    Such cheap properties compared with where I live in New Zealand. Love the areas where grapes are grown in Serbia. Beautiful countryside.

      @@alfredneuman6488 that's totally not true, have you been in Serbia? Have you meet any Serb? Watching too much media brought this opinion . We are not leaving in 90s anymore, Serbs are very friendly people. Spend a week in Serbia and you will change your opinion.

      @@anakein If you're earning into those numbers then things like tax burdens would make the NC services fees a cheaper option, like you're wasting money if you don't. If you're barely making 6 figs then in the short term the fees and programmes would be more than you'd save

      @@SovereignSaurus Are you aware of the charges/fees of NC? I'm only interested in buying a house in Serbia, not land.
      By the way, something off topic but kind of related, are you by any chance familiar with the reciprocity clauses that a foreign citizen's country must meet for them to be able to purchase property in Serbia? Also, is that reciprocity condition only applicable to land (without house) or also to houses?
      I've been very confused with these reciprocity clauses, been looking for answers without much success really.

      ​@@anakein Well for eg a Caribbean passport around $100k usd and then fees etc to the country, legals etc and then some NC fees I'm sure would double the first number but for someone who would have a 500k tax bill next year without the service, if they could reduce their tax bill by $200k imo it would still be worth it, I'd rather get a 2nd passport out of my money than just pay more in tax. And if further reduction is possible then even better it would be uneconomical NOT to go ahead. And on the other hand there are people who are happy to spend loads of time figuring stuff out for themselves instead of 'paying an expert'
      As for the land question I'm not sure I've only stayed with friends in Serbia who are Serbian I spend more time in a couple of other neighbouring countries

    Not related, but definitely worth of mentioning, in this area during 1944 in village of Pranjani ,Royal Yugoslavian army saved and successfully evacuated over 500 downed US airman in operation Halyard.

    I was just in Serbia a couple months ago. This video does it NO justice. In Summer all the greenery is so beautiful and healthy. I am surprised this video covers such lower end properties. You can get so much there for €30,000 €60,000 €80,000 so many properties over €25,000 have multiple acres, a liveable house, fenced property and some considerable size garden, vineyard or orchard. Don’t even waste your time on properties that are too cheap. By the time you buy it and put another €10,000 to €20,000 into it you might as well of bought one that didn’t need several months of effort and expense just to get established where a €25,000-€40,000 is sitting there waiting for you to move into.
    With english being my only language I did ok in Serbia. Learning some basics of their language will go a long way.

    Sumadija is beautiful with rolling countryside and a lot of small villages. However, if you want to invest in agricultural land you should form a company and have that company buy farmland in Vojvodina in northern Serbia. Sure, it’s more expensive but there you can get descent sized farms. Sumadija is mainly smaller plots.
    If you have clients who want to live a rural lifestyle in Serbia you should really go for the mountainous regions towards the Bosnian border where there is also ski resorts. I haven’t been there yet but Kopaonik ski resort in the south is supposed to be very nice and would probably make a great alternative to chalets in other ski resorts in Europe. Plus it’s only an hour or somfrom the Nis airport.

      You can probably have the nominal owner lease it to you for a long time, like 50 years for a symbolic amount, like 100 euro/year. But I don't know. I hope he explains it at some point.

      @Dragan L Could you possibly share more details or perhaps a link that describes everything? Is there a list of those 80 countries available somewhere?
      Also, what about foreign ownership of a house on a piece of land? I'm indeed more interested in this than just a piece of land.
      Also, is it possible to go about the whole process of buying/owning property and applying for a residency permit on one's own? How complicated is the process for a foreigner? What about red tape? Where should one start?
      Or would you rather one worked with an agency/consultant? If so, could you possibly recommend one that works with English speaking clients and doesn't cost an arm and a leg?

    The one with the nut trees appears to be the best. When they are done producing nuts you can sell the wood for a good price as hazelnut and walnut woods are prized. You can also cultivate mushrooms and ginseng to get a good kicker while the nut trees mature.

    In Spain much of the former agriculture land is pretty cheap as well but the headache comes when you want to get a construction permit plus utilities connection.
    Otherwise good plan to look at different places instead of the most popular ones.

    Hey Andrew when you do videos on rural land or buildable lots could you please discuss the ease and cost of getting a home and systems such as well and septic whatever, built?     I recommend you further investigate the vineyard near Lipovac, Topola. Property already has established vines and a few nut trees too along with space to expand. I think it is a bonus that the property is near an urban area and has a paved road almost to the entrance of the property. How close are available utilities ... Electric & water? Price seems reasonable as a starting point. Explore what kind of grape is being grown ... Wine? For table fruit? Which parcel is best depends on your ultimate development goal. If your plan is to develop the land agriculturally, then you need to consider cost snd availability of labor. A vineyard needs hands on care as a fungus can cause serious damage if not delt with early. Additionally investment may enable this property to be a real winner ... Barn - tractor - distillery ???
    FYI - I have close well educated Serbian contacts in Belgrade who have lived in North America and are English bilingual whom I will share with you if helpful.

    30.000 EUR for 1.3 hectares of land in šumadija is too much... I bought 2 hectares of land with a household for 13.000 EUR in the same area

    The land is dirt cheap (pun intended), as well as the pastries. 🙂 Great opportunity tp develop an orchard or a permaculture for food self-reliance.
    However, one downfall if you are not Serbian citizen and purchase via a friend is if one day the friend decides to lo longer be your friend you are stuffed.

      Buying land in Serbia is possible and simple, if there is reciprocity (Serbian can buy land in you country)

      No worries! As a Non- Serb, u can buy a House with 5 Ari, no problem. Or a House with more than 5 Ari, if it is not Agricultal Land. Non Serbs are not allowded to purchase Agricultal Land. Get it?

      When you come to Serbia, eat the more traditional pastries (even bigger and cheaper), this new foreign puffy pastry is made with margarin and not healthy especially when you eat it all the time. The traditional pastries are harder to make also tastier and healthier. Although some big city bakery frachises don't hve normal ones. Then you can have apple pies or burek.

    Responding to your request for comments. If I was sincerely interested in growing hazelnuts or some agricultural commodity I would meed to explore production aspects: proximity to transportation, cost and feasibility of getting a truck, tiller, probably labor. Also if there was a market for the goods and what it would cost to actually get them there. I love the idea of a nut farm, it saddened me when the filbert (local name for hazelnut) orchard was torn down
    to make way for a skatepark in my old neighborhood.

    I'd pick the one with the house and nut trees. It has the most potential for further building. You should check the growing of Industrial Hemp. It's a growing market with huge potential. That's what I plan on starting next year on my property in Serbia.

    The country side looks similar to some of rural Canada, but Serbia seems WAY more economical!

      Any country can print fiat currency, and create fake economy. The public at large will suffer with high inflation and lack of demand after a while, like venezuela.
      Wait for the huge evictions and foreclosures coming for Canada. No point covering the debt using pandemic story and releasing stimulus package to stimulate an economy that's neck deep in debt with zero wiggle room for bottom 20% mortgage, car loan and credit card holders.

    I'm currently in NY, exploring my escape options, and want to attend Nomad Capitalist Live. Beaches are always nice, but I am definitely a mountain lover. Mildly obsessed with the Adirondack Mountains in NY. However, when I look abroad, I'm not sure how safe these more remote places are. I believe Panama has some rural areas like this with poor police response. The more remote you are, the less of these services you have, I get it. Its just a balancing act I guess for location, services, safety, corruption, etc. Its not all about tax and I really appreciate that you look at the other aspects of life abroad.. Colombia has more issues in rural areas too I guess, whereas El Poblano in Medellin is urban and one of the safest areas. I plan to buy in Medellin soon, but I am unsure of all the tax issues I have to plan around. I will be getting professional advisement. I have a ton I still have to learn about these countries, the law, the tax, the crime, etc. Currently looking at the Dominic 50k citizenship offer and residency in Mexico, Colombia and Panama.

    In so far as the agricultural environment would be desirable these options would be nicely desirable assuming additional factors based on chosen ideal enterprise, access to local markets, how does transportation on all level of need measure, is there water already available at each of the locations, do locals have interest in agricultural development, creation of jobs and small local economies, and are those considering these options looking to practice farming or agricultural productions of some potential...... enjoy your work a great deal Andrew and the network at Nomad Capitalist..!

      I went to Voivodina a few years ago and it felt like a Pennsylvania lake town from the 70s. It was beautiful and very peaceful. I went bridge jumping into the canal with the village kids. It was like a whole new world

    The last property would be my first pick to develop a permaculture designed small ag operation. You could really go all out planting a food forest in that kind of hill country with those soil and micro-climate conditions. Excellent choices for anyone who wants to grow a massive variety of vegetables and fruit and nut trees. Second choice would be the property with the hazelnut trees that are at maturity.
