    Home inspection is a must imo. Even if you don't use it to bring the price down you can at least account for how much it will cost you in the long run.

      Inspections are necessary, but some buyers try to leverage it for big price reductions regardless of the true state of the home. It is a good point for an out if the buyer feels that repairs are too much for their capability when the seller does not consent to an agreement to make repairs or compensate for them.

    Thanks - Great advice and information overall. Retired Lic. Contractor for many years now. If your a seasoned contractor you should have the common sense and equipment to do your own inspection but anything you do lack in the field or anyone without the knowledge, experience and equipment, note you even can rent or trade a deal with friend in those fields. But I also suggest you leave no rock un turned when buying a house even if it's brand new! There can be sloppy work out there and city inspections that may not have been made. This goes from the pros and the the DIY's that did not do so. It's better always to be dollar wise than penny foolish. What a year unfortunately for great stress that keeps getting worse.

    Especially for the flippers / investors and anyone who rolled their eyes at you when you didn’t buy their BS as they got rich quick while fleecing hard working people and America.

    It's a buyers market only if you don't need a mortgage i.e. cash purchase.
    It's not any better if you need mortgage because you now have higher mortgage interest rates that nullify any advantage of lower price of the home in the short term.
    You can hope to refinance for a lower interest rate in future when rates drop but no one knows how many years away that will happen (if it will happen.)
    In the meantime the banks are going to benefiting from the large amount as interest in your monthly interest payment

    Housing shortage in areas here in Texas. I live in a small south Texas Town I bought my house for 55 grand and have been offered 140 for it not fully remodeled. The reason I don't sell is because most fixer uppers are going for minimum 120 grand and are smaller than my home. My new neighbor bought his house in San Antonio Tx for 78 grand in the early 90s he sold it for half a million and chose to retire at 56 years old. Bought the old small house across the street for 115 grand and is doing minor remodeling.

    Ok I'm a 40 year old with a really nice house, so it's not an eyeroll bc of age or finances... but the coffee thing is bs... it's not just coffee. If you have a low income you have to foreit almost everything to afford a home. And when you take away movie night, coffee, car, clothes... you take away the things that help make the life you are currently living bearable. I hate it when people act as if you can't save for a home makes you irresponsible, no it makes you a person who is living now, not just for the future
    It's not the same for young people as it was for me with 70k income in 2008 at 25 and a first time home buyers credit of 8k and only needing 3.5% down on a 230k 2800 sf home with a pool. None of that is realistic for the young people of today

      @@jasonb4770 yeah, that doesn't work when you're salary is 40k as a teacher or fire fighter. Or you have 2 kids and make 60k.... it's not coffee.... people with low income don't buy $7 coffee... it's taking the bus or telling your kids they can't be in band

      @@jasonb4770 i think not investing in your kids well being and your own mental health will be a bigger detriment later then taking longer to get a home. Plus even if you save 10k a year on a 40k salary (which is living like you're below the poverty line), you're 5 years from having a down payment... guess what, 5 years later, 50k isn't good enough and youre still short and denied yourself, or worse, your kids a pivotal experience.
      I think it's better to get yourself the cheapest condo you can find with an fha loan, and let that payment build equity while still living life the next 10 years in your condo.... then with equity, you'll have a great down payment for your second home.
      If i had a kids in high school, id consider it more important to rent in a good school district than buy in a bad one. It's their whole future and yours
      This is why the lack of affordable starter homes is really a problem and that problem sn't solved by saving more, it's solved by government incentivisiing builders to build affordable housing

      @@lrm52283 yes, I worked for years to be able to buy a home last year. I got burned out from working overtime and saving and my mental health took a toll. Granted I was able to buy a house eventually but I feel like I wasted good years of my life by surviving and not living lol but to each their own

      If taking the bus is gonna cost your job, buy a car and hold off a few years. Ya know. If youre not forming good family memories or you are destroying your health, it's not worth it
      I have a friend who killed his lungs via a job to get money to buy a house and retire at 60, he died at 55 from occupational exposure to chemicals. His wife and kids would give the house back to have him back and she is in a worse state financially now
      Also people need to realize wealth is built from borrowing, not saving. It's been that way for over 30 years, the greatest generation could save their way to wealth, maybe the early boomers... but inflation kills savings now.
      In my opinion, Dave ramsey is poverty mindset and is holding lots of people back from a more lucrative retirement if they borrowed

      @@jasonb4770 oh, also...i borrowed money (instead of saving) and took trips to Europe and bali and had a 40k wedding and gave to charities and also built almost as much in 6 years. A little less, but i bet my quality of life was better. I'll take the 200k less for the wonderful last 15 years of great memories.
      Inflation doesn't allow for saving your way to wealth, you need to borrow your way to wealth.... I'll take 6% on a mortgage anyday, and make 8%-12% with that cash.
      Dave ramsey's no debt is ruining people's chance at real wealth, it's sad
      Buy a house... struggle for 10 years while living in it and building equity.... or struggle for 10 years saving for it while living somewhere you hate and starting your equity building later... no brainer, buy what you can as cheap as you can through borrowing. Plan to move, think of homes as stepping stones to wealth. Don't save for your perfect forever dream home, you'll never get it
      Again the problem isn't the interest rates or your downpayment...3.5% is accepted when there's inventory. That's the problem. We need to demand the government quit trying to lower demand, and put efforts to increasing supply. That's the best use of our energies

    Question; I'm in the process of Purchasing / Building a New Home from a New Home Builder. I have not signed the Loan Contract yet ( Only the Construction Contract & Deposit ), but since watching your Video Report, I've noticed that the home that I'm considering having built has dropped in price (About $20,000.00. I've already been approved for a VA Loan. Should I confront the builder or Loan agency about a Price-Cut commensurate to the reduction in their revised pricing? ( AM I IN A STRONG BARGAINING POSITION ) Would appreciate your expert advice...Thanks!!! OH, I'M IN FLORIDA...

      @Mosheh Bole Thank you for your comment. The builder may tell you the lot you purchased is a premium lot as to what’s being sold now. I would definitely discuss the reduction with your representative. This is a major problem for builders that have a back log of already signed contracts and now offering price reductions for new sales. Not sure of how locked-in your contract you are as far as getting your deposit back if you don’t move forward. Best wishes, Todd

    Doesn’t matter the rate are way to high also price will have to be cut down a lot about 200k if you want to attract buyer at those rate or wait for the mass foreclosures

    I live in WI and sold my house last summer for more than I ever thought possible. Now I'm renting an apartment but am very eager to get into another house. The market here is softening and price cuts are starting. Our max budget is 400k. There's finally some houses we think might fit our needs but I don't want to jump too soon. Most of these 400k houses were valued around 250k-300k 3 years ago. How do you see the market in 6 months, or even in spring. Is it worthwhile financially?

    My son(34) is moving in with us.( been in Manhattan for 5 yrs) he can wfh. No rent or food money. We want him to pile up that 1st home $$! He's at 50k in savings in about 1 yr.the goal is 100+ 👍🕺👍

    Check with your state for down payment assistance programs too!! Texas has a GREAT one when ANYONE can put zero down or 3.5% I opted for the 3.5% to make my down payment lower. Also buying in areas going through revitalization often comes with affordable brand new homes. I even got an appliance package with mine 😁

    If 7$ is 20 min of your time- it will take you to save an eternity. Instead of concentrating on how to save on low end for coffee or keto snack 😃, I’d work hard on how to step up the ladder to supercharge an income. For example, truck drivers make 100k, and some owner ops make 400k. Difference is weather you drive a truck or business. GET EDUCATED and reward yourself with coffee! Great show !

    We saved and worked and scrimped for years then we had our first home trashed by a renter and forced to sell in 17' lost all the equity since...when we were ready to buy had 15k stolen. Working hard since but have not been able to catch up to the market. N9wwe are trying to catch up to intrest rates....we are in our mid 40's and need a move up home as first time buyers. So frustrating! We make too good of money to get assistance plus what you can get is more a starter home with that now....it is like we are always 6 mos behind...

    I got a contract on a spec home with a builder. I am thinking about canceling my contract. The interest rate is a point higher. It’s supposed to be complete Ed by December. I seek advice from my realtor. He kept telling me that the market will not go down. Price will go up. Supply outweigh the demands.

      Mine is going to be completed mid September. I'm on the fence on backing off or not and losing my deposit. My deposit was 1500 only, so I don't mind losing it. How much was your deposit that you guys had to put down?

      @@nvmickey01 Always weigh in your pros and cons. One of your biggest expenses is housing. If you can afford to get a house now, then do it. I’ve owned a house since 29 years ago, sold and bought as well because I live in a market with expensive housing, rents are high, i.e. Ca. So blessed that my mortgage is less than rents now. I did house hack in the beginning stages 20 years ago to offset my mortgage, I.e. roommates. Good luck.

    My question is all these inspections why it is not the seller responsible 🤔 how is it falls on the buyer

      @Gabbydon58 It’s always “buyer beware”. In Maryland, the sellers only needs to disclose latent defects. These are problems that the seller has knowledge that can’t be seen in an inspection. An example of this would be an old buried oil tank in the yard, or drywall covered foundation problems. There are also material facts from previous inspections that may need to be disclosed by seller or listing agent. Otherwise, it’s up to the buyer to inspect. Best wishes, Todd

    I paid CASH in 2014 $130k. Turn key foreclosure. Now, its worth $290k. 3 cars are paid for. One is classic and worth more every year. NO other debts.

    My rent is $3000/month for a 1 bedroom apartment in miami. Yes you can get something for a little, not mucg, less but those apartments arent safe. My occasional $7 cup of coffee is not the problem

    I once knew a girl that would complain about using too much dish soap... then she bought $40k new car. I could use an entire bottle EVERY DAY for the rest of my life and still not equal to that bad car purchase. Yes it is the small stuff, but it is really the major purchases that you really need to pay attention to.

    Hi. I signed an agent contract but I am doing all the work. I've been searching myself on Zillow and call him up. He isn't doing the work. If I gotta do it why pay the commission. On top of that it takes him alot of time to get back with me. Last time I asked him to please do a search daily and send me updates on several fronts. Can I fire him? I tried talking to him once again about it. I had other agents on the ball and sending me listing nothing from my against. Geez. I am doing it on my own.

    this is all common sense stuff !!! for entertainment purposes only pretty much sums it up !! all i know is i live in cape coral fl and the market is on fire and no signs of slowing !! u don't have a crystal ball ! and that individual that lost two hundred thousand dollars in 1 week .. (really )in the stock market needs to fire his financial advisor because obviously he is not diversified .. sorry !! not buying what your selling !!!
