Hi... I am the owner of this house. Questions regarding the sale to go through Presello. We choose to build here because Eagle Ridge is a very quiet residential estate and it has 4 golf courses and our house is on the Aoki course. The other reason we purchased here is because we are just 8 minutes from the governor's drive interchange on the CALAX when it opens fully. It takes 4-5 minutes to drive from the house to the main entrance and the 3-4 minutes across one set of traffic lights to get to the interchange. We can head north to MOA which will take a total of 30 minutes to get to or east to the SLEX and it will take 35-45 minutes to get to Makati or BGC from the house. After the new CALAX opens this house and land will increase in value by 20-30% if not more.
As for privacy, the course only open 4-5days a week as they alternate maintenance days between the 4 courses. Most golfers are finished by 2pm so afternoons are very quiet and the evenings are blissfully quiet with just the sounds of the crickets. We swim in the evenings when the sun is going down and there are no people around at all. There has never been a single golf ball in the property as the house sits to the rear off the tee boxes.

The house sits across the street from the Aoki Clubhouse & around the corner from the main clubhouse ( 1 min golf cart ride away ).If your a golfer this is where you want to be, just think 4 championship courses & a full practice facility / driving range and putting green at your beckoning call ⛳️👍🏻⛳️🇨🇦🥃
Just for fun I always try to guess the price of the houses without checking the description and before reaching the recap and so far this one surprised me the most. This is such a steal for 42M. It’s value could easily double in just over five years with all the development going on around Cavite.
The value will go up a lot when the CALAX is completed.

i have tried watching other youtube channels that do house tours as well but i can say that nobody does it better than Julia and the Presello team... Julia has this friendly vibe while talking and she tours the house in a smooth way while explaining the house and its rooms and features in a way that everyone can understand it... also, the filming of the presello team is so smooth and really showcases the house in a very beautiful way...

I think this villa is amazing value for money given Eagle Ridge will be minutes away from the new CALAX expressway. The house is so much nicer than houses that cost twice as much.
that roof deck is HUGE, perfect for early evening/evening parties with karaoke setup on the indoor area and also for folks who love stargazing especially since it's in gen tri cavite where there's not much light pollution. if I have a 42 million at hand I wouldn't think twice on buying this property.
We have had some amazing parties and BBQ's on the roof deck. We get incredible sunsets and the evening views across Manila are wonderful to see.

It's nice to see a garage and an indoor washer & dryer. Those should be standard in luxury homes. I'd want an indoor dining room, media room, office, and storage space (including a linen closet).
The clean lines of every corner of this house is to die for. It's very clean just by watching it online. And it screams well made just by looking at those lines. It's very crisp and modern looking even those ceilings and doors. Love those lines. A well made house by the arch and contractor. 💗

This house looks like the modern american designed home like i see on some youtubers who also do open house tours, this house is so gorgeous, everything looks perfect
I like the set up of this house.It's an open concept of the living room to the dining area and maintaining the bedrooms on the second floor. This is also the first time I see from pressello about the enclosed 2 car garage and laundry area inside the house with matching dryer.
A great buy for golf enthusiasts, players.. as usually homes located in the fairway or near it command 15-30% more in contrast to other homes. Buyers should be aware of the HOA fees to maintain the course and the community.
fees here are 2p per sqm. This house is 1312 pesos per month.

I agree. There definitely needs to be more garages and less car ports for single family homes, in my opinion. I would also like to see a little more space in the bathrooms so the door wouldn't swing and bump into a toilet or sink.
This is my kind of house! Hope the country club construct a Pickleball courts!
I've always preferred garages. For me, a proper garage gives me the sense of my vehicle being properly put away while not in use and, of course, keeping it's paint in immaculate shape for more years to come. :)

I'm quite surprised na 42M ang presyo nito. Hindi lahat ng bahay na ganyan kalaki ang lot and floor area at may sariling pool at nasa magandang location na may amazing view ay kapareho ng presyo nito.
WOW! THIS IS THE BEST HOUSE I HAVE EVER SEEN IN YOUR VLOG JULIA. I LOVE THE COLOR OF THE WHOLE HOUSE, ALSO THE KITCHEN AND THE FRONT DOOR OVERLOOKING THE GOLF COURSE. WOW!!! THE BLACK COLOR OF THE MAIN DOOR (sigh) IS FANTASTIC! AMAZING! YES! AND I LIKE THE COVER CAR GARAGE.
The only area I don't like is the toilet and bath. Is too narrow/congested.
Natural Air is better than A/C. Why there is NO SCREEN WINDOW and why are the window cannot be opened? (that is so weird) Fresh Air is better than A/C.
Whenever I hunt houses or watch house vlogs, the first thing I look at is the "Stairs, Kitchen, and the toilet and bath" if one of the areas is not well built and designed, then the house structure is incomplete. And the Architect "FAILS" to design the house.
Of all those Presello featured houses on their vlogs, I think this is the most unforgettable house that I've ever watched. My dream house. The least thing that I don't like is the color pinkish on some timber parts of the house, probably. I wish also this could have 5 bedrooms. The location, the garage and carport outside, the spacings and layout inside, the contrast and color combination of white and other colors, awesome, I don't have to ask anything more.
That 3rd floor definitely should have a bathroom.....i am sure i am not the only one thinking about it...
P42 M. This is easily one of my favorites. In fact, I've put it in my favorites folder -- reference ko pag nagpagawa na ako ng bahay. Si Mrs na lang nag kulang.

I doubt there's a better value house anywhere in Luzon.
It will be a lot closer to the city when the CALAX in completed. We are 8 minutes from the interchange so then it will be 45 minutes to get to Makati from the house.
Importante talaga placement ng water closet, weird naman yung katabi nung tub yung water closet. Sana dun naka enclosed din katabi ng shower.

I really like this house; I think it is better in the province than metro manila. It's a lot quieter there and more open land. With this one, wish there was a little more privacy kasi I don't really want to be in the pool with strangers playing golf literally just outside your property.

A garage is something essential if we were ever to build/buy a home in the Philippines. It protects the cars and also provides a workshop/space to work on cars if need be.
I have the same garage at my UK house. Its also an additional safety benefit in that you could remain in the locked car until the garage door is fully closed.

I think the price is also reasonable considering all the qualities of the house itself.
Eagle Ridge is really gorgeous and their clubhouse is superb! You better have a huge refrigerator and pantry area inside. As it will eat a lot of your time going back and forth. This is inside Metro South as well.
Malamang naman mayaman din bibili nito. Yung 5k mo barya lang dito sa laki ng fees. Pero super worth it kasi sobrang tahimik, secured and complete ammenities.

Yes, A garage over a car port any day… The only thing missing in this home is the 3rd level should have had a washroom so you don’t have to go down 2 floors to go to the bathroom…We stayed in this development in January and drove by this home which was very close to being finished… it’s still amazes me as to how long this development has been around & how big it is… BUT … there are only about 100 homes in the whole development plus a few dozen townhouses… 4 champions golf courses ( designed by Legends of the game ) with 3 clubhouses and lots of amenities ⛳️🇨🇦🥃

Im a huge fan of polished porcelain floors in residential homes. It just looks great. Opens up the light in the home itself.
But,
As an estimator for commercial/multifamily residential for years now, not recommended. Unpolished floors through out,
& matte in bathrooms.

The house is beautiful, the problem I have with this house are the golf balls that might be coming your way. I saw a similar house that was featured on Kris TV a couple of years ago and shows golf balls inside her swimming pool and all over her property. You might be lounging in your pool, enjoying a drink and next thing you know you wake up in the hospital.
