Serbia is amazing, I'm British but my husband is Serbian and we're eager to relocate to live in his village. For £16,000 we can buy a massive house with fertile land, most places have fruit trees e.g. plums, quince, apples, cherry, grapes on vine etc... We both plan to work remotely and hopefully earn similar salaries to what we currently earn. I've visited his village (just outside Subotica) which is not far from where this video was filmed. Just wanted to encourage other young people like us to get out of the bondage of mortgages and just own your property flat out!

The world is a big, wide, wonderful place! We can't begin to conceived of it's size. And everywhere, wonderful, friendly people are willing to welcome anyone who is friendly as well. I'm very impressed with Serbia. I'm sure the rest of the former Yugoslavia is also beautiful.
Wow the roads in Serbia are really good! The houses reminded me of the dachas I've spent my childhood summers in back in Russia. Russian roads to the villages are mostly impassable though, especially for compact cars.
THIS IS ACTUALLY SCARY!!!!!....Andrew once said that if you where in south America and you didn't know it...their is some idyllic scenery that is almost a replica of California i.e. rolling hills....orange orchards and so on. In the first 3 minutes of this video, if I didn't see the signs, I would have absolutely said you were in Schneider, Indiana. Now I get what he's talking about.....RESPECT AND HONOR BROTHER!
It's very centralised, Novi Sad and Belgrade.. the rest can hardly be considered as cities.There is nothing to do there except agriculture which younger people don't want to do. That's why those places are drying out and you can get houses for cheap. It's not like it's something new... you can find houses, flats in france and spain for 10-15 thousands euros in abandoned villages.

Even if I make $2000/month (bring home) that would be more than enough for a very comfortable life in Serbia. I live in north west Ohio and Banat (where those properties are and where Zrenjanin is) is very similar but forget real hills there. Not even real rolling hills, it is much flatter than Ohio and Indiana. :) I definitely would consider Vojvodina (north part of Serbia, with three major regions Banat, Bačka and Srem) but I would suggest Fruška gora, not far from Novi Sad but still not too flat. Banat is known by a lot of underground water and that can be a problem on houses by getting moisture in walls. Houses are built by bricks and blocks and they are not great with moisture. Central Serbia has more mountains and I would check some areas there as well. I'm from Kraljevo, more or less most central city in the country location wise. That area has a lot of nice places to live. Older I get I want to live further from big cities. Belgrade is like NYC, too crowded and too expensive. I think it isn't worth to live there.

I live in northen part of Serbia, which is Vojvodina. Where you get a house for 10k is the area with underground water. Your walls will be full of water with first rain coming. Also, there are no jobs, not so many "international" people etc. If you want to live in Novi Sad or Belgrade, you have to pay $1300+ per square meter.
@@axlcinema That depends on many factors.You can find cheap houses in suburbs, renovate them the way you want, and have all the benefits of the city within 20min drive, and as far as I've heard average commute in USA is a lot more than basically if you can work remotely, and keep your income, you can live very comfortably in Serbia.But our government is making it more difficult for foreigners, cause they just want to collect more stupid fees(theyi doing it to us as well).

This was a really cool video format and Serbia is also a country I am looking at purchasing a property in the future. Also, certain aspects of the country remind me of Russia which is pretty cool! Having more of these type of videos with full tours would be a great way to showcase other countries.
The second one is probably the best. Imagine property cheaper than a car. Although some of those you would need navigation to find especially at night.
Great insights. When I was looking to buy a country home in Czechia, I found out that €80 got me 3 floors, a two car garage; a hectare of land, a cellar, and a terrace bigger than my apartment in Prague. 50k in rennovations and I rent it Airbnb for 80 a night. Pay my mortgage and bills with it.
moonlight for my small flat in Prague, it’s about 95% occupancy. A bigger property is going to be less. Country house gets about 40%. More in the high season. But that’s enough.
moonlight rule of thumb is if you want to do Airbnb full time, you need 80% occupancy. Otherwise better to rent long term. If you want the property for your own use, then just to cover costs is about 50%.

In Belgrade, you live a good life for 1000eur per month, two times better than the highest salary. and if you are in airbnb business, you get 50eur per day. If you manage to score 9.5+ in reviews, your occupancy will be 100%. But if it is 80%, then 4 5th of 30days is 24 days. Times 50eur = 1200eur. i.e. you live like a KIng wth only 1 property. Even if you rent this property on a monthly basis because it was in bad shape, so you renovate and advertise on airbnb, you would still earn 900eur in pure net profit
I dont recall seeing a bathroom. Did they have running water or electricity? Can you drill a well or install a septic system to bring it up to livable?
Andrew, there are thousands and thousands of properties for sale for $6k in Bulgaria ! Just here in France I once spent hours screening all the properties for sale for $10K. There are just too many of them... Almost nobody wants to live far from the convenience and entertainment a big city offers !
I'm French and very curious where you saw properties at 10k in France. Maybe a little 20 square meter in a very remote village. In France you will not get less than 500e per square meter, for something so so, and that's in the very remote areas, in Auvergne/Creuze/Massif central region for ex. Plus you will have to pay taxes. Plus the roof may not be in the best state
Video Idea. What $100k buys in ..... choose 3 cities in capital cities near where you are located. Or What type of life will $60K a year buy you in city x. Accomodation, restaurants, massages, gym membership, movie.
The most expensive gym by far would probably cost you 40-50 euro per month in Sofia and it looks like a nightclub. That is if you sign a long term contract.
In capital cities prices are pretty high comparing to an average salary of 400 euros. Novi sad it's like 1200 euros per square metre, depending of the area beautiful city.In Belgrade you can probably find for same price per m2

Good video. It's one thing to talk about price per square meter in some city, it is totally different when you actually show the house and the surrounding area. It gives people a solid understanding of what it is really like. The second house seemed pretty good and a good price. Still, I think it was not a very big town. A good kind of place if you want to hunker down and do some work with very little distractions for a few months. There are many places like this in Europe like Spain, Greece, Italy. With these small town houses, there is a real chance that it will be cleaned out or occupied by squatters if you go away for even a few months. I know this is a problem in Spain. Is this a big problem in Serbia?

I dont think you could fix and flip. It makes sense for living, its very cheap to live in Serbia especially in villages, cheap and decent health care. There are some retired people from UK buying houses in Serbian villages and living nice and quite life while having more than enough money with their pensions and in some ceases rents from UK. One couple that i know say that they could never afford to buy a house in UK, they say that taxes are too high, living cost are high and medical expenses are too high...

hey man, I have been with your channel for years. probably, since the beginning. I have a suggestion for you. | can't read your book because I am quite busy. but, if you make an audiobook on audible I will definitely buy that.
They are cheap because all the young people are moving to the cities. ROI is bad on these houses. Beter invest in newly build apartments in the bigger cities. For example in Sofia you can get a brand new appartement for 35k, pay 40% yourself and 60% loan from a Bulgarian bank. Make sure its within 5km of the university and you can rent it out for 400-600 a month to an international student, around 200 if you want to rent it to a local. On the bank loan you only have to pay back around 120-150 a month. Did I already mention that for 35k it comes furnished?

Two quick questions I have, which never seem to be addressed by real estate agents anywhere in the world: Is there good internet access in those homes? And is there an Ikea close by? Driving through the Serbian countryside reminds me of my native Southern Ontario, and likely reminds you of rural Ohio. Overall it looks to be a great area!
There is an IKEA close to Belgrade. As for the internet, I am not sure how dependable it is at this time. I believe they use satellite internet. But, to be honest, they do a lot of remote work now too, so I am sure it has gotten more reliable.
how did the shithole in Postojna Slovenia got sold to a buyer from UK for 100,000eur? the young UK couple who bought it probably flipped it to another UK buyer after renovation. so the price increased. every such transaction increases the price 30-40%. why the same is not happening in bulgaria and romania that are also members of eu, I do not know.

I had to work in the Czech and Slovak Republics shortly after they broke from the Soviets; the film here is very reminiscent of that period for me. I remember thinking that they had so much in the way of resources, but that they didn't seem to know how to utilize them well. Sadly, many people I met there longed for the return of the Russians...freedom is scary for many.
When something is cheap, there is a reason why it is cheap. There are cheap houses for sale in Serbia, but if you wish to live there you might have to pay for renovation of these houses which were in most cases abandonded years ago when their owners moved elsewhere looking for better life and were not maintained since than. There is also a problem with infrastructure in such places, in many cases they are lacking good roads, well supplied shops, Internet connection or running water supply.There is also a very limited number of jobs there, in general if you buy a house in Serbian village or small city, the only job you may have there is farming your garden.Things in this respect are slightly better in Vojvodina, but not much better.
Nice video. What can you get in either of the two large cities where you might want to live for $100k, $250K and $500K? I would like to see more videos in those types of ranges as I'm not sure who would want these $7,000 properties.
For 500k you could probably buy penthouse in Novi Sad, 350+ square meters easy or a very nice and big house on the outskirts of Novi Sad on Fruska Gora(mountain) or Danube(river)
For 500k you could buy freshly-built 100+sqm apartments in new high rises in downtown Belgrade. Serbia is legitimately cheap by US /western Europe standards.

You need 1 or 2 years to look at apartments in Belgrade to be sure to find a good deal. It seems to me that you are giving a lot of false informations here. And prices are very high in nice parts of Belgrade, higher that Budapest, almost like Vienna. Serbians from all over the world are buying it, in my building that is new there is 4 or 5 apartments which are basically empty.
You don't want real-estate there, absolute unfixable shithole thanks to Maduro. Wanna fill your tank with gas? That's a literally 18 hour wait as you slowly crawl your way through 12 blocks worth of queue. Want to buy food? Good luck, if the government even allows you to do it the shelves are stripped of anything worth buying and the list goes on.

Vojvodina and Banat is known by a lot of underground water and that can be a problem on houses by getting moisture in walls. Houses are built by bricks and blocks and they are not great with moisture.
Central Serbia has more mountains and I would check some areas there as well. I'm from Kraljevo, more or less most central city in the country location wise. That area has a lot of nice places to live. Older I get I want to live further from big cities. Belgrade is like NYC, too crowded and too expensive. I think it isn't worth to live there.

I live in northen part of Serbia, which is Vojvodina. Where you get a house for 10k is the area with underground water. Your walls will be full of water with first rain coming. Also, there are no jobs, not so many "international" people etc. If you want to live in Novi Sad or Belgrade, you have to pay $1300+ per square meter.
also, there are digital nomads who earn their bucks remotely e.g. fixing computers of old grandmas and grandpas in UK and setting up their wifi etc.

@@axlcinema That depends on many factors.You can find cheap houses in suburbs, renovate them the way you want, and have all the benefits of the city within 20min drive, and as far as I've heard average commute in USA is a lot more than basically if you can work remotely, and keep your income, you can live very comfortably in Serbia.But our government is making it more difficult for foreigners, cause they just want to collect more stupid fees(theyi doing it to us as well).

Not so true about transport... Every village has bus at least to larger city in the area, several times a day. Many of them to Belgrade, also.
This was a really cool video format and Serbia is also a country I am looking at purchasing a property in the future. Also, certain aspects of the country remind me of Russia which is pretty cool! Having more of these type of videos with full tours would be a great way to showcase other countries.
The second one is probably the best. Imagine property cheaper than a car. Although some of those you would need navigation to find especially at night.

Great insights. When I was looking to buy a country home in Czechia, I found out that €80 got me 3 floors, a two car garage; a hectare of land, a cellar, and a terrace bigger than my apartment in Prague. 50k in rennovations and I rent it Airbnb for 80 a night. Pay my mortgage and bills with it.
What is vacancy rate in Airbnb in your experience?
moonlight for my small flat in Prague, it’s about 95% occupancy. A bigger property is going to be less. Country house gets about 40%. More in the high season. But that’s enough.
moonlight rule of thumb is if you want to do Airbnb full time, you need 80% occupancy. Otherwise better to rent long term. If you want the property for your own use, then just to cover costs is about 50%.
@@LloydWaldo why is the coverage of costs at 50%? you only need to change bedding, provide toiletries, etc. Maybe paint every year or every two years.
In Belgrade, you live a good life for 1000eur per month, two times better than the highest salary. and if you are in airbnb business, you get 50eur per day.
If you manage to score 9.5+ in reviews, your occupancy will be 100%. But if it is 80%, then 4 5th of 30days is 24 days. Times 50eur = 1200eur.
i.e. you live like a KIng wth only 1 property. Even if you rent this property on a monthly basis because it was in bad shape, so you renovate and advertise on airbnb, you would still earn 900eur in pure net profit

Just here in France I once spent hours screening all the properties for sale for $10K. There are just too many of them... Almost nobody wants to live far from the convenience and entertainment a big city offers !

I'm French and very curious where you saw properties at 10k in France. Maybe a little 20 square meter in a very remote village. In France you will not get less than 500e per square meter, for something so so, and that's in the very remote areas, in Auvergne/Creuze/Massif central region for ex. Plus you will have to pay taxes. Plus the roof may not be in the best state

The most expensive gym by far would probably cost you 40-50 euro per month in Sofia and it looks like a nightclub. That is if you sign a long term contract.
In capital cities prices are pretty high comparing to an average salary of 400 euros. Novi sad it's like 1200 euros per square metre, depending of the area beautiful city.In Belgrade you can probably find for same price per m2

Good video. It's one thing to talk about price per square meter in some city, it is totally different when you actually show the house and the surrounding area. It gives people a solid understanding of what it is really like. The second house seemed pretty good and a good price. Still, I think it was not a very big town. A good kind of place if you want to hunker down and do some work with very little distractions for a few months. There are many places like this in Europe like Spain, Greece, Italy. With these small town houses, there is a real chance that it will be cleaned out or occupied by squatters if you go away for even a few months. I know this is a problem in Spain. Is this a big problem in Serbia?

I dont think you could fix and flip. It makes sense for living, its very cheap to live in Serbia especially in villages, cheap and decent health care. There are some retired people from UK buying houses in Serbian villages and living nice and quite life while having more than enough money with their pensions and in some ceases rents from UK. One couple that i know say that they could never afford to buy a house in UK, they say that taxes are too high, living cost are high and medical expenses are too high...

They are cheap because all the young people are moving to the cities. ROI is bad on these houses. Beter invest in newly build apartments in the bigger cities. For example in Sofia you can get a brand new appartement for 35k, pay 40% yourself and 60% loan from a Bulgarian bank. Make sure its within 5km of the university and you can rent it out for 400-600 a month to an international student, around 200 if you want to rent it to a local. On the bank loan you only have to pay back around 120-150 a month. Did I already mention that for 35k it comes furnished?

There is an IKEA close to Belgrade. As for the internet, I am not sure how dependable it is at this time. I believe they use satellite internet. But, to be honest, they do a lot of remote work now too, so I am sure it has gotten more reliable.

how did the shithole in Postojna Slovenia got sold to a buyer from UK for 100,000eur? the young UK couple who bought it probably flipped it to another UK buyer after renovation. so the price increased. every such transaction increases the price 30-40%. why the same is not happening in bulgaria and romania that are also members of eu, I do not know.

I had to work in the Czech and Slovak Republics shortly after they broke from the Soviets; the film here is very reminiscent of that period for me. I remember thinking that they had so much in the way of resources, but that they didn't seem to know how to utilize them well. Sadly, many people I met there longed for the return of the Russians...freedom is scary for many.

When something is cheap, there is a reason why it is cheap. There are cheap houses for sale in Serbia, but if you wish to live there you might have to pay for renovation of these houses which were in most cases abandonded years ago when their owners moved elsewhere looking for better life and were not maintained since than. There is also a problem with infrastructure in such places, in many cases they are lacking good roads, well supplied shops, Internet connection or running water supply.There is also a very limited number of jobs there, in general if you buy a house in Serbian village or small city, the only job you may have there is farming your garden.Things in this respect are slightly better in Vojvodina, but not much better.

Nice video. What can you get in either of the two large cities where you might want to live for $100k, $250K and $500K? I would like to see more videos in those types of ranges as I'm not sure who would want these $7,000 properties.
For 500k you could probably buy penthouse in Novi Sad, 350+ square meters easy or a very nice and big house on the outskirts of Novi Sad on Fruska Gora(mountain) or Danube(river)
For 500k you could buy freshly-built 100+sqm apartments in new high rises in downtown Belgrade. Serbia is legitimately cheap by US /western Europe standards.

You need 1 or 2 years to look at apartments in Belgrade to be sure to find a good deal. It seems to me that you are giving a lot of false informations here. And prices are very high in nice parts of Belgrade, higher that Budapest, almost like Vienna. Serbians from all over the world are buying it, in my building that is new there is 4 or 5 apartments which are basically empty.
