo Bavaro without houses. Unless they have houses there that I haven’t seen?
So do you have any experience with other parts outside of Punta Cana? I have been researching Las Terrenas and that seems more like my speed. Kinda laid back beach life. Just curious if you have visited?
We’ve been all over. But live in punta cana so I have the most knowledge here. Las Terranas os amazing and growing. Small airport there so it’s harder to get to. I think there’s one hospital now. It gets more flooding than many other areas. Very vibrant. Very lively. Beautiful place. My favorite place to go to visit. 26 beaches in samana. It’s amazing. If we were to live somewhere else it would be Cabarete. It’s close to Puerto plata and a larger airport, multiple schools, multiple hospitals, multiple grocery stores etc. Las Terranas does have an amazing school there.

I really like the DR, however, I like comfort, specially having access to all the services that I have here in the States (ie grocery stores, pharmacies, good internet, hospitals, etc). My research on the Dominican Republic keeps bringing me back to the Punta Cana area for an initial trip. It seems more appealing than the North coast. I just would want to avoid the congestion, noise, crowds and resorts. How does one do that?
Few things
1. Think of punta cana like Orlando. There’s the Disney touristy part and then there’s a city where people live every day. PC is built for both but most don’t acknowledge the living part .. they always dismiss it as tourist only
2. Live in a spot where it’s quieter .. cap cana, punta cana village, ciudad la palma
3. Go to the places tourists don’t haha
Pretty simple 😉. I think your concerns are more perceived than real. There’s some traffic. It’s a growing area. But other than seeing tourist buses and sometimes seeing them at certain beaches .. there are 3 hospitals, 7+ schools, a bunch of residential neighborhoods, 6 gyms and all that for a reason

Jamie i listenned to this video and thanks for sharing so much info, but i couldn't figure out two areas where i would probably buy. One is moon garden in the coral golf community which i didn't hear you mentionned. The other place is Bavaro island where the condos are somewhat cheaper but all the condos are new. The difference Monn Garden is 360K US 3 bedroom but only ready in 2027. The one in Bavaro island is only 135K US also 3bedrooms But so i just wanted to know which in one is actually the safest. Four points sheraton is right by the airport. The Westin inside punta cana resort May be hotel only and not all inclusive.
