Had the best up bringing anyone could have, people are beautiful there, and the scenery is the best in the country!!! Also less stinking hot than south of the Serra. Anyway, thank you so much for showing us this property, for obvious reasons I REALLY loved it ❤
Hey that's great to hear. When we first arrived in Portugal we lived on the opposite side of the mountain in Mangualde da Serra and loved it there. The local villagers in the area are so friendly, warm and caring ❤️

From the point of view of the buyer are you able to give me an approximate cost of how much you charge to do a similar viewing video.. Because of my circumstances it is most probably impossible for me to view a property in Portugal in person . Currently living in South West Wales with my several Pyrenean Mountain Dogs, and my working Welsh Sheepdogs, whom not so long ago, thanks to Pet Passports all used to travel with me all over Europe ❤ However these days, since you know what , this is no longer a simple affair 😢🙄 .

Hi, Ken 👋🏼😊 This is a beautiful property... the only ruin i've seen that looks build-ready (not crumbling, wonky, overgrown, with jungley, overgrown grounds). The stones appear in good condition, and all the granite lintels are in place. I loved how all the invasive trees and vegetation have been cleared to leave fire-resistant oak stands. If i had deep pockets and were a dozen years younger, i think i'd leap at this.
I think its going to make someone with the skills or budget very happy. Would love to know that it's brought back to its former glory one day. It really deserves it!
Asking price is insanely high if you ask me but I would definitely be interested if it were at least half of that. Lacking 50 olive trees at minimum but the structure itself is spot on. Lot's of potential indeed, love it. Thanks for showing this property, lovely part of Portugal.
Agreed. Rural land with no outbuildings is at around 1 euro per sqm, so 30k for the land. I would price it at 40k max. Saw a recent video with a very basic liveable property and 6 hectare bought for 75k.

Great video Ken. Fabulous walls. It was definitely well built. Overall a property with great potential. Because you mentioned that you make no commission, I’ll say that it’s overpriced by at least 20K. For that kind of money you can find similar properties half hour drive from the coast.

Nearly 7.4 acres, thats a nice size for someone to manage, with some cleaning and re pointing the granite blocks would made the walls nice and solid again, almost zero dollars required to do that, I think if someone was handy with some basic tools with the time to do it, getting labour help when required wouldnt have to put to much money into it to have a really nice small home, thinking its got a foot print of 80 to 100 sq metres, Im thinking somewhere in the $60K to $80K, so if you could do it for $160K all up you would be doing ok.

Yes I feel that it's a good price considering that the house is registered and on an urban plot of land. A lot of similar properties are on rural land and you can't legalise them for habitation hence the lower prices.

I agree somewhat, the asking price is a bit high, but lets take a sober look at it: the property is quite large, the house is legal to live in or at least it will be much much easier to make it fully legal to live there if you compare is to all those goatbarns they nowadays advertise as "houses". Another plus is that lot of work has gone into clearing the land - some of which will need to be done yearly. I think bringing in municipal water might be a challenge as there seems to be a lot of granite between the house and the border from where the water would come from. Actually, about 20%, maybe 25% seems to be quite stony and dry/barren land, where not a lot except maybe grass will grow. The road could be a problem for heavy trucks bringing in the buliding material. I also think a few more trees (olives, fruit trees) would have helped. Re. the cost of the renovation I think the 90.000 estimate might be a bit low and 120.000 more realistic, and you would still need a shed or a barn for a tractor nd tools, and a carport. Ideally, that other barnhouse on the border would be sold together with this property so you could keep animals and agricultural stuff there. All in all I guess 70.000 would be a good price and 80.000 would still be a fair price - and given the fact that the seller is a neighbour, why not pay the full price and ask for some future help with the fields/land clearing instead. Or maybe they could give you some animals, if you want to have some on the land (fencing might be an issue, though, remember the granite). I think it would take a year or two before one's own little farm would be ready to start, but the land would need to be cleared inbetween. All in all, a very attractive property and with a total investment of about 200k EUR, you could get a very nice little off grid house, and with maybe another 40-50k could have a little farm with tactor, maybe olive trees, maybe fruit trees, maybe fields for growing vegetables, although the existing water supply might not be able to feed the whole land without further measures such as swales on the lower field.

CELORICO DA BEIRA is in the Municipality of GUARDA. Unfortunately that area is considered High risk to Very High risk of Forest Fires. Designated by the STATE . What that means : you can keep animals and grow whatever you want but you will never be able to get a CERTIFICATE OF OCCUPANY ( you cannot live there ) . Theoretically , if you could it would be impossible to get electricity to your property, and you would have to install a costly SEPTIC SYSTEM. Just because someone lived there 100 years ago does not mean you can now.. Just my humble opinion. SIT DOWN with a Lawyer in the Municipality and go over any specific property you are interested in , they will answer all the questions . Also, you will never be able to put CARAVANS on that property.. CHECK all the LAWS, PORTUGAL has very strict LAWS.. 🍷

Not sure if you noticed the EIRA, the big flat rock area close to the house? That house has a granite foundation meters deep. The roots of those oaks will never affect the house.

No 4 years without. We will get it sometime, but we have a neverending list of expenses and priorities, and in a way, it's not too bad to have a month a year of stinking hot weather you can't sleep in.

No 4 years without. We will get it sometime, but we have a neverending list of expenses and priorities, and in a way, it's not too bad to have a month a year of stinking hot weather you can't sleep in.
