      Whats the point of a building inspector after its been built should have inspectors signing off along the way.. a 4 story building got signed off just 30 mins before the floor fell through great inspectors lol

      The owner shouldn't even be on site unless its been turned over .. I had a woman that used to phone me every day to come fix the line in her ceiling I kept telling her it was a shadow she was friends with the building company owner so he basically demanded i come right away that pissed me right of turn up with my led light.. pointed it at the ceiling no shadow at they both just looked stupid. Just said you got anything else to say after wasting 2 hours of my time I charge them 500$ for fixing line in ceiling. She then phoned at said but it was a shadow. I said it was a line until you needed my experience to fix it you could have shined a light on it yourself so that's my price for fixing lines in ceilings..

      Yeah she was fantastic. Calm, assertive, and held her own. Good on her. It's a difficult thing to do regardless of the gender, but especially for women IMO.

      I (a man) had a pig from a big name builder get in my face while I was holding a baby. He noticed me calmly looking at his teeth thinking about how many I could put into his airways and started to make polite noises and head to leave the property. Head and shoulders taller than me, he still managed to get away with some shoddy details. I can't imagine what a small woman would do with this fella who seemed long in the habit of being a threatening pig when called out.

Seeing the builder accept that the site is unsafe but unwilling to declare it unsafe is were my attention was. That collection of debris used as a pillar was quite disturbing if he wasn't willing to have up a safety fence around the property to keep unqualified people out.

      How when the government is just as corrupt and useless. Half the industry ( workers) haven’t the right qualifications or have bogus credentials from overseas. The reason we need so called tradespeople ppl from overseas is government total incompetence. You can make more money standing with a stop sign than a qualified tradesman working for these corrupt builders. Getting a trade in the first four years pays nothing

    The guy with the green t-shirt is permitted to be on site without a white card as he is under the inspectors direct supervision. Asking to show your white card is a desperate attempt to prevent closer inspection of a very dodgy project. Great work again

    I remember getting quotes from builders and asking that they provide a price, references and insurances. Only one complied with my request. I asked the others why and one well known local builder replied “that’s not the way it’s done”. Well, the one that did as I asked got the job.
    Your client being told by their builder they can’t advise you of their concerns because the builder says “that’s not how it’s done” is an example of this.

      What's the point of the builder telling her she cannot point out and discuss faults with site inspector if he can't actually enforce anything? What can he do? Call the cops? go to court? Refuse to make repairs? It's just his point-of-view that he is expressing but he can't persist.

    I worked on these lavish houses in Toorak etc for over 10 years. We were gardeners and did irrigation plumbing to the specs. Honestly there was not one job, not one without trade disputes being argued by these office jocks. Full of bs while everyone on site piles in and does their best.
    Often it's the lack luster approach from these so called site managers that is to blame, and anyone who has ever held a hammer and nail on a rainy day while boss man is cruising out the front in the car on the phone. Ends up with poor workmanship. Elitist management, and don't they know how to do just that when it comes to excuses. Great work

      The tradies should be doing a good job full stop. They don't have to be babysat by the boss. I understand a boss working along side them is good for morale but ultimately the buck stops at their work. And of course the tradies can check in with the boss for support and guidance. We're all grown ups here.

      Non compliance on certain things is found in a lot of builds, for instance a screw through the top of the downpipe I've been pulled up on before. I didn't install the downpipe obviously but now i religiously check after the plumbers done. Only little things, i can't understand structural failings, how can you call yourself a builder if the building is unsafe 🤷‍♂️

    You can turn up to site and see a safety concern with, say, a scaffold, it might mean you won't use the scaffold, it doesn't mean you have to immediately leave site because by that logic, anybody rectifying it would be unable to enter site.

    Thanks to this channel, if I ever decide to build a house, the contract terms will stipulate handover will not occur until an independent site inspection by Zeher has been completed, so the contractors know what they're in for. You're doing gods work brother.

    Every building project will encounter some issues. Whether it's a sub who cuts some corners, or just a simple lack of knowledge on something. The sign of a great contractor is one who has a guy like this show up and rather than fighting him over the issues, uses it as a learning lesson. This independent inspector is actually a huge benefit to any GC or otherwise. Just take it on the chin and use it as a learning lesson!

      We purchased a solid brick home built in 1969, a couple years ago. My partners a contractor and takes so much pride in his work. He comes home raging about the absolute state of new builds on a regular basis, there was no way, even with all the first time buyer incentives, we wouldn't touch them!

      until handover is done, the client needs to let the builder know when etc.. he kind of has to have is nose in (a little bit) the client can't just show up with a surveyor. Hell, the client can't even show up on their own. They have to notify the builder.

    In the first half, if a surveyor or inspector sees a defect, he prepares his report for and on behalf of the client who may not have a background in construction. Regardless of this builder's comments saying you can't say what could happen if something is missing, it is the surveyor's duty to his client in writing his report to highlight the defect, the cause of the defect, and the consequences of not correcting the defect. For example, if Dry rot was present it would be highlighted as a defect with the location and accompanying drawings, photos etc. The cause may be a leaking pipe, and the consequence of not undertaking the remedial repair which may be the rot could spread and cause a subsequent collapse of floors or structural timbers to be compromised. This builder seems to think the inspector is working for him telling him what he can and can't do, there is no contract between the inspector and the builder, he just needs to give him reasonable access to the site. TAt 15:24 this Builder is wrong in saying the client cant discuss issues with the inspector,

      Yep, in fact they have to determine the severity level of the breach and which category it sits in, cosmetic or structural; the only way to do that is to predict the consequence and sharing that with the client that paid them to explain what a building breach is!
      Of course an engineer's assesment following that report becomes the legally required fix, but there's no law on earth stopping an inspector from explaining why a small leak in a window frame can lead to the wall collapsing.

She's still building a home even if it's only a trade for her, if it's all to code she gets good will with customers, an actual dollar value element to her business; if it's not to code she loses that and opens herself up to litigation and penalty.

    They were getting shitty as a PCI inspection is a method of getting small stuff (not major) that is difficient past the home owner, hence why they did'nt want the real expert present as he would pick up more issues which they would be required to fix.

      Specifying non destructive tests (visual) only - indicates they know behind the plaster (and in the pocket door cavities) is a lot dodgy - that is for the courts and insurance companies to litigate later, it appears.

    I am hoping to start my home renovations this year. Finding a good builder is like a walk in a mine field. I am shit scared of getting a dodgy builder and ending up in a situation like this poor lady. I hope she gets it sorted. How bad would it be to hate your new house even before you've moved in!

    I had the very much same experience with Rawson Homes. I hated the place already without moving in. Sadly I didn't come to know site inspections back in then.

    The builder, knows he's job. He has quoted on a job from the engineers drawings. Here's the thing, 22:38 22:38 they accept the job, then they try to get the materials and workmanship well under what they fought it would cost them. Once you sign, your in for a ride.

    If you build your stuff properly, then when an inspector comes shows up you simply say, "Welcome and have fun.". No drama, no tension, simple and easy.

    "This is not how it's normally done". It's my house, if I want 17 independent inspections to scrutinise _your_ work, I'll do that. Quit trying to eavesdrop and interject. Some builders need to learn how to do their work properly to begin with and if there's problems, don't take it so personally. There shouldn't be problems, but there's always going to be something. Own it, fix it, move on.

    There’s more and more of this going on and is truly stressful for the owners.
    I had a list of issues with minor things but I didn’t know the builder was adding 35k of “extras” on to the final payment. I refused this and asked for a copy of every invoice and also reminded him he could take this to VCAT.
    I couldn’t find any “extras” and he gave up and fixed the final invoice less 35k.

      Because the trade schools are required to teach only to the AQF minimum. I knew of a TAFE teacher who taught brickwork and his students were doing advanced techniques. The teaching assessor noted it was above the AQF standard (even though the course assessment was to AQF level). The teacher was industry retired but wanted to give back to the kids. The students liked learning from him. The edict was to stop doing the extra stuff.
      The industry is shite because it has has decades of learning the minimum.
