    How to repair/Seal leaks around screws:
    1. Remove the screw with a screw gun - thd.co/34wjpQG
    2. Take a grinder with a wire brush and clean the area where the screw was - thd.co/3wQvHQl
    3. Use a 1 size larger screw with a neoprene washer and screw it into the existing screw hole; make it snug and don't overtighten
    4. Use a brush and dab Turbo Poly Seal over the screw and around the screw
    Metal Roofs that have exposed screws need maintenance over time. The neoprene washers will dry out and shrink over time, causing water to leak around the screw. The other problem is that corrosion will set in when water accumulates around the screw and under the washer.

    I just purchased a gallon of Turbo Poly Seal a few weeks ago. The stuff is truly amazing!
    My home has a metal flat roof on it, that while it is clearly not anywhere close to being new, it's not currently leaking anywhere, nor is it rusted in any place. However, all the screw heads have surface rust, with many of them showing signs of either backing out a bit, or their rubber gaskets being dried out, and cracking.
    So, long story longer, last fall I took one out, and brought it up to the Homeless Despot with me to match it up for new replacements. All the screws in the roof are #9, 1 1/2". And the few that I did fool with, seemed to still have the ability to make a good purchase back into the wood under the metal.
    Not having seen your channel back then (or this video, of course), I reasoned that some of the new replacement screws may NOT be able to get a good (or any!) purchase, when going back in.
    So I figured I'd use some GE Silicone Clear seal caulk into each hole, before putting the new ones in. And yes, I bought a plastic bucket of the same exact size (Buildex Teks Roofing screws 400 ct). But also, a 25 ct bag of #12 1 1/2", should a particular hole have ZERO purchase in it.
    Obviously, after seeing this video, I realized that I've f'd up.
    I should have bought a 400 ct of the #12s, and called it a day. 😐
    So, with all that being said...my question to you is, now that I have a gallon of Turbo Poly Seal, do you think I can get away with using the #9s if I use the TPS in the holes that still have good purchase into the wood?
    I can't return em, and that box of screws was $37. Or do you think I'd be wiser eating the cost of another box of the #12s?

    I hope you can give an advise. My roof has overtightened hex screws and now I think this is where the roof leak is coming from. Is it okay to put silicone sealant on the hex screws as temporary fix? What do you advise? should I replace the screws already or just untighten them? Thanks! you have great content!

    I have another question! What's the difference between your Silver paint being used in the video, and say, an "exterior oil based aluminium" paint?
    Also, I really want to paint my metal roof white, as the house is being painted gray, with white trim, and white gutters.
    Is there a particular brand of oil based paint for metal roofs that you would recommend, that is available in different colors? Thanks!

    You can use caulk, but you must clean the area first with appropriate cleaners, caulk with urethane and then top coat to prevent the caulk from cracking. We recommend a GAF metal roof coating….

    To anyone thinking about using any kind of white elastomeric or silicone coating listen to him!! I did it a few years back and after 2 years it cracked all over and ruined my whole roof. Ended up costing me over $5000. Only use aluminum coatings

      Hey Dylan You are absolutely spot on. I am about to make a video on Aluminum Asphalt paint. I think that is the best coating to protect your roof from rust. But you still have to fix the leaks. Aluminum Asphalt is not to seal the roof from leaking.

    Never use caulking but what do I use in the big gap on the top of roof? Haven’t watched entire video yet hope the answer is there!

    Thank You for another great video. How can I tell the size of the screw I take out so I can make sure I replace with a larger screw? Where is a good place to get the replacement metal roof screws? They are special screws,yes?

    Thank You for the very helpful videos, my wife & I purchased a skating rink 14 years ago to give the local kids a place to go and we are still going' the building was built in 1982.
    The roof had all 5 of the never do's done to it, it took me weeks to remove the tar & silicone, the worse leaks were where the end caps (not sure the technical term) where the metal roof ends on the sides (i am refering to the part you sanded that was rusty at 6min 21 secin the video), I found that the butle tape was dry and chalky, i replaced it with new butle tape, its been a few years & the tape is breaking down again, can I just use the turbo seal where it joins all along where the cap touches the edge of the roof or is there a better way, this roof is massive?

    have you ever used sandpaper and rust converter then coated with neptune? ... also would think you would want to be wearing harness if your going to be working on thee edge of the roof your on. cool video though

      I am very skeptical about coatings. i would recommend fix all the leaks 1st, then if the metal is in relative good shape, coat it with Aluminum Asphalt paint. This Aluminum Asphalt will protect your roof from rust and is highly reflective. Leaks can always be fixed even after the Aluminum Asphalt was applied.

    I wish I could hire you to fix my leaky roof instead. These metal roof leaks in my house have been stressful to deal with as it's hard to identify the leak. The roof looks in good condition and there are no seals so it can only be one of the screws but they all seem good so I don't know which one and I'm afraid to remove one and create more leaks.
    Can I just put this Turbo Poly Seal over a screw? and more importantly where can I buy this stuff in person. Would a Home Depot or Lowe's have it?

    I get why people want to use coatings in efforts to cool the interior but they will fail & require a lot of maintenance & cost more than if you just paid a higher cooling bill. It's insane when these roof coating companies tell there customer the roof needs pressure washing 2-3 times a year because dirt kills the heat reflecting ability. Those coatings are endless money pits & you be better just using insulation under the roof.

    Hello thanks again for your knowledge. What would you suggest to cover a flat modified bitumen roof that was installed over an old roof 10 years ago. I in spected the roof and seems to be in great shape still. Nevertheless I'd like to maintain it by applying a coat of the Karnak aluminum paint. What would you suggest. Also fiber or unfibered?

    So what are the fixes. I have a dent from a tree limb that fell on small steel roof. The dents not leaking but will hold water. Do I use filler to fix, or do I use a square piece of steel/aluminum and attach with epoxy. You told me the never what is repair process to fix it?

      By the way, if it is only a dent, there is no need to do anything. You could try to knock the dent back from underneath.

    Never use an impact on your fasteners! Use an adjustable torque screw gun.

    You say never use a coating but what about a roof that is 70% covered in surface rust wouldn't a coating prolong the life of it more than leaving it alone?

      I think coatings could be great. but it is almost impossible to have the surface so clean that it is ready to receive a Silicone or Latex coating. Then like any paint, which coatings are, are exposed to UV's that will shorten the life expectancy of the coating. I think if you want to prolong the metal roofs life, and prevent rusting, you should use Aluminum Asphalt instead. It is very seldom to see Aluminum Asphalt bubble up and peele. It is reflective and adheres almost to any surface without much prep.

    The only true way to treat rust is to treat iT with rust converter,this reacts with the rust and helps to slow down the process. Covering the rust with a sealer should really only be done once the rust has been treated.

      sure , you got a point. But the moment you prevent oxygen from reacting with metal, rust stops. no matter the condition. I have coated roofs with Aluminum Asphalt " Silver coating" and did not remove the rust prior, and it is still holding after many years

      It has been used on Torch Down Roof, Build-Up roofs and metal roofs for many years and I have not seen any cracking. The Aluminum is metal, therefor cant be affected by UV's

    Are you not a hypocrite? Good advice on some things but…You say never apply coating and then you apply a coating around the screws? 🙄 Elastomeric coatings with embedded fabric along seams and caulk around screw heads with an overall top coat does work when applied properly. 20 years plus with no more leaks!
