      I used to own two rentals. In is absolutely allowable, at least in Oregon, for the landlord to charge a reasonable hourly rate if they clean up and/or repair damage left by a tenant. My last tenants left a terrible mess and damage. It took my husband and I a month to get the house back into the condition it was in when we rented it to them. We didn’t charge for our time but we could have.

      Well not cleaning up like a normal human being did cost him his $412.50 security deposit, which was more than enough to clean a small apartment. I don't know why the landlord was suing for more. The moral of the story is don't rent from the plaintiff and don't rent to the defendant 😂😂

    He blew up his own case. 🤦🏻‍♀️. I don’t think he has watched Judge Judy show much. The deposit was more than enough for his cleaning but he was greedy for more and had to make up invoices for work he did in the apartment he basically owned. And then to come on this show with those fake receipts😂. What a fool.

      He did do the work though. The basement did need cleaned as seen briefly in the pics. If he had hired someone for $25 an hour, the money would have still come out of the defendant's deposit.

      I was thinking it was messed up she didn’t reward him. I mean a person’s time should be worth something. I agree with you though. He presented his cleaning as an invoice, but should have been honest. I think JJ wasn’t too interested in listening to the Plaintiff after he just gave half the deposit to the defendant’s ex without looking over the apartment before she left.

    often landlords will create an LLC for a cleaning company and put it in another family member's name so they can do the work themselves, and 'hire' themselves as an employee of the LLC to avoid what just happened.

      A pair of jeans, a pair of trousers, a couple of dress shirts, a few ties, his favorite T-shirt, a pair of dress shoes, a couple of belts, 2 pairs of undies*, 2 undershirts, a couple of mugs, a Keurig, some coffee pods, a razor, a bottle of body wash, some deodorant, a tube of toothpaste, a tooth brush and the clothes on his back.
      *They come 3 in a pack, who needs more than that? Same with the undershirts 😊

    The plaintiff clearly wanted that man out. I 💯 believe he told him to leave whatever and go because he didn't want him there because why would you raise the rent that he paid in August then you have re-rented the place by October? Because the defendant would have had to give 30 days notice., plaintiff is slick

      Isn't the minimum wage something close to that? And we're talking about the legal minimum wage, that is taxable. Isn't tipped minimum wage even lower, closer to 2 dollars an hour?

    Believing ANY apartment maintenance bill is hard for me in general, most property managers have repeat business with their contractors who can easily collude and overcharge tenants/property owners and spit the difference $. Happens everyday

    The Defendant left a lot of things, or his girlfriend did. But, the Plaintiff should have been honest, instead of trying to scam JJ. Now, he gets nothing and he probably did have to deal with a bunch of junk left by the tenants. Good lesson for every landlord. Pay a legitimate company to deal with the mess and don't pad the bills. Then he would have gotten a judgment for every penny.

      I literally closed my eyes one day, and pointed somewhere on the NY state map. Landed on Ashville NY.
      So I go looking in Craigslist for rentals and I was gobsmacked, $400 for a very cute well maintained above the landlords garage, apartment. 2 bedrooms too! (I had a nice 1bdrm in NJ for $950.)
      It was so beautiful up there, so chill, every morning at like 4am, the Amish horse and buggy would go clopping down the road. Every night same thing. Ahhh totally enjoyed my year that I spent there.
      And I loved how cheap everything was.
      That was back in 2010. I didn't mind living in an apartment in my early 20s.

    Wait, what? I recently watched another Judge Judy episode where she DID compensate a landlord for their time cleaning a tenant's mess. "Landlord Claims Tenant Was Filthy!" posted just 10 days ago.

      Well in this situation he had the deposit which covered the majority. He was slated to win about $100+ until he showed the last bill charging himself and his girlfriend after the fact. She was done with him afterwards! 😂

    I work in Property Management for many years and every place I worked for does the same thing with security deposit. It stays with the person who remains. Even if they both moved out we don’t split anything. It’s one check and it’s up to them to do what they will. I’m surprised this man handled the situation the way he did.

    Should have had the handyman take away the basement trash. Then all of it can be put onto a single bill and the defendant can be charged for it.

    the defendant left a ton of stuff, but the plaintiff mislead the judge about "billable hours" and his case was dismissed because of it lol. I've seen judge judy award people for their "time", however those people were honest about it LOL

    While JJ has awarded landlord’s to claim compensation for time they spent cleaning themselves in the past those landlords weren’t sneaky and underhanded about it. They outright said i spent x amount time cleaning not presenting, phony, doctored invoices. I agree with JJ on this one.

    Why should a landlord have to hire a different company and to pay them for work that he can do? His time is worth something and he should be compensated, since the tenant didn't leave the premises in the proper condition. It wasn't an unreasonable amount that he was charging.

    My favorite part of watching Judge Judy is how she hears every complaint. She doesn't just hear what she wants and then throw them out of her courtroom

    Why does JJ never honor a landlords time/ money ,who clean up a mess themselves a tenant left? Not everyone has to hire someone to clean up or do repairs , if the mess and damage exceeds the deposit why can’t they be compensated for a loss of time and money?

    It's fine if you want to clean up yourself to save some money. Submit receipts for the dumpster, so you're not out anything. He got greedy and tried pulling the wool over JJ's eyes.

    He lost his case at 1:25 as soon as JJ decided he had "NO CAUSE OF ACTION"; this was the result of the fact that the money he was owed, MINUS the money he already from the defendant, AND money he essentially recouped/GAINED from the new tenants who are paying more in rent. While the math wasn't conclusive, it was enough for JJ to loose interest in the case. THE CHERRY ON TOP was his own receipt to pay himself.

    Her ruling was unfair. What does it matter if it was him or a contractor, most landlord do repairs them selfs due to cost. I do my own on my property. The work was still done, what if he owned his on cleaning company along with the property. I don’t agree with her ruling this time.

    Had a landlord try to stick me for cleaning bills after they came in to the apartment and starting doing work BEFORE MY LEASE WAS UP. Still had stuff in my closet. They were using some of MY tools.
    Needless to say, I laughed at that invoice and reported them to the BBC. Also walked all over the paint and new floor tiles they'd decided start installing after they let me live with cracked tiles and chipped walls for 4 years, none of which I caused.
    I really rather hate landlords.

JJ's about to enter a judgment for the first 2 invoice, bu the third for the basement removal spills everything that all those invoice are from the plaintiff typing it.

    The plaintiff is an archetype of a greedy landlord. He kicked that guy out because he had someone else willing to pay more and then turns around and sues him for clean up. What a loser.

    When i was a teenager
    I made some money charging a guy for 15
    5 hrs to clean oitva rental house.
    I had to use my apple 2e computercto create an invoice of hrs xss worked, hourly rate,and supplies used,.
    .
    Incase hexhadcto go to court.
    I made it look good.
    He went to court. And the invoice held up

    The landlord seems racist and condescending, he had a child with her while they were living there. Who cares lol all that over sharing wasn’t needed!
