It's a nice house. Not sure I'd say high end, but definitely not builder basic. The bigger question...is this where we are with homes these days that a 4/3 3,000 sq ft house is going for $1.3 million??? Holy cow housing needs a serious correction.
@@melanatedgoddess673430 minute drive to downtown atl is actually a really comfortable drive considering atl has one of the longest average commute distances at roughly 31 miles in the whole country(#1 is nyc at just 33 miles). So a 30 minute drive is actually pretty quick.
I agree 💯! For this price point it better look and feel expensive. The kitchen alone is an immediate turn off. I would have to go with a different home builder. I love the outside, but that's it.
I love the guest quarters. It’s perfect for an adult child that may have to temporally move back home and still allows them to have their own personal space. Especially if they work from home. Or it could also be used as a grandparents quarters to give them their own privacy with still allowing them to be connected to the family home as well. They have their own garage and patio space as well. I also love the decor of the home; very relaxing. The upstairs can serve as a kids quarters. Game room, home school area, a play room for small kids. The function of this house is very well thought out. The dynamics of the modern family and their needs differ from each household and this suits various situations. Great tour!!!
You did a great job showing this home but I don't see the value of $1.3million. The house itself is probably only worth about $350,000. The land is what you are paying all that money for.
Exterior is amazing and makes you think you’re walking into a spacious open concept but the builder or whoever was in charge of the floorplan, dropped the ball. it’s uncomfortably narrow and should’ve been extended the pool width, before the slope. at the most, it should be no more than $200 per sqft.. I’m rooting for you to get your sale if you haven’t gotten it already!
Oh, my After seeing this it made me think of my mother and mother-in-law who both came to visit my wife and I. We lived in Utah and had a casita. Which is a mother's guest home attached. I absolutely love this lay-out . We have family which visit and it would serve them and guest well. As for the rest of the home it checked all our boxes. The outside living conditions fit us. The privacy , serenity , and views would be ideal. I'd place light up the driveway and on the grass area. I'd place a seating area to overlook all that God has allow me and my family to enjoy. I'm not much for HOA's and enjoy far and few visitors. So again by far I've witnessed the best home that fits all needs wants and more. It's May, 25 2024 and if any unseen event that place me in a position to live out my years. I hope it would be in this home. Which I'd call our sanctuary. Thank you for posting this.

This house was a swing and a miss for me. 😂 At that price point 1.4 there shouldn't be one wire rack located in that home anywhere! These builders kill me going cheap on something so simple. The lot and driveway is beautiful. The exterior was really pretty and there was so much potential here that was missed. Everyone has differnt taste but im curious to see what this ends up selling for. The builder should have done large open conecpt spaces with a beautiful finished basement and kitchen downstairs. Large butlers pantry and huge closets for storage. A proper office with a window so you can see the beautiful view. The garage floors should have also been properly done and sealed. Location is everything but for Dallas a built in outdoor kitchen would have been nice. There was opportunities missed and he could have sold that house instantly. No pot filler, kitchen sad and small. No pantry, should have been 5 bedrooms 5 bathrooms. If someone has 1.4 to spend on a house, that closet is not going to cut it. Im thinking because of the land and high end fixtures 900k. Maybe use it for an Air B&B?
The only thing that impressed me was the exterior and the land. The interior seems kinda disjoined. But i do love the casual comfort of the furnishing choices. The kitchen could use a bit of a wow factor imo. Overall nice job!
The property is AMAZING!!! I do like the driveway, the lawn, the stone surrounding the pool and the gray is one of my favorite colors. I see how they tried to tie the browns in, but somehow it seems a little odd to me with the brown. The other side of the patio should've been screened in as well, but that's just my opinion. I used to live in GA, and I know how bad the insects can get at times. In my opinion, it doesn't really look like a $1 Million-dollar (+) home. Don't get me wrong, it's Nice and yet it's lacking that "WOW" factor. The video is Great, and I appreciate you bringing it to us in 4K. Keep doing what you're doing.

It’s a very beautiful home if your into more of a rustic feel….The flex room is weird. They should’ve made it just a closet or extended the room behind it….The half bath right at the door isn’t the best. All I like about it is the amazing land especially in the front yard….weird layout…at that price
I've had the pleasure of living in many homes. This home is nice, but not $1.3M. The master suite needs a bit of an update. The kitchen is somewhat small. The best part is the back outdoor area.
For me... The backyard slops to suddenly.. I would want it much wider, then gently sloping assuming the lot/acreage is larger .. love large backyards,, place for gardens, night walks,.. the layout is to cramped,, trying to do to many things ,, it's like having double everything in half the space,,, 😔.. I see this property going for a steep discount after sitting on the market for some time
It's a nice house, but I just didn't like the flow. And, at this price point, I would want a basement. In addition, it looks like there's an electric cooktop in the kitchen, and most high-end builders usually install gas cooktops because most people prefer gas cooktops. The lot size is a huge plus, and there's privacy, but the plan is too choppy. For example, why is the HVAC system located off of one of the bedrooms? And the flex room up front is too small for an office. Great video.
Definitely agree. Almost looks as in the house was built in the 1970s with how the layout is designed. Not really understanding why it was built that way. And for the price point, it definitely needs a basement!😊

Especially with such uncertainty in our economy you never know when you will need to have a autonomous space that you can share. Also one thing I didn’t quite capture in the video is the solid door that can be closed and you will never see the guest quarters. Here are some of the uses the builders thought of: 1. elderly parent who is still active and wants to maintain a sense of independence. 2. Young adult just graduating college and needing to come back home to get established in their career before buying their first home. Overall I thought it was a great idea but I do appreciate you sharing your opinions.

Please by all means I'm not trying to tell you how to do your job, but on future listing please open up doors and stuff so people can see more features. The exterior looks great but the interior layout fell on its face. The exhaust fan in the powder room at the front looks really cheap and they did a poor job of placing it. Why would you mount it right where the trim will be going causing you to have to cut the trim around it? That dead space near the front door looks like an afterthought, it’s deep but narrow. It should have been turned into a coat closet. The kitchen / dinning / living room areas are way too narrow and are very crowded together. I guess that explains why there are no chairs at the island that was obviously designed to have them. The kitchen has too short / too small of a refrigerator for a house in that price range and that nook / narrow cabinet right next to the refer again looks like an afterthought just to fill in space. The whole interior in general needs a redesign. The way they laid this out it is basically a really expensive duplex.
Bonus nook is a huge miss as is the main entrance and a number of other things. Not worth $1.375 ....not at all. A lot.of good but for that much $$ they missed the mark on the design a lot.

The builder did a great job with the outdoor areas and the guest house with separate access. But the 2nd level seemed like an after thought, use of space and flow was weird and the Primary bedroom could have been done better especially the closets. Who puts a desk right under clothing rack and the shelving also seemed like an after thought
What I notice is a terrible shortage on higher end homes for retirees. They don't want stairs, freestanding bathtubs are way too dangerous and hard to get in to, they don't need seating for 16 in the kitchen area or two dining areas plus a breakfast bar, no movie theater, or giant open chef kitchen with state of the art ovens and stoves. Instead they need his and her primary suite, his and her computer place, a generous space for their hobbies, a rather shallow swimming pool with spa they can get into without stumbling or climbing, showers with build in seats, a semi hidden kitchen because they don't want to cook anymore and don't eat much. They need wide (4'+) traffic areas and generous space around beds. A little gym would be nice to warm the limbs up in the morning. What is offered is so plain, cheap, boring and basic that people with a little more money don't want it. Builders in warmer states are missing an important market because these customers often pay cash and make quick solid decisions.

Over a million? All the opulence downstairs and the upstairs is rather cold and barren.... Very nice but im content with my easy to maintain humble little abode. At my age when i see those gorgeous high ceilings, my thoughts go to, i sure wouldnt want to have to clean that! 😂
Beautiful house, do you have more; 3 or 4 garage, 5 bed, with acres. ? Nothing is wrong with this. We want to see more variety. We think to move about 6 month to 1 year.
I used to own a big home and for people that have never had a big home this is really exciting. Now I want you to close your eyes 👀 and imagine yourself pulling the garbage cans down from the door to the end of the road near the mailbox 📫. Imagine yourself doing this twice a week.
Its nice yet layout doesnt't flow and rooms are very small. This not a million dollar home. For that price point square footage should at least be 4,000 with a full length basement.
