    What about the debt service on the multifamily? Youre grossly overstating income from those properties. However the strategy overall is correct and basically what I am working on doing myself as an owner builder. Good plan, like the content, thanks!

    What do you do about the banks not willing to finance unless you've already built one house? I've come across this. Perfect credit and income, 13 years building for other people but I was told this.

      Hire a general contractor on your first couple builds to that experience!
      We teach this what the pay how to pay options, types of contractor so forth, and so on

    invested $120 in the land and earned $116 with the contractor. total minus $4k. correct me if I'm wrong

    Great video. Only problem is you didn’t factor in the cost of the year 3-5 duplex and fourplexes unless you assuming ppl have 700k-1m lying around to pay for the builds cost obviously it wasn’t financed.

      These are simple short form underwriting. Financing will vary. Can get you a PhD in a 15 minute video.
