      junevelaz so sorry I’m super late replying and yeah it really works I closed on 3properties in the first quarter of this year and made 30K I’m on pace for 100K more or less but it does work and it’s honest work

    Basically stated, you're being open, honest and credible with the seller. This is my personal formula for sleeping well at night! "Little white lies" only help you lose sleep.

    This video is a gem. I added this clause to my contract the day I saw this video. When you said "South Bend" I was shocked. I live an hour away from there and I've been watering at the mouth to get into that market. I'll contact the wholesaler you mentioned there. I already have a cash buyer in that city and I'm excited to get started.

    I’m glad I subscribed to you, I’ve been wanting to do wholesale for some years now but everyone who I’ve been learning from has made me very hesitant because they made wholesaling feel like a scam or a con or something, your system gives me more of a professional confidence

    Or I think the better question is, do you add this clause when you are working with Listing Agents? Or do you just use their P & S agreement and put the "and/or assigns" in it?

    jerry i am trying to get into wholesaling, i live in the indianapolis area and i just want to clarify that your contracts (purchase and agreement and assignment contract) are valid and have everything needed to wholesale in indiana before i have a seller sign anything. i like the format of your contracts and the transparency within them which is why i’d like to use them for my first deal. i also just want to say thank you for the education you provide to others and how much you have helped me learn and grow within the time that i’ve been watching your videos. i respect the fact that you provide free resources for people to use while a lot of other you tubers charge outrageous subscription fees.

      @@gurrclipzz3208 you can, Jerry makes a lot of videos on dealing with agents. There’s usually more competition from my understanding, since it is on market and everyone is looking at it. Not impossible though, he does it all the time.

    Hey Jerry and everyone in the comments, Does this clause need to be stated in a specific section in the contract? Also, does the "And/or assigns" still needs to be placed after the name in the contract while still using this clause?

    Jerry i have a question, when we tell the seller that we can find a moving company & we can also pay for their first months rent to help relocate them, can you give an example how i would make those numbers work on a certain deal or do you have a video for that example? It seems like i would just put that cost on the buyer, or take off from my own wholesaling fee as a wholesaler, or will make me give them an offer that much lower…
    If I’m right on the money with those three options just say so because those are the only three solution I can come up with for handling those costs.
    please let me know or share a video or example!! It would really help my studying on this topic!! & again thank you.

    I wish I saw this before my recent wholesale deal. It is my 2nd wholesale and I am such a newbie. I just locked up a property last week and owner is asking why I need to have a subject to for 10 days. I told her I am going to find her a buyer

    At the end you mention you use this with your private seller purchase agreements. Would you also use this when using an agent? Also, which of these clauses (if any) are you willing to negotiate on if the seller doesn't like it? I have a home I've been offering on for a couple months. The seller is really close to my price now and a price I can make work, but did not like my clause about access or the ability to market the property.

    This is brilliant and I see the value when having a verbal conversation directly with the seller. If I were to use this clause with an on market property would I have this conversation with the agent and ask them to communicate it with the seller (thus trusting they communicate it properly) or do I request a direct conversation or conference call with the seller so I can explain it?

    When having an agent write the offer on state approved forms do you straight up ask them to add in assignment clause and title company of your choice?

      If contract is silent on assignment there is no need

    Jerry - Do you also use have Real Estate Agent add the "Buyers Intent" Clause if Agent is preparing the contact. I have already viewed the 11 Need to Knows About Agent Contract, however it did not include the "Buyers Intent" Clause.
