So this Condo is 30 years old and cost $429,000. They don't tell you the cost of parking, maintenance fees, security fees and other cost. And the building might have issues from its age and being on the coast.

Everything Pattaya, shows real good for value condos- affordable to normal people, not for the rich - made many vlogs with excellent condos ranging normally from around 8/9,000 - 16,000 baht monthly, renting is the way to go

Exactly I built a $2MM portfolio in US and now that I am diversifying.. Thailand would be my last choice from an investment standpoint. I am looking at Montenegro and Tblisi. If for lifestyle it's a different story.

Chris, I just noticed one discrepancy as follows: The building was built in 1992 and now is 2021. It is 29 years old bldg instead of 19 years old as stated by the agent.
I paid $320k ($100k less) for a condo in Miami/FTL area right on the beach, same building age, same quality amenities much, much nicer beach. Not sure why they think that makes sense in Pattaya.
Agreed, and your property rights in the US will probably be much safer. My guess is these beach condos in Thailand appeal to those that can't buy in places like Florida due to their nationality or that don't want their property tracked by the US govt, or to those that want to live in Thailand instead of Florida. Personally, I'd never buy a condo in Thailand -- renting there is cheaper and financially safer.

Even if you genuinely believe Miami is about to become Atlantis any day now 🙄🙄 you've got all sorts of legal protections baked in to real estate investment in the US that you don't have in Thailand. Especially as a foreigner. You have coups constantly in Thailand, it's currently under military control, who knows what rule changes could happen there in a place that's increasingly hostile towards foreigners living there long term. Sorry but I just don't agree with you that Miami is equally risky for long term investment as Pattaya. Pattaya let's be honest here is a bit of a shithole that wouldn't even be a thing if it wasn't for like 20k hookers living there. And if they don't come back who knows. In the USA I own my condo 100%. In Thailand you can only own 49% so you can get screwed over if you put 51% ownership with somebody. Rent and live stress free.
Samui and Pattaya ! You are off the charts. 1992 = 29 years old. When the foreigner informs the bank in his home country to send the money, the bank should note FOR CONDO PURCHASE on the wire transfer. The foreigner's Thai bank would then issue to him a form TT3 = TorTor3 which is a form from the bank that the money for the condo purchase is from abroad. All money paid for a condo by a foreigner must be brought into the country for that purchase.
I live in one of those and guess what? I lease it for less an $300/mo. Modern building... That 3M I invest it in high paying projects. I pay my rent from my ROI.
For those who are NOT aware, the reason why 2nd floor is much cheaper than Higher Floor is because of the Noise. At night, you can hear all the noises from traffic and people. And you know in Thailand, some people go partying up to 3am in the morning. That is something you should consider when purchasing a lower floor apartment.
@Bapo Boy I think you misunderstood my message. I explained there is a "Reason" why its cheaper when the apartment is situated at a lower floor. Its Not only in Pattaya. Its also in Bkk. I live in Bkk right outside Thonglor BTS, so I know about the noises even though I am on the 12th floor.

But A Big Question many people forget to think about and ask is the Maintenance cost per year when own a condo ….. example , car parking , recycle bins , ground maintenance , security etc etc …… sometimes it is an extra cost … regarding the price cost of buying . Yikes! 420k? One of the biggest draws for retiring abroad is your money goes further, but 420k in most states will practically get you a mansion, let alone just a little condo. I thought the price was going to be like 100k lol.

I’ve been watching these videos for years and that might be the nicest condo I’ve seen, as far as the 10th floor being twice the price, I’d actually prefer the second floor even if they were the same price,.. I’m sure the view is incredible on the 10th floor but I absolutely hate elevators,. so it would be stairs for me . If it were for rent instead of for sale,.. it wouldn’t last a day,…. are there monthly condo fees ( HOA fees as they are called in America ) ? …. Thanks Chris !

No correction about the incorrect age of the condo quoted by the salesperson (she said 20 years old when it's actually 30). No pushback about the insane price. So how I would do it is start with these sorts of things and go from there. By the way, did you notice he had no pushback about the braindead asking price in the investment property video? Did you also notice that Chris has "gone nomadic" but is shilling for condos that his foreigner audience can buy? If he doesn't believe in buying, why is he not at least showing rental properties? Chris i think the agent wanted to whisper "we think foreigners are stupid & will pay this price for this condo" totally overpriced - covid is decreasing the value - the thai economy wil be interesting to view in 6 months time due to covid. Foreigner Joe built a brand new custom home with 50% more floor space than the condo, mountain views, walking distance to the beach, a pool, and lots of add-ons for less than half that price. The cost to build that condo is probably about $100/SF. If you are going to show condos for sale or lease, why not focus on fairly priced units?

Buyers need to understand that the paperwork & ownership title is worthless if your visa is not renewed or cancelled for any reason . Never buy immovable assets in shitty countries you DO NOT have citizenship in. That stamp in your passport tells you IF you can stay. If a local neighbour complains about you , you get stitched up & Visa is cancelled….

This is a hiso Thai building so it will be well maintained and usually prices don't go down much in such buildings as owners don't need to sell.
Except I'm informed that Thais don't like to buy into old buildings...

I’m sure the view is incredible on the 10th floor but I absolutely hate elevators,. so it would be stairs for me .

@@dougdavis8986 It's not that it's coordinated by an agency, but I agree with Jon that he's totally acting like their employee. Presenting only pros, no cons. No correction about the incorrect age of the condo quoted by the salesperson (she said 20 years old when it's actually 30). No pushback about the insane price. So how I would do it is start with these sorts of things and go from there. By the way, did you notice he had no pushback about the braindead asking price in the investment property video? Did you also notice that Chris has "gone nomadic" but is shilling for condos that his foreigner audience can buy? If he doesn't believe in buying, why is he not at least showing rental properties? In other words, I'm sure he knows this is a terrible deal but he has no shame in shilling it to us.

I answered your question and your reply is "if you don't like it, unsubscribe" without addressing any of my points besides the fact he's shown rentals in the past. What a bad attitude. Yes, he has shown rentals before. But since he has "gone nomadic", he has encouraged his followers to BUY property in Thailand. This is right after he "escaped" from Bangkok as a result of how unstable things are. If you don't have a problem with this, that's your choice. But why even ask "how would you do it (this video)" if you know you won't like the answer? It's so disingenuous.

Chris i think the agent wanted to whisper "we think foreigners are stupid & will pay this price for this condo" totally overpriced - covid is decreasing the value - the thai economy wil be interesting to view in 6 months time due to covid. This condo will have fees to pay each year too..... if someone bought this place at that price they are pouring 50% into the sea.

I have hopes to live in Thailand one day and am still in the process of buying a place (Bkk/Pattaya lockdowns and restrictions are in the way now!) - closer to 1.5 million is my budget...
Foreigner Joe built a brand new custom home with 50% more floor space than the condo, mountain views, walking distance to the beach, a pool, and lots of add-ons for less than half that price. The cost to build that condo is probably about $100/SF.
If you are going to show condos for sale or lease, why not focus on fairly priced units?

Buyers need to understand that the paperwork & ownership title is worthless if your visa is not renewed or cancelled for any reason . Never buy immovable assets in shitty countries you DO NOT have citizenship in. That stamp in your passport tells you IF you can stay.
If a local neighbour complains about you , you get stitched up & Visa is cancelled….
