- Don't set out to build without a succinct business plan. Building homes, whether you’re building one for yourself or to sell, is a business. Every time I successfully build a house to sell, it’s because I’ve followed a strict business model that I developed. In this video, I’ll give you a breakdown of the business model that I follow, starting from buying the land, underwriting the deals, subdividing land, and finally developing the home.

Great video, I've been watching your stuff for a ltlle while now! I live in Boise, Idaho where it is still almost impossible to find a decent lot for less than $200k and we're talking less than a quarter acre. What would you do in an area where the barrier for entry is so high? I've been working in the trades for a while now and i feel fairly comfortable with managing the build i also have family that builds homes as well and they are willing to help me manage my first build. How would you go about getting started in such an inflated market like Boise? Not sure if it's the best idea but I'm potentially even willing to manage a build for a flat rate fee for an investor that wants to build a spec, at least for maybe my first couple homes.

@@jeromemaldonado I have to trace 25 roof framing details on Revit right now. It is useless homework. I'm on my last semester of Computer Aided-Drafting, but I'm learning a lot more from your videos Jerome. It's playing in the background.
The biggest issue is the loan to cost, money needed for down payment

Not sure we understand your question, but if you’re asking how to find a $50,000 piece of land in California, we’re building homes in Desert Hot Springs right now and Land is less than $50,000 per lot and we’re profit in about $200,000 per dwelling
