    I've been cleaning since 2008 and things have change since then. I can tell you that I have learn so much. I am In San Diego and now I charge $28 and $60. It depends on so many things. Cost of living in CA is very expensive. Good luck to all of you.

    Thank you ❤ I’m just starting out the cleaning process and Business. Working as a contractor self employed right now. And moving to my own cleaning business. I do so much work and deserve the best in my own company. I am starting as a LLC. I am just learning the Ins and outs. And working on building a website and pay system and getting and trying to keep clients. I am learning this now I work 9 hours one day and was paid low. And they tip. But it wore me out and I had another house to do. The client just want us to get it done. They don’t thinner of how tired we become working and no breaks?! They just say “you want water” after that long time I want to stop to rest and be able to work comfortably. This client was worried I wouldn’t finish instead of just rescheduling etc. I felt unappreciated after my hard work.

    I did housecleaning in the early 70s. I was young and extremely fast and efficient so I bid by the job. At that time I think I averaged about $15 an hour, which was very good at that time. Most of the time I could clean a house in two hours so that would be $30. I could clean almost anything in three hours. There was one 2400 square-foot rambler that I think I cleaned in about three or 3 1/2 hours.

    You should be aiming for $50/ Hour and 2 Hour $100 minimum. Slight adjustments based on frequency of service. AKA If it's a weekly service that takes 3 hours, might be able to do for less than $40/hour. But if its a one time Deep Clean that takes 4 hours could be $70/Hour.
    This simplifies having to know a million details to price it out.

      Question: do you charge extra if a client has pets?
      I agree with your comment but I know nothing about house cleaning but I'm looking to takeover my mother's house cleaning business to have some passive income
      .. love my mother but sometimes I think she's too nice to her helpers so I'm looking to grow and add some structure to her business
      The other reason why I'm looking to do this is because this is my first year in my landscaping business (so yes I have much to learn) but I think there's a possibility to offer some type of package deal to resi clients....as far as house cleaning it seems like the money is more in commercial accounts 🤔

      @@Rosicrisp It depends on situation, but pets would only add onto the cost.
      But again, the $50/hr and 2 hr minimum captures a lot of the details.
      AKA if it takes you 2 hours, it should be $100 and whether they have pets or not doesn't really matter.
      Just my opinion.

    I just call other services, 4 or 5, to gauge the average house cleaning princing in my area. I find this easier. I charge by the job taking into account the average pricing in my area. Here the lowest rate is $25 with the highest to $45, this is for regular cleaning. Deep cleaning are double (I live in California)
    To me its easier to charge this way:
    Average hr rate X hours of cleaning = job price, example 35X6= 210. Now you must take into account overhead and cost of running your business as well 😊

    Love this! Just heard of a new cleaner who gave a new client a price, then spent three hours just cleaning the kitchen and oven because the client wanted her own chemicals used. Aaach! Best to start charging by the hour!!!

      It all depends on the job, you're doing. But sometimes charging hourly is the way to go.

    I've been cleaning since 1996 and I'm a one lady show. I get a tad more than double my beginning rates from 96'. Get what you are worth! Hourly is really what I charge but I prefer the flat rate myself. But doing this I don't tie myself here at one job. Love the block time deal. I do that with a lot of my customers so it's not so overwhelming for me and for them, and not so overwhelming money-wise. Great advice Angela.

    This is so helpful! I clean 1 house twice a week for 7-8 hours per day and charge $400/week
    This house is 12,000ish sq ft so it’s too big for one person honestly and it’s hard to keep up, and you’re right, I do get worn out but I’ve only been doing this 6 months 🙂

      A house that size should have a full time housekeeper. Our home is only 10,000 sq feet and no service could keep up. Ultimately a 40 hour a week housekeeper who does it all worked for my family. You must be exhausted covering 12,000sq feet in 2 days

    Thank you for your help this video was exactly what I needed to hear. I am too just starting out and working alone. I have a walk through today to give a potential new client a price however I know her home is pretty large @ 3600 sq ft. So I’m a little taken back already. But hopefully after today I will have a better idea of how to tackle cleaning her home without really over exhausting myself.

    Ok just so I just started Blemish-Free Cleaning, LLC in Florida. I've been cleaning for other companies on and off for years so I decided to do it on my own. From my experience I know I absolutely do not want to do residential cleans. My focus will be on commercial cleans as well as Move out/Move in for apartments and houses. I currently have one medical office that I have been doing that I think I'm under charging for but it's okay for now I'm happy to have a satisfied customer. I'm really excited and always ready to hear some advice so thanks for the video.

    Thanks for the tips. I been doing this cleaning jobs since 1998 and still doing it and i have 13 clients now from Monday until Saturday. I’m working 8 to 10 hrs. a day. Actually, cleaning houses is my passion😀i’m a bit OC. By the way, im here in Paris and the rate here is much lower compare to U.S. i’m just waiting for my retirement and perhaps set a cleaning business in my hometown. God bless us all😘

    We don’t charge per hour. We just charge by the house. Meaning how many rooms and bathrooms, what exactly you want to do; deep clean or regular clean? Minimum we’ve been doing is $90-$100 base. Then depending on how big the house is and if additional rooms or more work then that’s when we’ll add on.

    I can't believe that woman only charged $50! She should have charged nothing less than $120! I use to be a certified residential and business cleaner. If the house is really dirty that is more $, if the house is huge, that is more $! You are paying for ur time, how much work they need done, and how dirty the place is. I agree with this lady, 4 hours is max to spend in one home. I also recommend having a buddy even tho u have 2 split the $! It saves time, and isn't as hard on ur body!

      There is a company that has a software program that allows you to plug in the number of rooms, bathrooms, entry ways, hallways, bonus rooms etc, and based on the area where you live it will give you pricing. You can check it out at compasswave.com they've got a free 14 day trial that will let you give it a test to see if it makes sense for your business.

    I have been cleaning houses since October 2023. Relatively new. At first I was charging minimum wage, $15. Then had to bump it to $20 then $25. It was $25 for a while but now I bumped it to $28. I see your recommendations are $25-45. I would love to charge $45 but aren’t sure if people are willing to pay it. I do have good experience and do an excellent job. I don’t have any problem charging $30-45 that how do get clients to hire me at that rate. $25 just aint cutting it. I want them to get a deal but I need to be able to breathe as well. Thank you

    i would like to know, in square foot of each apartment how you know if you giving the right charge amount and not under or over-bidding? And since the inflation have went up how do you know how much more to charge . it is very hard because the property managers will not share honesty how muchis there budget so you can be fair. Do you add the the amount of the cleaning products you purchase into the price as well

      Yes, you must add the percentage of the cleaning supplies to each job, supplies do not pay for themselves. And for the square footage it may be hard because not all square footage is the same. Some people are tidy and others are messy. Tell me is this for move-in move out cleans (also know as end-of-tenant cleans)? Or common areas?

      Exactly.. same here. I have bid a proposal yet to present for a retirement amenity center of about 5,000 square foot. She didn't want to share what she pays her current/past cleaners.i did tell her that I want to meet her in the middle. I pray she accepts my bid. I'm also fairly new to this. Any tips anyone. Help!

    Dang seems like I was under charging. I got some clients I can clean for ,but still starting too. Mine was going to be $10 a room plus I also do family discounts and referrals. My mom and some of my clients are poor so I made the pay me what you can package.

    As someone who has had help from professional house cleaners for almost 15 years I won’t hire anyone who bids by the job anymore. The first Lady I had ever bid by the job and at first she would do a good and thorough cleaning but eventually she’d only be at my 6000 square foot home for three hours but be charging me the same as when she spent five hours here. I felt ripped off.

      That's typical, first time always take longer. Is what we call initial cleaning, the next time your home shouldn't be as dirty so the time should be less.

      @@kanita0958 It’s never “more dirty” I’ve had professional cleaners in my home since we built it. They all eventually start out doing impressive jobs with attention to detail and slowly but surely to subpar jobs. I do understand that over time it won’t take quite as long once they get their system down and more familiar with my home but it never fails from large cleaning companies to owner operators they always start out great and after 6-8 months they are doing shotty work, charging me the same (or more) and spending less time here.

    So I started at an "introductory rate" but truly it was by accident because I wasnt confident enough to set my price. I knew I wanted to say $300 but just couldnt. So they offered $100. It takes me many hours and I cant possibly get everything done at each biweekly visit. It's about 4000 sq ft (indoor & outdoor living spaces) Months later I know the value of my work and what it should cost to clean a house that size. What do I do with that particular customer? Especially since it's a friend of a family member who gave me work when I needed it?

      Hi Ema, just tell your clint that you need to make the right amount pay. or you will go find another job🤷🏻‍♀️.... What you did was a mistake😮 you are giving them your hard work😮. No worth it😖. They know the rial costs but they are taking advantage of you🤨... Speak up!! and if they don't like it🤨 leave that job🤷🏻‍♀️ you can and will find another job. that can be better and works for you!!

    I’ve only been doing this two months and I’m full booked Tuesday-Friday with biweekly clients. All my clients have been beyond pleased with my work. I charge $30/hr but in the next year I’d like to up it to $35 or $40. I live in Canada would that be appropriate? (Side note I do my job well because I love it, I have a passion for it)

    Why on earth would I charge flat rate lol I’m getting paid for the time I work, hour is by far the best way to get paid because if a job takes longer than expected your fee is fixed and now you’re losing money

      Modify your bid as the condition of the house changes. Follow a maintenance cleaning worksheet, and if there's dirt or clutter to take care of outside of that, let the client know that's not included in your maintenance clean and suggest scheduling a deep clean.

      How do you charge when everything is cluttered? Blankets, clothes, shoes, toys all over the floors, dirty dishes flowing out of the sink and onto the counters, huge tables piled high with laundry that needs folding and putting away. In order to do my maintenance cleaning, I’m having to pick up clutter for two hours before I can begin cleaning. How do you price all of the extra stuff that needs to be picked up before doing your maintenance cleaning?

People will take advantage of you if they can...its happened to me. I didn't do a full clean the first time I just helped around and charged 100..well from then on the lady set it up where I'd be there for 4 hours and paid 100...id have to set up lights, clean up the wall paper guys mess....I mean I don't mind helping but I was Definitely sucked into this..so be aware of those who will suck u in and use u

      Depending on how bad the shower is to clean - and how long it would take you, you may want to put a minimum of say $50 on it and then add $50 per hour thereafter. The fact that you are cleaning just the shower - suggests it's an icky shower. Why the ick? Is it mold? Back up from clogged drains? What is the shower made of tile? Fiberglass?

    Since you mentioned about flat rate I have a question. I just started cleaning business and I am barely getting customers so my price is from 80-100 for 3 to 4 hrs (standard cleaning). I have two consistent clients for these prices, if ever my company grows bigger should I change the rate for these homeowners even though they are my pioneering customers or should I continue the service with the same prices?

      Yes, you need take care of those first customers who believed in you from day one. As the business grows, you may need to adjust prices, but consider grandfathering in their original rate or give a loyalty discount. Give advance notice on changes, but show appreciation by keeping rates reasonable for your OG clients. Balance pricing with loyalty - that matters.

      When you say ripped off, how do you mean? Is the cleaning company legit? Do they use checklists? Do they have a satisfaction guarantee? Are the expectations established up front and do as a homeowner have you and the cleaning company determined how you will both know the job is complete? Often customers who feel ripped off feel this way because there was a lack of clarity when the job was agreed to.

    Im a bit lost on the pricing etiquette-do you get the clients to pay you before or after the clean? Is asking for cash okay or is PayPal more appropriate?

      When you get paid depends on the agreement you have with the clients. It's traditional to have the customer's credit card on file (you can do this through Square, Stripe or PayPal.) After a job is complete you finalize the job with the client and they approve which then sends the money from their account to yours. NOTE: Please do not accept cash for jobs. Rarely does a client have the right amount of cash and keeping up with who owes who what turns into forgetfulness that can cost a cleaning business. Cash only makes a cleaning company look like they don't pay taxes - don't be that guy (or gal.) 👍

      Many companies do. The standard way of billing nowadays is using software programs that allow you to keep credit cards on file and simply charge the customer once the job has been approved. Housecall Pro, Jobber, Service Autopilot, Brilion, ZenMaid etc.

    Hello, I have a question: I have a customer whom I told that it takes 4 hours to clean his office (if one person goes alone). Sometimes I go with 2 people and we finish in 2 hours. Should I then charge for 2 or 4 hours? Or should I just charge for the actual time it took, whether it was 2 or 4 hours?

      Great question. If you charge hourly, you should have a rate that's set up per person per hour. For example, let's say your business charges $40/person/hour. Then, whether it's one person for 4 hours or two people for 2 hours, it would be the same cost. You want to make sure everyone is paid equally and fairly for their labor.

      Give the client what they pay for, or only charge for what you deliver. Your ethics will set the tone for the rest of your relationship with the client and how they feel about recommending you to their neighbors and friends. Put yourself in the shoes of the client - if someone worked for 2 hours in your home, but charged you for 4, would you feel that is fair and ethical?

    Okay, so I started housecleaning about three months ago, I have three houses that I do one is every three weeks one is the same week as the other because it’s a old couple and then they’re Daughter house so it’s two different houses for them too, and they like it to be either the same day or you know one day after the other. I was so confused on what to start with and at first I had a helper, so we would do $60 an hour since it was two people and she had experience in that world. Well now she is no longer with me so it’s just me, one of my customers I charge $45 an hour because not only do I drive there, of course but I have my own cleaning supplies and all that and it runs out pretty quick so I’m always having to buy a new Disney knew that, well the other old couple I tried to help them out and I just got the price in half to $30 an hour that’s supposed to be the same price for Daughter but for example, I worked our two hours and 45 minutes and she just gave me $100. I know nothing about starting a business so if anyone can please comment under my comment about how I would go about starting a business like should I make a website what is the easiest way to make a website, etc?     What to do when dogs are barking at you and growling at you while you at clients house cleaning

      This is a real problem for lots of house cleaners. The key is ask the homeowner before the walkthrough if they have pets and can you meet them on the walkthrough. The pets take cues from their owners about how to treat you and if you are a safe person in their home. When we arrive for the walkthrough we put our shoe covers and latex gloves. The reason for this is to show the customers we care about protecting their home, and to let the animal (in the presence of their owner) see and get to know us, our scent and the scent of our gloves and booties. Learn the pet's name and call them their name when you meet them. Every time after that that you show up, call the pet by name, give them a minute to smell your gloves and shoe covers - and you'll usually have no problem. It just takes a minute for the animal to know, like and trust you.

      You could consider charging a flat rate per hour per cleaner, but keep in mind that with two cleaners, the job should ideally take less time overall compared to one cleaner working alone.

    I have 2 clients and when I started I charged the one $20 hour and it took me 7 hours first time but now I got it down to 5. I clean it once a week. I clean her dad's house every 2 weeks but charge him $15 hour because he doesn't have much money. Am I under charging? I probably won't change their prices but should I be charging more for future clients? I live in western PA between Pittsburgh and Cleveland, Ohio. I was thinking of picking up couple more jobs at my mother's apartment complex.

      The gas station doesn't charge you less because you don't have much money. The doctors don't charge you less because you don't have much money. The grocery stores don't charge you less because you don't have much money. And the bill collectors all want their fair share. If you are going to succeed in business you have to be firm about your pricing, and only offer discounted or charity work when your business is in a position to be able to afford to do so. I love that you have a charitable heart, but you won't be in business long with reductions like this.

      @@AskAngelaBrown I only did it for them because when I got laid off from my job because of Covid, she did me a favor and asked if I wanted to clean her office once a week instead of once a month because she knew I needed money. And she me come in on my off days to do some deep cleaning. I plan on charging a set price for future clients.

    Just stumbled on your channel. I'm a 42 year old Male who would clean as a kid with my mom she was a janitor when I was a kid I love cleaning and so can I start my business without a business liscence until I get on my feet on Facebook and how would I advertise?

      Hi Damion, congratulations on your new business. Yes, you can start without a business license and to advertise Facebook is probably not the best place right now for advertising. I've spent countless hours with Facebook ad reps, and business owners who have run FB ads to get new business. Some have gained jobs from FB but the paid advertising there just doesn't pull the same numbers it did say five years ago. You would be better off with Nextdoor.com referrals. Search UA-cam for other shows we've created using the search terms "Angela Brown + Referrals", "Angela Brown + cleaning leads", "Angela Brown advertising cleaning" and you will find lots of short videos that give different options on marketing a cleaning business.

      It depends on the mindset of the cleaner. If they treat the business like a business they will thrive. If they treat it like a hobby, there will be a bigger challenge to survive and thrive.

    Hi, i need some help its for my mom a lot of people take advantage of her shes been cleaning houses for over 20 years and still i see no big progress shes maintained herself but i think she deserves more for the work she does BUT the thing is 3 people help her because she does have a lot of work full schedule all week so if she was to charge hourly say about $25 an hour but she cleans each house in lkke 2 to 3 hours tops so she cant charge $25 or $35 dlls an hour. So what she does she charges a bit more the first time she cleans a house then depending if itll be monthly or weekly then she lowers her prices but i still got a feeling shes not charging enough so how much can she cgarge we live in phoenix AZ

      She can compare pricing with other cleaners in her area and see what they charge for cleaning. Pricing is different in many places, due to area, size of home, etc. If she hasn't raised her prices in a long time, it's time to re-evaluate her current rates. Best of luck!

    Rates weird me out. I do 3-4 hours to clean. And I clean clean. $60. And if I go over I don't charge. Rearrange furniture. Sometimes it's just not cleaning. It's under the table and they're happy. My one girl gave me a $100 bonus.
    Also, who I work for are those who can't do it themselves for medical reasons. They also have only a small income. My one girl, if I charged more, then I'd be making more than her cuz she works from home. Maybe I'm more for the lower income ppl than the ones with big money.

      don't you have business insurance to pay for and supplies and other overhead? I don't know where you live but in CA you would be working for less than minimum wage at that price , why even bother starting a business?

    What would you charge for an empty home,so it can be move in ready 1,800 SQ ft ,3 rooms,1.5 bath? Thanks for the advice.

      How old is the home? How long since its last professional deep cleaning? Geographically, where is the home located? What is the scope of the job? Do the insides of the appliances need cleaning? How about the window tracks? And the sink and tub drains? And, how about the insides of the cupboards and drawers? Is there a fridge, washing machine, and dryer on-site? Do they need to be pulled out and cleaned in and around them?
      The charge depends on what needs to be done. Is the cleaner the last person in there or are painters and carpet cleaners coming in after them? I wish there was a fixed price like $832 but until the job has been defined, no one knows the price, including the cleaning company. Does that make sense?

    HELP Angela! I totally underbid a cleaning job! I went solo and now I am paying for it. I offered a Airbnb host a "one time (yearly) deep clean" for her rental during this winter down time. She blocked 3 days for me to clean her beautiful beach front rental and unfortunately I had a family emergency the first day so my mind wasnt really there. I barely finished just the dusting in ONE room. I realize now even with the emergency, there is No Way I can finish in the time I alotted, what I am charging her and the extensive list of what services I would provide for that price. What should I do? I dont like to leave anything half a$$ed but I dont want to just be making $5 an hour for my time either. PLEASE HELP ME!

      Hi KymberlyDawn, I'm so sorry for your family emergency. I hope that you are able to take the time you need to deal with that. Unfortunately, your family emergency is not an underbidding problem, and should not become the customer's problem. If you dusted one room in a day, I would write that day off as a learning experience. You still owe the client 3 days of cleaning for the price you quoted. If you feel that you've underbid the job as a whole - after this job is done, don't agree to do it next year at the same rate. That sounds really harsh, and I don't mean it that way, but your credibility as a business owner is to deliver on your promises. Does that make sense?
      I'm saying a prayer for your family situation and sending you a big virtual hug.
