- We went house hunting with our friends in Serbia. Serbia is a country that has an affordable quality of life and Residency is allowed to home owners. Home can be quite affordable even for those on a low budget.

The last one would be great to setup a Finca like they do outside Medellin. Colombia. You buy a farm and pay local farmers to run it for you and build a separate small place on the land for yourself or for them. Normally you live in the city but come out to the farm to get out of the city occasionally and the famers make a living off the produce.

I have to point out one thing-all the houses in Serbia are made of bricks or similar hard materials,none of that wooden or cardboard walls(no pun intended) like in the US😉

Hi Warren and Julie, cool video!! Obviously you are not the buyers, but anyone coming from the States I recommend renting in a larger city. It's not very expensive, anyway. North Serbia(north of Belgrage is flatter and more expensive, south is hill and mountain country with great views and is cheaper). I recommend expats to explore the country and see what you like and dislike about certain areas. New and popular thing is prefabbed homes(drywall, siding, insulation) like we have here in the states. You buy a lot and pick your model and have it built and it's affordable. Labor in Serbia is very affordable and you can do a lot of renovations for very cheap. We have friends who have village property near Kragujevac and love spending the spring, summer and fall there gardening and taking care of their fruit trees. Take care!!
I think that the primary reason for buying a house and land is to obtain a permanent residence permit. The property owner automatically acquires the right to live in Serbia, ie. to stay here longer than 3 months, as long as tourists are allowed. Houses in neglected Vojvodina villages are quite cheap even for our, Serbian, standard. Especially for a married couple who came from America.
@@momirkoo well we did not buy it to obtain a visa. My wife is Serbian. We decided to buy a house as an investment. My visa/residence permit is based on marriage (15 years). Just because I am American does not mean I / we are rich. The choice we made when buying was after research according to what we have in mind.
@@Dalje1960 i not wrote about you and Daliborka but about other couple. Maybe I misunderstood who actually want to buy village land/real estate? I do not think that all americans are rich by default.. just want to mention that most of you have a much better standard than most Serbs. 🙂
@@momirkoo no worries.. Be happy.. I just prefer the smaller villages and simple way of life. Some Americans can not live without a busy city and will prefer Belgrade.
I definitely would recommend a visit as a tourist prior to buying a home. Maybe rent an Airbnb for a month. Long term rentals would be viable for someone here as an expat if they open a company or are employed in Serbia. Otherwise a home is the easiest and cost effective way to obtain Residency.

Rents are inexpensive, a couple hundred maybe. They are thinking of Airbnb which increases the monthly take if its booked.
Ich bin Serbin aufgewachsen in der Schweiz. Lebe jetzt schon 10 Jahre in meiner Heimat, bin mit 25 zuruckgekehrt. Ich finde das Leben hier auf dem Land viel unbeschwerter. Habe es nie bereut. Wir konnten uns eine grosse Eigentumswohnung kaufen, dann noch ein riesiges Landstuck. Dass haette ich mir in der CH nie leisten konnen.

the number two house would be very good to do a big garden and use the second non livable space as a farmers market of sorts since there could be eggs as well, that could be a good source of spare money
you would need a license to sell eggs. you would also need to pay the municipality some money in order to set something like that up. serbia is nice, but very corrupt, when it comes to governing. i thought about starting a life there. i have family that lives out there and it's not pretty. after 3 months. i couldn't take it anymore. i flew back to america and realized how much better it is out here.

Well the area seems to have serious issues of infrastructure, water supply and legality to convert all that space into legal housing.
These are OK for such low price but I don't know what all you'd have to do to make it a good investment. These days you can build a nice tiny home on a great spot and put it on airbnb and do very well. The last home was great!

Also, keep in mind that most people in Serbian villages and rural areas do not know English. If you do not plan to learn Serbian, it can be a big problem in communication.

Fortunately the Google Translate app helps initially when exploring and getting to know an area or country. Long term learning is recommended of course.
I went back to look at these videos again that you did in Serbia. They were very informative on real estate and residency. The whole country is interesting to me but my father was originally from a small town near Zagubica called Milatovac. It got me thinking, on the subject of residency, and land ownership-- my father had land that passed to us--and I'm wondering if we may be residents with now owning that property-do you know if the lawyer contact you mentioned above speaks English and what town he is located in? I'd be interested in knowing how far he is from Zagubica and if he handles legal issues in that area? I do have plans to go to Serbia within the next year so I'm trying to investigate the process and what will be needed. Any help would be appreciated. Thank you!

For these prices you could only afford to buy a garage in Sydney!
A garage in the centre of Belgrade is around EUR 15-20k. These prices are ridiculous. The only problem is - it is really difficult to sell a house in a village in Serbia, buying a house there is a sunk cost. Hence these prices.

You go to the lawyer and ask him to check if property owes any taxes

I can't see what the water quality is like karma I assume you are asking about drinking water. We did drink bottled water while we were in Serbia.

In Zrenjanin you don’t have clean water to drink . What factories and highways? There is not basic infrastructure .
Check out north of the country, Subotica and Sombor are beautiful cities with flatland panonian and austro-hungarian wibe. You can find affordable houses 5-10km from city centre in idyllic nature surroundings.
We just visited Subotica pretty city.

I recommend contacting a real estate agency in the area you are interested in Serbia and giving them your budget and criteria. We have a real estate contact for Novi Sad.
Do houses in Serbia have Homeowners Associations (HOA) kind of organizations similar to the United States which charge mandatory monthly fees to tell the homeowners what they can or cannot do on their own piece of lands and houses?
No we dont have that for lonely houses, we have something similar for apartments and residental buildings

Its so interesting that videos like these are never filmed during summer and when all is green. For example, In my 52 years, I have never seen any video in "western production" of (say) Russia, during summer. Have you? Its forever winter, dark and murky skies and no vegetation! It does not matter if its documentary or a movie, it has to be same wintery, no green, all murky and cold same background!
These days YT is full of videos about Serbia, (and with no mistake during winter) and those do not reflect even 10% of all the beauty and magnificence of that country!
We’ll come through at different times of the year in the future as we travel around Europe, we hope to capture those warmer months as well.
Good point Lazar but it is also point of view. I live in the hot, dry desert of Arizona.....so cold, dark and grey looks beautiful to me, in fact, I miss that weather. But then, too much of any good thing goes bad.

I wonder why arent southern towns and cities more popularized than Vojvodina, nature is much nicer, and towns also has a lot of character in ambience of beautifull surrounding nature, its not that i argue against Vojvodina but i noticed all youtubers are mainly attracted to see Vojvodina probably by some internet ratings - just curious. Arandjelovac is between Kragujevac and Belgrade, its a spa resort, Mladenovac is much more urban than average village on north and it has direct metro (beovoz) line (half an hour) with Belgrade, Lazarevac too, Valjevo is beautifull, nature arround with Divcibare and Maljen mountains, Knic for example has a beautifull lake, surrounded by mountains and it has almost same distance from Kraljevo, Kragujevac and Cacak - all 3 beautifull cities, so many options to go. Southern Serbia also, Nish, Knjazevac, Sokobanja, Krusevac.
What we don’t see in the next six weeks, we’ll try to see on future visits to Serbia.
I agree that is a beautiful area. We plan on looking at properties there also. But for the beginning we started a liilte closer to where we live. This is the first location. It has 2 rivers and 4 lakes within walking distance.

If i was the owner of the house no.2, I would not accept any bargain. By the way, you cannot find nor buy larger piece of property then 1.2 acres to be designated for housing, so this could be opportunity to have your own garden in Banat village. Water supply differs from place to place and could be very useful to obtain data in this respect.

You can find here some dirty cheap properties, becouse there is not enough demand now. Ppl are struggling for decades here, and salaries are little and is hard to afford a house, especially if you are not virtual worker in some way. Buying the land and making that house with all other buildings there can EASILY get u to spend 100k!
For everyone who has money, and are retired or have a online job, it could be heaven.

I can't believe how dirt cheap it is. In Belgrade you could barely buy a garage at that price, some are even more expensive than that! It's really sad how much the Serbian countryside has died. Villages and small towns have became ghost towns. Everybody has migrated to the big cities - the only places you can get decent jobs. People are also moving abroad, each year the country loses people about the size of an average Serbian town.

its actualy a rip off, those are even cheaper but they saw its for forigners with some money to spent, u can buy a lot of better house for 15k in Serbia, but people will be people.. if u can rip off someone why not.. sad..
