      Man, alive, the response that I just read from you Jerome, so heartfelt, and true, wisdom, coming from deep within you, your thoughts, your proven history directly too You Stonor, Our Lord his presence, your response, along with all of your other words of wisdom through your videos is phenomenal. Very seldom I use that word, but it fits what I just read was insane truth, facts of the matter is, we are providers of places for families to live and grow up to adulthood each of us, We are the few the proud Americans

Also I have to say I enjoy your vidoes so much and have got other hooked on all the information and teaching you give, I got o hyped up that I am now watcjing framing, foundation, brick laying video and its all because of your enthusiasm !       If your money as Stagman put it in blue chip stocks that are dividend, paying set up a line of credit against your stocks. This way when you’re ready to pull the trigger on real estate you can borrow against your own portfolio.

    Jerome, this video is spot on. Thanks for sharing your insights. We find that most banks are declining loan requests even though they can have the land as collateral. Do you think private money lender is the next best option?

      Either private money or hard money as long as you have a business plan. Don’t ever take money unless you have a business plan for execution. Otherwise it becomes a liability. Make sure you are strategic.

    Do you have trouble getting construction financing on land purchased with creative financing???

      We don’t have problems getting financing on the land if we have creative financing we just have to settle the debt on the creative financing when you get a permanent construction loan to facilitate a development and a build. Otherwise keep your creative financing no in tact until you’ve entitled the property and you’re moving towards your construction loan and ground up construction

    This is awesome! We use your formula in our developments. How does the structure look like on the cost segregation? How much equity do we give up as a rule of thumb?

      I try not to give up any equity, but I will maximize the equity share at 30% if I’m going to give any away!

    I work in CRE lending for a big bank & we have money but we aren’t doing any deals as values are still to high to meet our returns & we’re waiting for the market to correct as sellers need to start selling for less so the deals can work.
