    Though the house is very beautiful, Mannnn...that house is missing so many awesome things for $4.6M🤦‍♀️ Four people in my family are Real Estate agents and I see the most amazing houses, so here we go......
    The negative:
    1. Is there a cooling system over the patio deck area for that Georgia heat?
    2. Where is the railing for the sloped yard and steps?
    3. Stove should have a pot filler.
    4. Does the large counter space in the kitchen have additional outlets for appliances? For $4.6M, there should also be an installed screen for viewing recipes.
    5. The 2-car garage should be made for 3 cars🙄
    6. The tub in front of the shower in master bathroom is awkward. 🧐😒 It looks like they ran out of space
    7. Hate that the bathroom cabinets matches the wood in kitchen. Restroom should have its own identity
    8. For $4.6M, pleaseee complete the construction of the basement. Seriously?!? 🤨
    9. Omgeee....i need the oven next to the stove😒🙄
    HOT 🔥 items:
    1. The Bonus room on the 2ND floor is awesome! Definitely a good spot for a theater.
    2. Loveee the open staircases
    3. Spacing in the bedrooms and the walk-in closests are awesome, especially the closet in master bedroom👌
    4. The loft area is definitely a great space for a reading room or baby room.
    5. The LAUNDRY ROOM is top tier...OMGEEEEE!!❤
    6. ELEVATOR....Omgeeee❤
    7. Size of basement....crazy good!👍 Thats a entire apartment, loft, party room, game room, etc

    That space in back of the laundry room upstairs @ 18:00 is for the ironing board(s). Very well thought out.

      I was wondering where the outlets were back there. Is that two light switches on each side or on switch and one outlet. I also like this space but I didn't see any electrical outlets.

      Gorgeous for 1.5 mil, not 4.6 million. If im gonna spend that much on a house, I’m gonna expect at least 4 to 6 car garage, a finished basement. No outdoor kitchen, barely any outdoor space. Do you know what you can get out there for 4.6 mil? Like me, if you have a habit of looking at expensive homes for fun, you know you can get a lot more for 4.6 mil.

    This unique home has many possibilities. I love that there is no wasted space. The floor plan is well thought out. The bedrooms are spacious with wonderful closets and private baths. The prep area is an amazingly creative idea. It's a hobby for me to view homes. This home was inspiring.

      I'm sure you're a great girl Gail, but we need to talk to you about the "no wasted space" comment.
      I think the unfinished space adds up to about 50% of the finished space, Probably a third over all.
      Hell of a way to sell square footage.

      @@gailg5354 That giant bonus room on the second floor ? There is an exceptional amount of unidentified and unfinished space in this design.
      You do realize this is for sale and considered a finished new home.
      Actually, kinda genius (if they pull it off) the builder sells unfinished space, for the same price as the finished/ identified space, then with very little luck, gets to come back and charge you to finish it. You're paying for it twice.

    This house is gorgeous! I love the two level basement!! I'd make the first level the entertainment space with a movie theater and second level would be a fitness/spa area!!

    I would use that upstairs flex space as a reading corner. A small bookshelf with some books, lamp on it, swivel rocker

    I can definitely see this being a UA-cam house. No fighting over bathrooms, plenty of space to hold lots of people. I know so many creators would make good use of those basements for filming and creating and other things.

    For a house that large, the prep kitchen (scullery) is too small and too dark. That's especially true since it doesn't have a window to the outside....and no that glass door doesn't adequately substitute for no window. Don't get me wrong, I don't mind the dark scullery. I just think that if you are going dark with it, it needs to be larger and have lots of natural light.

      Agreed. In my observations, most people that can afford a house like this don’t exactly cook a lot. Their prep kitchens (or even main kitchens) aren’t for them; they’re for caterers, private chefs, and the help when the owners are entertaining. Source: I used to do a lot of catering and some private cheffing in Atlanta. As people who cook-cook and own all the appliances, this would NEVER be the kitchen my partner and I would build… but for most people who would realistically be buying this house, it’s a great kitchen.

    As a pastry chef I would use that prep kitchen as a baking space. i would also expand the kitchen as use that full area with the windows and add a big 3 compartment sink and a double oven.

    Love the prep kitchen. I Wish it was a bit larger. I would still want a refrigerator and freezer in there. I also wish the color was lighter. I would definitely use it.😊

    OMG, beautiful home. One thing I didn't care for was the main suite bathtub seems out of place. Sandy Springs is a Beautiful area and this is a GREAT HOME. Oh WAIT Chaistain Park, OH YEAH makes TOTAL SENSE!!!!

    Prep kitchen is great! I would convert the lower basement staircase to a wide curvy entrance (instead of that narrow scary dip) The lower basement should have a small wine collection in a smoky glass closed off corner. The open space should be used as a party room including a bar, small kitchen, powder room with shower and theater style corner. A large smoky glass garage style door installed with access to the yard (open or closed).
    I have so many ideas for this house!

    I have never heard of a storied basement before, but I LOVE it! There are so many possibilities for the space. It could be an extra living space for older college aged and 20 something kids who can't afford to move out. Or a suite for elderly parents to live. It could also be a guest space if you have a lot of visitors. ❤️ I really like this home, and even though I can't afford it right now it's inspiring for the future!

    First time viewer, new subscriber. What a very interesting home. Love that you invite us to speculate on what to do with those undefined spaces. 1-The upstairs is wild! if I had four teenage children, it would be perfect with a den and game room in the shared space. Since I do not have that, I can more easily imagine this home as a bed-and-breakfast, especially with the elevator. 2-so many office opportunities all around. I would skip making the sewing area behind the laundry room and make the double height basement into an epic fashion design / artist studio, complete with sewing machines, drafting tables, and a fabric library. Being an apparel designer in these “work from home” times has made me appreciate natural lit space for work at home. 3-The Butler’s kitchen seems like a dream to me, even if dark and moody. All that extra pantry seems amazing. Here I am storing my air fryer and chip bins on the ping-pong table in my formal dining room. 😂

      For the larger basement space I would’ve turned it into a wet spa with an indoor heated pool jacuzzi sauna and steam room making great use of the ceiling height and natural light. The flex space on the second floor would make a good reading nook/library, the second floor bonus room needs a balcony and a propane fire pit. As prep kitchens go it was a pretty tight space and in full view of guests which I found odd. The closets in the master should have been glass paneled for better visibility. Great property and I think the yard is more than adequate

    This house is dope. That downstairs would be a indoor gym for my 6 boys and there friends. I would love that prep kitchen as I am a cook/baker. That middle room upstairs would be our game room/theater.

    The laundry room space could be a space on one side for air-drying and the other side could be used for storing blankets, pillows, and bedding. The extra space earlier would make a great office space.

    beautiful home.. I think it would have been neato to put the pool in that lower basement. at that north wall closest to the street put a little bit of a spa/ sauna dealio and mezzanine above it for exercise eq or a lounge. from there I'd step- terrace the backyard a little bit; so I would have two lower terrace levels instead of basements and a pool I could use year round

    I absolutely love this house, but it needs to be on about 6 acres for homesteading.
    I love the bonus room on the second floor. I would create a Music/Arts & Craft room in that space.
    The extra space in the laundry room is interesting and I think I would turn it into a little readers nook/alcove area. It gets nice lighting and is a nice resting/journaling/reading kind of area for you during laundry day or whenever you want to escape 😁
    That lower level basement area is perfect, I would definitely use this space for a skating rink/dance room

    Love this house! I could for sure see myself living there. Love the setting with all the greenery around.
    Always strange to see showers without a handheld, I see this in the vast majority of prop tours in the US. Why is that?
    The upstairs flex room I think'd be a perfect spot for a kids playroom,the downstairs basement rooms I picture as theater/game room/lounge for the adults.

    I’d honestly need to walk through the tw basement areas with and expert to explore ideas etc. so many options but also want to ensure you maximize the space without over crowding it.

    I would use that extra space in the laundry room to put a TV and a chair that way you can sit fold laundry and watch TV without leaving the laundry room.

    While this is a beautifully designed home, it feels underwhelming for reason. After a quick Google search, I understand why. They stuffed it on such a small lot that clearly the design suffers from. The finishes aren't cheap, but doesn't have a wow factor for the price point. Again, it's a beautiful home, but you're definitely paying just to live in Chastain Park, but for 4.6 million and you still have to finish the basement, you'd really have to have throw away income.

      I think this has some brilliant ideas some wated money no need for all cabinets,front room walls should been smooth, elevator glass infinity pool should overflow to a fountain with koi pond at bottom. Few other things now you getting to that price point

    Thank you for the tour. It felt like I was walking along with you. I do agree with the other viewers about the basement missing finishes. That's a missed opportunity that detracts from the property desirable points. Did I see a small shed at the back of the yard, or did it belong to the neighbors?

    I'd finish that tall basement room as a spectacular baronial library with two stories of bookcases most of the way around three sides of the room. The full height bookcases (no base cabinets) would start where the front wall to the right of the window wall steps back about two feet, extending around the front corner then across the full length of the long blank wall, finally turning the rear corner to end where the rear wall steps back out again, about two feet to the left of the exterior door. The bookcases would all have dust-tight glass doors. There'd be a 28" mezzanine balcony for access all along the upper level of bookcases, with an elaborate cast iron spiral stairway leading up the balcony in each corner of the long wall. From the balcony, probably where the interior window is now, a section of hidden "secret panel" bookcase would open into the the main basement landing/lobby on the upper level. The tall recessed niche between the two sections of window wall would be filled with an all masonry chimney, featuring a 60" Rumford fireplace with a load bearing cut stone lintel above it, and the entire chimney breast would be faced with dry laid real fieldstone. All but 36" (for access from stairs to library) of the space at the bottom of the stairs would be used for an insulated and passively cooled vaulted masonry wine cellar, with antique brick veneer interior and barrel vaulted ceiling. Above the masonry wine cellar and supported by it would be an armored reinforced concrete fire vault fitted out as firearm storage. Access to that vault would be from the library mezzanine through a second hidden "secret panel" bookcase. All woodwork throughout the room would be quartersawn oak. The walls would be finished with raised paneling while the ceiling would be lavishly and deeply coffered to match. I have thousands of books and never enough space for them all. As long as we're dreaming, might as splurge on a magnificent library that would probably cost well into the upper six figures.

      You raise a valid point, sir, but I've got forty years of experience with large bookcases and how books are affected by sunlight. Early on I learned that the bindings really only fade if subjected to sustained direct sunlight. In this space the wall of windows is across the room from where I'd have the wall of bookcases, so the exposure to direct sunlight would be minimal. The main point though is that I'm well familiar with how to care for my extensive collection of valuable books. Unfortunately in typing the above project description, I forgot to mention that the dust-tight doors I specified for the bookcases would be glazed with hard coated Low-E glass which blocks both IR and UV light. This dream study with library gallery, huge stone fireplace, elaborately detailed fine hardwood paneling for walls and ceiling, masonry wine cellar, and hidden masonry firearm vault would be so insanely expensive that the added cost for the special glass would hardly be noticeable. Certainly I'd never be able to afford anything like it, or even the house itself. If Mr. Richardson hadn't asked that we share our ideas for the highly unusual basement space, I'd never have indulged in describing such a dream.     The prep kitchen isn’t bad, even though it is a cute well thought out space, I don’t see it being used as a prep kitchen as much considering it has no fridge, no ice maker, and no wine chiller. This space doesn’t really seem inviting as a working space due to it being dark and closet like. I can see a beautiful coffee machine on the counter with a tea station , using it as a wet bar, pantry storage and large appliance storage area.
    This home is beautiful! The elevator is a huge plus, the floor to ceiling windows is a dream and a home with loads of natural light is very top tier. The dark accents sprinkled throughout the home paired with the light accents, including the fridge was nicely done. The his and her shower space is a magnificent touch to the master bed room along with the tub being uniquely placed in the center of the room. Making the patio door in the basement and the door leading to the grill space either bi-fold or three track sliding would’ve been a nicer touch to open up the living spaces more.
    The designer and builder of this home really did an amazing job with this property, every detail of the home was well thought out and added more beauty to the space from the hardwoods throughout, the design on the wall in the office, the arches in the master bedroom, and the ceiling with the lighted in the shower, the private laundry room, and the tile in the laundry room upstairs. I can go on and on about this place. It really was inspiring to watch.

    I would use the extra laundry nook for a dog wash & a deep freezer, also space at the end of hallway as a workout space! I agree about the price and unfinished basement, pot filler, outside cooling system and guard rails; additionally is it customary in Georgia to not be provided laundry appliances in a new construction… I believe they provide all appliances in Texas? In the end. I love this home and lot!!!

      I have no idea about Texas but the only appliances that are commonly provided here are the range, oven/cooktop, dishwasher, and either a vent hood or microwave. Every so often, a refrigerator.

    I personally like this home. Backyard space wouldn't bother me at all. I would add another bedroom or two on the other side of the unfinished basement (the first side that was shown first). The second unfinished basement I wouldn't know what to do lol. I would definitely use that prep kitchen being I love to cook and entertain.

    That prep kitchen is kool cause you can use it to marinate your meats and get your side foods ready, all the messy stuff without messing up your main kitchen and when your done bring everything out to be cooked in your main kitchen. I like that

    So this home has a butler’s pantry. Interesting how close the primary suite isn’t a remote suite. It’s REALLY close to the kitchen. Interesting choice of “mid” grade finishes. It is indeed a nice property.

    So this house is still on the market? I saw this home on another video. The asking price was 4+ mill. If i had the money. I would definitely buy it. Complete the basement with the indoor basketball court 😊.

    That prep kitchen I would turn it into extra pantry just little too small for my taste and no room to add a refrigerator. Or turn it into a wine cooler . Beautiful home.

    The laundry room- space can be used for a free standing steam machine and the other side for ironing and additional off-season storage. Also pet grooming station & supplies

    I would prefer a bright and sunny window to 'prep' and wouldn't want a stove. It would be ideal to have a room where the temperature is perfect for fresh fruits and vegetables. Double the sink - need a huge workspace for prepping raw fruits and veggies. I would want a sink big enough to sit a watermelon... maybe a drainboard built in on one side of the sink. Double oven in the main kitchen.

    I'll use the space next to the laundry room to hang clothes that I feel are not dry enough. I might also use it as an ironing space.
    I would use the space at the end of the hallway next to the closet as a mini office to get some work done away from the children.
    I would definitely use that part of the basement to set up my gym and other sports activities.

    As an architect I enjoyed the tour. The kitchen prep room looks a little tiny for the house. The closets are nice with plenty space to organize clothing and shoes. I wish the living space was larger. The owners will need rugs and canvas art to decrease the sound between the rooms. I hope sound proof insulation was provided in between the walls and floor.     I don’t like how most of our American homes are made of wood. Whenever a big storm comes and there are tornado warnings, I have literal fear for my life. The next day when they show the devastation of all these homes broken like matchsticks I can only think - thank god it wasn’t me this time. We should make far sturdier homes.

      I had a client from Nigeria, and when he was first looking at new construction here, he couldn't believe how American homes were built. He said that in Nigeria, homes are made out of concrete, like the whole structure is concrete. Walls and everything. He was hoping a builder would build that here, but none do, unless you go custom in the high 6 or into the 7 figures, and even then, it's cost-prohibitive. Lumber is cheap. I feel like we build homes that are strong enough to withstand quite a bit, but of course a tornado would make quick work of a framed home.

      If we started making all concrete or brick homes then our houses priced would be even more insane than they already are. We have plenty of wood and it's a better insulator. Not to mention many parts of the country get tremors/earthquakes which would quickly ruin concrete homes.

      I would definitely renegotiate the price. That’s not a good deal knowing that you still have all that space and it’s not finished. The key word is not finished for a reason. What am I paying for at 4.7 million?
