I bought pre construction in the village punta Cana no extra charges, took a loan from ScOtiabank, I checked all the banks you mentioned and they had the best rate also as I don’t speak Spanish ScOtiabank had English speakers which came in very useful.
when buying at a condo complex , look closely at the pool for shoddy substandard construction. why you ask? the pool is always the last thing built in a project, and by then everyone of those developers will be running out of money and they gonna cut corners on the pool.

The electrical outlet comment is soooo true!! not enough around the house …..and after you buy a washer/dryer you find out they installed the outlet too far from the location or with the lowest amp/volt

Cobbleskill is beautiful in the summer. Actually all this area is. I’m originally from NYC but went to Union College, met my wife and raised our kids in the Albany area. As empty nesters now we are looking to relocate somewhere warmer. As you know, the winters here are too long. Fortunately, I have less than 3 years to retire. :)
getting a mortgage for a home in there DR is very rare. cash, not credit, is king in the DR. credit is king in the USA which is one of the many reasons the USA economy is so over inflated.
I’m very interested in moving to DR in the near future. This video was very helpful. I’m also so glad that you mentioned how the media portrays DR and often makes it seem like it’s not safe, but that is not the case. People are generally very nice, friendly and helpful. Of course, it’s good to stay aware of your surroundings but that goes for any other place in the world as well.
Scotia is the best bank....+ they keep your dollars as dollars and peso separate. It's very easy to buy and own in DR...I've lived there for 7 years and now I'm co working comming back

You were spot on. I have 2 properties. One was a pre construction, and both things were true. More time and more money before completed. Also, checking the titles is paramount. I had several problems with different properties because of the title.
Grenadian here living in Brooklyn, NY . I've been to DR three times and love it. Grenada is way too Expensive and there is so much more to do in DR. Im in the process of looking for something in DR so I'm looking at all your videos, especially the one about areas to buy in DR. Looking for something where I can visit about 2 to three times a year for now
same here, sis from Grenz, Grenada it is really just too costly and what you get for your money... so here we are. similar climate, I don't mind learning a new language at all in retirement to keep the brain sharp lol

Hey Jamie, just found your channel. I live in Santo Domingo and had previously only looked at preconstruction in Punta Cana/Samana. I recently learned that in Santo Domingo, preconstruction is very similar but the standard initial payment is only 10%, paying 30% during the build and financing 60% on delivery.
buying pre construction in the DR is like skydiving without a parachute. the developer can put your up front money towards the project. he doesnt have to escrow the money. so , if the project goes bust , and many of them do, you will not have your money nor your property.
Just wanted to make a point about the original price amd timeline. They do often vary from the original and you should mentally prepare to wait longer and sometimes pay more. This is true! But it is NOT because the developer was trying to deceive you, it is just that the cost of materials and delivery of jobs by contractors are always changing, also inflation post Covid is running wild so prices change constantly. Over a couple of years of construction, things change wildly. It is just the way the economy works here.

Great context! Live in NYC and recently purchased in Punta Cana pre- construction less than 3 minutes to Downtown. Excited and thus far going smoothly. Confutur and all the benefits of pre construction made it my option. I used a reputable attorney for the transaction and was able to get the contract to my liking. As for the costs within the contract the possibility for paying more at the end didn’t go above 3%.

Just a slight correction. Confotur 15 year tax abatement is initiated when the development gets the confotur approved. So, let's say they get approved today, but your house is not ready for another 2 years, you will have 13 years of the abatement left and so on.

I bought a pre construction property in punta cana‘ delivery date was supposed to be this June 2024 but do to permit delays delivery won’t be until next year instead’ which was a little of upsetting but I’m over it. And just looking forward to getting those keys

If you can build your own home, I’d do it. Cost to build here is still less expensive or no more expensive than buying. Just takes time and headache dealing with contractors.

If you’re going to hold for a while and can afford to own without needing Airbnb income, I’d buy all day. The equity upside in 5-10 years if you buy right is ridiculous. Especially in las Terranas. It’s already getting hot and they’re barely scratching the surface in Samana. My take

When it comes to buying in DR is always recommended to finance certain amount. The bank will help you to obtain and research the title. Title transfer is very expensive and can become a real problem in DR. Saying this from personal experience.

Haven’t been there yet. Really good prices, beautiful location from what I’ve seen and big ambitious project. It’s further inland which means a little bit of a drive to the beach but that’ll keep the price down as well. I’ve met the developers. Very nice people. I have to explore more

Beautiful project. I know the ceo and they are big thinking people who believe in what they’re creating and are focused on quality. It’s a new project, that’s always the riskiest phase. It’s inland, so that may limit value upside because it’s not that close to a beach. But otherwise it seems like a project that will provide value to its investors.

I am a nature lover and would love to be up in the mountains but not too far from the city, no more than a 45 min drive really. Where would you recommend? SCOTIABANK is apparently a Canadian bank with branches all over the caribbean , Asia and S America. I am guessing the DR also has an HSBC, CHASE etc GLAD you got settled in okay, I live accross the ocean in that big portuguese speaking place
It’s broker by broker. There are some but many have expired listings. Honestly it’s best to work with a realtor. Happy to provide one if you need it. But sites are not reliable and there’s no mls
Not in punta cana yet. Pricemart is in Santo Domingo but delivers to punta cana. There’s unidos, jumbo, and a bunch of other large stores in punta cana though
There’s a 3% transfer tax at sale, 1% property tax on the value above $170k that can be waived on construction properties if approved for confotur. Believe it’s covered about 1/2 way thru the video

Just a slight correction. Confotur 15 year tax abatement is initiated when the development gets the confotur approved. So, let's say they get approved today, but your house is not ready for another 2 years, you will have 13 years of the abatement left and so on.

delivery date was supposed to be this June 2024 but do to permit delays delivery won’t be until next year instead’ which was a little of upsetting but I’m over it. And just looking forward to getting those keys

If you can build your own home, I’d do it. Cost to build here is still less expensive or no more expensive than buying. Just takes time and headache dealing with contractors.

If you’re going to hold for a while and can afford to own without needing Airbnb income, I’d buy all day. The equity upside in 5-10 years if you buy right is ridiculous. Especially in las Terranas. It’s already getting hot and they’re barely scratching the surface in Samana. My take

When it comes to buying in DR is always recommended to finance certain amount. The bank will help you to obtain and research the title. Title transfer is very expensive and can become a real problem in DR. Saying this from personal experience.

Haven’t been there yet. Really good prices, beautiful location from what I’ve seen and big ambitious project. It’s further inland which means a little bit of a drive to the beach but that’ll keep the price down as well. I’ve met the developers. Very nice people. I have to explore more

When it comes time to apply for a mortgage (with a Dominican bank) after having financed a new construction for 3 years, is there then a downpayment due to secure the mortgage or will the 40%+ you put down during the 3 year construction suffice?

You’d be able to secure the entire amount of what’s left at the end in a mortgage assuming it appraises. That’s my understanding

Beautiful project. I know the ceo and they are big thinking people who believe in what they’re creating and are focused on quality. It’s a new project, that’s always the riskiest phase. It’s inland, so that may limit value upside because it’s not that close to a beach. But otherwise it seems like a project that will provide value to its investors.

I am a nature lover and would love to be up in the mountains but not too far from the city, no more than a 45 min drive really. Where would you recommend? It’s broker by broker. There are some but many have expired listings. Honestly it’s best to work with a realtor. Happy to provide one if you need it. But sites are not reliable and there’s no mls

Not in punta cana yet. Pricemart is in Santo Domingo but delivers to punta cana. There’s unidos, jumbo, and a bunch of other large stores in punta cana though
